All the positive “reviews” are fake and from people in leasing and management. I moved in December 2020 it’s about to be April 2021. I think I’ve been here ample time to say that this apartment is the farthest thing from luxury. Please don’t let the exterior of the building fool you. As someone coming from a true luxury apartment complex I can honestly say this is basic in comparison Firstly the apartments are poorly built. Floor boards lifting, leaks, poor paint jobs, things are always falling apart because they used what seems like cheap IKEA shelving/units The “amenities” are nothing to rave about, it’s really only a basic gym which is actually useless due to it being closed because of Covid. Oh and if someone else’s fire alarm goes off it goes off in your apartment and throughout the whole building as well and it’s quite loud, last sometimes up to 40 minutes and happens quite frequently. Working and taking classes from home has been hell here because everyday they are doing construction in the apartment above and to the East and west of me. So that’s consistent banging and drilling from about 8am to 6:30 pm everyday
Lotus 315 was a roller coaster from the start and I agree with the other 1 star reviews from my initial experience. However, I'm finally seeing some really positive changes in the management and the owner over the past several weeks that is bringing this closer to the luxury residence I signed up for. I'm happy! Things are really turning around, hope they keep the momentum going.
I'm a resident at UMDNJ and the commute is perfect for me. I just moved in a couple of weeks ago and am liking the people and building... don't know enough to give them 5 stars but looking good so far
I just moved into my apartment and I love it! I'm not easy to please and have several demands when renting but everyone was very helpful and pleasant. I'm new to the area and the staff recommended some great restaurants nearby and directed me to the local grocery stores. Thank you!!
My ceiling started leaking around October and Lotus couldn't/wouldn't fix it. It was a big leak, and I have no doubt there will be mold over time. I found a dead mouse in my apartment, my poor neighbor had a huge mouse problem in her apartment. My closet collapsed on my head and when it was "fixed" it collapsed again the same day. There is also a roach problem. The construction of the building was awful, you don't notice until you get moved in how bad it really is. The building must have settled because by the time I moved out I couldnt close the door to my bedroom. At this point most of the residents are so mad about everything that they dont respect the building anymore, so people will drop full drinks on the ground of the hallways and elevators and just walk away. They changed management companies 3 times in the 1 year that I lived here. The guy who managers operations, Jean, has all kinda of weird rules about not letting delivery drivers come up to apartments. So you'll have to come downstairs to pick up all of your UberEats/Seamless orders. That doesnt sound like a big deal but it wears on you over time. The only good thing about the building is Karim, who works at the front desk. Hes a nice guy and once I realized he was just enforcing Jean's stupid rules I felt bad for him. He was always super professional and made sure I got all my packages. The residents are upset- but noone cares. If you are thinking about moving in, stop a resident and ask them about their experience with Lotus 315. Also, dont pick any of the building on South Harrison- they might look pretty but they were all built my Blackstone 360 and likely have the same issues. The year I spent at Lotus..... all i can say is "YIKES".

This newly constructed building is poor for several reasons. Units were rushed, materials like the doors and baseboards to name a few in my unit look as if they are scrap pieces. I can see the screws through the walls (like I said, unfinished). Management has not been the best at all, multiple residents have shared that their service issues have been closed out without notice or attention. The bamboo floors lift and bubble, they only seal it, instead of properly redoing the floors (which in some units have been redone). The kitchen sinks leak, all the while there is an electrical socket in the same area.The putty like substance one would use to seal grout is EVERYWHERE in my unit ... in areas like the kitchen holding together the counters with the drawers, in the closet holding together 2 pieces of wood to create a makeshift shelf... there’s cardboard pieces behind the hinges of the doors. A neighbor of mine even had a gap in multiple areas of her floor and they just filled it with a dark putty-like substance. The balcony doors and bedroom windows leak when it rains, the balconies in the upper floors specifically appear to be crooked as you look how to tile meets the wall.... Just a mess and disappointment. Even after multiple service issues created and frequent follow ups with management, conversations are cut short, emails go unanswered. It’s ridiculous that the owner is currently building another complex up the street. Like I said, don’t waste your time here. Save yourself and go somewhere else. I wouldn’t rent from Blackstone 360 ever again - and I’ll definitely be mindful of the management company as well, because Striker Management could do. I have better.
