Property Ratings at Los Olivos at Irvine Spectrum
Among the myriad Irvinecompany Apartments in and around Irvine, Los Olivos is one of the nicer ones. Our initial impression - given the price point and location - was that Los Olivos would be a bit more 'premier'. that was a wrong impression. yes it is expensive, yes it looks nice when you drive in, but the apartments are very average. Average construction and average grade of appliances and average grade of finishes like flooring, cabinets, etc. Actually, the apartment we got feels very 'cheap'. At a premium price. They charge more because they can - not because they offer a superior product. We have had nothing but good response and experiences with the resident services office and maintenance. We have kept maintenance busy :) When we did our initial occupancy walk through inspection, I photographed many things that I thought were shoddy or simply missed by their own walkthrough. Just sloppy work. Anyway we have photo proof for our final departure inspection that stuff they might flag was there when we moved in. The part of the community we are in is pretty quiet. sure there's the loud talker neighbor that has to sit every friday on his deck and engage in a cell phone speaker conversation with some other loud talker like we all want to hear them talk. but I digress. We hear more outside noise from inside than inside wall to wall neighbor noise. We hear heavy handed thumps and bumps from neighbors doors and cabinets but no talking etc. Parking - open parking is hit or miss. If you have a garage and dont clutter it up, you have guaranteed parking. Overall - not worth the price point. They are profiting off the location, which is what I guess places like this do.
It's been about 2 months since I've moved in here and while it is beautiful, the RSO-staff, maintenence-crew, and any other department, where you would need to speak to a human, is completely dysfunctional and practically absent. I've called the office 17 times, left 5 voice-message, and have emailed them a bunch of times; At this point it doesn't matter whether it's carelessness, incompetence or otherwise; This is an abysmal place to call your home.
I am a new tenant, moved in at the end of June 2022. It has now been 2 months, and we already had to be relocated out of our unit. We only lived there for ONE MONTH, and there were so many things that needed repairs on. We were asked to leave our unit because our AC unit was leaking. We went without AC for 2 weeks in the dead of summer and they didn’t do anything for us. We expected calls from them for updates, but got nothing for days. It wasn’t until I got angry that they sent over a small AC unit that barely did anything. Another week goes by and they tell us we have to be relocated. The manager, Chris, offered to send us to a hotel, but we would still be responsible for paying our rent because they’re footing the hotel bill. After the lack of communication and going without AC with no updates for weeks, it was very disappointing to hear that THAT was the only thing they “offered”. We obviously declined and found temporary places to live that would give us a “rent credit”. It is now September and we still do not have a date set to move back in. We have been gone since the beginning of August. They have given us multiple move in dates, only to be pushed back week after week. I have been calling everyday this week to reach out to Chris. Every time I am told he’s on the phone or talking with someone, but they will make sure he calls back. He has never called me back EVER. It has almost been a month since our move out and this experience with Irvine Company has been nothing but disappointment and frustration. They do not ever keep their word with you, even if it’s a simple phone call. I called and asked them a week ago to put us in the hotel they originally offered, and of course Chris never got back to me. You would think with a large community they would be more organized and have clear priorities, but they don’t provide or do the bare minimum for their tenants.
My family and I had a very disheartening experience at this property. We had a major flood in our house in the middle of COVID, and were displaced from our home. We were able to find a short-term rental at Los Olivos (4 months). The experience through the lease was fine - the disappointing part was upon our move-out. With 33 days left on our lease term, my wife and I were walking by the leasing office and called to ask if we could get any necessary paperwork to complete our 30 day notice. They asked that we email to confirm our move-out, which I totally understood given COVID. The following day (32 days left), I sent an email with my wife as a cc on the email, to let them know that we were moving out on our contractual term date of the lease. I received an email back a full 24 hours later, thanking me for "confirming my move out date", and asking that we fill out a notice to vacate form. I signed the document with 31 days left on the lease and submitted. 2 days later (29 days left on our lease), we received another note again thanking us (again) for confirming our move out date, and asking that my wife also submit a signed notice to vacate form. We submitted it on the same day as that email. We received a final a month later, which I paid promptly. Then a full 30 days after that (which is now 60 days after the email exchanges), we received a bill for ONE additional day, because they indicated that they did not start the clock of our 30 days until they received the signed move-out document from my wife, even though we had confirmed multiple days prior to our 30 day period via email (per their request).I figured this was just a misunderstanding, so I called Marcela in the leasing office and inquired about the sequence of events. She told me that this was their practice, so there was no need for them to explicitly tell me that I hadn't met the requirement through the multiple calls and emails where they told me I had "confirmed my move out". Marcela told me she would inquire with her manager Kayla, at which time they both told me there was not going to be an exception made. I had plenty of time to remedy the situation prior to the 30 days if I had any understanding that I had not fully met the requirements of the lease. While it was only $130, the deceitful practice blows my mind given the size of Irvine Company, a Company that I had previously regarded as a highly reputable company with ethical practices and superior standards in their employees - Nope.

