Property Ratings at Lory of Tallahassee
We have been having issues with this neighborhood since we first moved in. We have over 10 maintenance requests that have not been addressed in over 6 months. We have put in requests, called, and even visited the office. They are UNCONCERNED and lazy. People first moving in will get all theirs needs met before you. Our apartment is riddled with mold and we put in a request over a month ago. PLEASE DO NOT MOVE HERE!!!!
The tour was great! Make sure you bring ID. Can’t your without it. We moved in and have enjoyed it! Love the new pool furniture too. Staff is friendly and direct. They don’t beat around the bush. Quiet and beautiful
Would never recommend to anyone. Ever since the new management as Lory of Tallahassee has taken over I cannot wish to leave soon enough. Pool is closed for weeks with no explanation/ proactive repairs. Gated community is a joke. Gates have been broken for the last year and not likely to be fixed anytime soon. Saw homeless man urinating in the community and random people come and go as they please. There is constant dog waste and trash scattered everywhere attracting bugs. My car has been broken into and my boyfriends catalytic converter from under his truck stolen as well. The third party security they provide come 2 times a night and just drive around not really accomplishing anything. When contacting management am told nothing they can do. Suggest finding somewhere else to go.
Young lady and man up front was very unprofessional and didnt want to show me the place do no recommend no customer service at all
I have lived here for 3 years, it is really a good and safe place for children and family ??
Best place to live...Staff is Friendly and Professional and if you ever need Maintenance they are there within a day :)

Black Mold & water issues. Wall Insulation infected with mold was left in wall and covered with drywall! Damaged carpet in room reeks. View Apt.first, many utility boxes ripped apart, leaving wire hanging out and unsightly. Has been this way over 8 months. Storage Units in halls missing doors. Don't be fooled by the pretty guide! I would never recommend this place to anyone.
I love living at Avenue 29. My favorite apartment since I've lived in Tallahassee. I love how the staff keeps us in the loop on things that are happening around the property. The floor plan I live in is perfect for my fiancé and I. The location is perfect especially since there's so many food options around us! I love coming home everyday. I will definitely renew my lease!

This is one of the worst places I have decided to lease at. Sure the apartments were remodeled and mostly up to date but the maintenance here is the worst. My Air conditioner broke and has been broken for over 24 hours IN AUGUST. It is close to 90 degrees INSIDE my apartment. Their "after hours Emergency" maintenance phone line is really more of a general "we'll get to it when we get to it" phone line. If you call the number the maintenence technician will show up the next day during regular business hours. If you ask for a timeline they will say "it's on the list" and wont fix it for DAYS. On top of poor maintenance speed, the power goes out A LOT. In the first 2 months of me living here my power went off at least four times. Granted, this is a city of tallahassee utility issue but it just seems like the lines are old and that its not in a great area that the city utilities maintain. Additionally, the gate is NEVER closed, which I was told when I signed that it would be, so security at this apartment is pretty much nonexistent. There are some sketchy people coming and going throughout all hours of the night and there have been a few times when we've been woken up by screaming which turned out to be domestic disturbances. There is also always a lingering smell of marijuana every time I walk downstairs or into my balcony. They will also withhold your packages that get dropped off at the leasing office. I ordered a luggage bag for a work trip and it came in on a Thursday. The front office didn't text me until Monday saying that my package was dropped off at the leasing office and that I'd have to bring my ID and pick it up. I was already on my trip and had to borrow a suitcase all because Avenue 29's front office did not call me the week before or on that weekend (keep in mind they are open on Saturday too so someone could have let me know over the weekend). So essentially I paid for rush shipping for no reason. The apartments themselves are affordable and have been refinished beautifully but with everything considered I will not be renewing my lease. STAY AWAY FROM THIS TERRIBLE MANAGEMENT TEAM.
Worst place I have ever lived. Too much to explain so I'll just leave it at that. Pretty sure the good reviews on here are also fake...
This is by far the worst apartment complex I have ever lived in, student housing or traditional living. Work orders are always marked complete but never done. I wrestled with them for 2 weeks just to get someone to come fix our wifi. My AC is currently out and has been out since Tuesday, how do you expect someone to live in a house with no AC for a whole week in the month of July! The office gives you the run around for everything, and lie about everything. Do not waste your money here, it's pretty much equlivant to jail!!
This place has terrible customer service. For anyone who needs wifi for work or just leisure know that I am a tenant and I have been without wifi for 8 days. When I asked management I just kept being told tomorrow with no time given or updates to our service. The complex is nowhere near as nice as these pictures may imply. Trust you can find cheaper accommodations with better amenities.
Aqua cove has housed me for about a year now and I'm fairly pleased with my stay. The staff is helpful; the location is great- the Northeast side of Tallahassee; and the rates are even better. I am definitely going to lease again.
Aqua Cove formally known as University Heights is now under new management ( Peaks ). This company heard the demand /complaints of the residence and wanted to improve. With the recent upgrades, the apartments look up to par. With one of the largest pools in town and a amazing den/student lounge, your bound to meet some new friends.
The management, units, & employees are far below what site makes Aqua Cove to be. They moved my friends & I into a unit which was currently occupied but was filthy. Mold, water damage, just filth. Management was unwilling to help & we had to constantly call, email, & go to the front office to get anything done. Wouldn't even recommend this place to a person I hate. Just don't even bother.
I've been a resident at Aqua Cove for a year now, and the term "home sweet home" fits perfectly with this place. The staff is so helpful and whenever there's any problem - whether it being a financial or a housing issue, they're right on it. The staff, particularly the managers, will work with you if you have any issues if you just talk with them and let them know what's going on. The property is usually quiet, with an occasional dog bark every other night, but for animal lovers it's sort of a plus. The provided shuttle to school is also a plus. The only thing I don't like is being located so far in the back, when I catch the shuttle for school. I feel it should be a designated pick-up spot in the back as well as the front for all residents that ride the shuttle; instead of just the front. The rental rates are semi-affordable and the apartments are well-kept. I plan to lease again once my lease is up. ?