The community is extremely loud. There is constant noise either from the construction site or maintenance of pools etc! The amenities are the biggest reason why most residents live here, but they close pools for months IN SUMMER for maintenance! Why can't they do it in winter or spring?! The gym equipments are very old and they are also both closed for one overlapping week soon! Security don't do they their job either! Pools are like a zoo in summer! Everyone plays their own music loud, it's impossible to chill! Smoke free is also a joke. Ppl smoke everywhere in this community.

The complex is nice, plenty of space and pools. But, too big for there to be any actual policing of policy. Supposed to be non-smoking, but residents smoke by their cars and garages. Very loud neighbors above and around the complex. Just know if you are looking for peaceful, not here.
Not safe, you will be surrounded with prostitutes, drug dealers and the most unethical management who will not take any actions to solve issues but only lie and rip you off. Stay away from this place.
I lived in Los Olivos when they first opened for about 2 years. I bought a house in Northen California and ended up missing OC so I sold my home and came back to Irvine. When considering my options I had no doubt that I only wanted to move to Los Olivos again. The most relaxing, clean, community I have ever lived in. I have previously rented from 5-6 other Irvine Company Properties like the Park & Village across the street but nothing comes close to the amenities and overall community layout that Los Olivos provides. Do not waste your time looking anywhere else. There is a reason they have been rated the best apartment community in Orange County for over 2 years in a row.
We've lived in 4 different apartment in Irvine over the past 6 years and this is by far our favorite. We have two shih tzu's with a lot of energy and love that this place has a dog park. We don't like to cook, so the on-site market/deli, food trucks and nightly deliveries available from any restaurant at the Irvine Spectrum keep us satisfied with very little effort. We love having a garage and there is always ample parking, but parking does get a bit further from our apartment the later it gets at night. With tennis & basketball courts, multiple gyms, half dozen pools, bike paths, free yoga and cycling classes there is something to do for everyone. The best part is, we pay less for our place than the last property we lived at that was much smaller. We are apartment experts having lived in them for over a decade and this is by far one of our favorite places we have lived.

Lived here for a little over a year now and I love this complex! The apartment when I moved in was new and comes standard with washer and dryer plus garage! Typically it is only one garage per apartment which is a bit of a strain on anyone with a spouse or roommate however. Luckily parking on the side streets isn't too bad unless of course there is a concert at the Irvine Meadows Amphitheater in which case suddenly more cars seem to appear at the complex despite the guards and signs asking concert attendees not to park in the complex. If you live close to the amphitheater you can listen in on the concerts and often will see residents picnicking outside for a free show. The noise can either be considered a benefit or a nuisance depending on your taste. The apartment is modern and clean but more importantly they take care of their residents. Any time I've needed maintenance they have turned up the next day to solve the problem. The events for residents from pool side vegas night to food trucks to the bimonthly wine night events also makes living here a fun adventure. Doesn't hurt to have an amazing main pool, well equipped gym and even free bikes to rent along with a trail to the Spectrum mall. They also started a service where Spectrum mall restaurants will deliver to the your apartment for a small fee. One disappointment however, would have to be the dishwashers. The maintenance workers mentioned it was a constant complaint. Considering one wash cycle takes over an hour and yet still somehow doesn't manage to clean the dishes. The price also seems a bit steep but the events and amenities help to justify the cost some. With all that money though you think we could get better dishwashers? Just saying. Overall, I'm very happy with my choice to live here and would still choose Los Olivos if I had it all to do over again.
I recently moved to Irvine CA from the East Coast and was concerned about the cost of living in making sure I found a place in a great community. I found Los Olivos and fell in love. The staff waives and smiles at every resident, social events, mountain backdrop, minutes from the beach and Irvine Spectrum Center. Drink a glass of wine in the hot tub, watch your kids play in the pool, get beach ready at one of the awesome gyms, grab a protein shake at the market, work from home at the wifi center, then take a hike on the 10 mile trail by the complex after hosting a BBQ at one of the cabanas and outdoor firplaces. Pet friendly and people cozy. I love this place!
My 555 square foot apartment may sound small, but the open layout, ample garage space and unbeatable resort style amenities make it the perfect place to call home for two!
