The Little Miami River sits to the west, while the East Loveland Nature Preserve lies to the north and east. Rent a bike from Loveland Bike Rental next to the trail head of the Little Miami Scenic Bike Trail. Cover a few miles of the bike trail as it follows the river to the north and south of your downtown apartment.
Meanwhile, the East Loveland Nature Preserve provides a nature trail for you to explore the woods along O'Bannon Creek. Listen for the many birds that call this forested area home as you relax among nature right next to the downtown corridor. Sometimes you may want a faster pace of life, which means you should drive south on Interstate 71 for 25 miles to reach downtown Cincinnati with its busy entertainment venues.

Property Ratings at Loveland Station Apartments
I have lived here for 2 1/2 years between selling one house and buying another. Although I am excited about my new home, I am a little sad about leaving this delightful place. My friends and family call it charming, and I agree. The wonderful location in Downtown Loveland is very much part of its charm. The apartment is well laid out and feels like it is new because it is in such good condition. But a big reason why this is such a great place to live is Emma (the manager) and Tim (the handyman). If something in the apartment needs attention or fixing, I send Emma an email, and Tim immediately fixes it--often within a few hours or less. They are both so caring, competent, and efficient and want to make living here a great experience, which it is!.
If you're one that loves to get home and leave in a hurry, do not move here. If you like things quiet, do not move here. It's a very nice complex. Close to food and bars. Very adult friendly. However, it's a hub for people with bikes and runners on the weekend. Which means, the roads are jam packed. The evening weekdays are too. Also, Loveland downtown area is a shortcut when traffic gets backed up on the highway. So, the roads will be extremely backed up trying to get home. Again, just spend a day or two there. You'll see. Office is friendly and the apartments are nice. It's not worth the frustration. If they raise my rent, I'll move.
Have been living here for 2 years since they started renting out apartments and the service and quality of life has come tumbling down and is at "average" level now. Units are new and decently maintained although the walls are thin and I see wearing of corners and floors already. Unit maintenance is good and the service guy is very friendly, responsible and responsive. It ends there. MY biggest issue during my stint there was the poor service of the leasing office personnel. I moved in on 15th May 2016. The service was outstanding till May 2017 and then it dropped to a zero. The (new) manager has NEVER returned a single phone call till date but has promptly called if the rent was due or any other pending charges needed attention. Clearly a one-way traffic there. Also, the general cleanliness in the building and outside has come down drastically, pet droppings not getting picked up or cleaned properly, corridor carpets having urine stains that get cleaned after a few days, lights outside the building not ON/functional for weeks together and a few more. Also, BE CAREFUL WHEN YOU SIGN THE LEASE HERE because I thought I was signing a 12 month-lease but when I checked my papers after a few months, I realized they have got me into a 13 month lease. Their theory to support the fact that it is still a 12 month lease is beyond my comprehension and all my talks with the manager and corporate office has landed me nowhere. I'm now stuck here for an additional month, purely because I'm partially guilty for not paying attention to my lease dates. Cannot wait to move out!!
Pros: - Beautiful and modern apartments inside and out - Loveland bike trail next door (however very crowded) - Seasonal farmer's market next door (although I have never went to it) - High-end apartment fixtures and W/D - Large closets - Precor fitness gym - right by office and really needs a Precor adaptive motion trainer (AMT) - Balconies - Door-to-door trash pick-up and recycle bin pick-up Sundays - Thursdays only (recycle bin provided and recycle bags replaced at no charge, not trash bags/bin) - Easy access to 275 freeway Cons: - Walls are PAPER thin. I mean the absolute worst I have ever been in, and the apartments have been designed to have bedrooms in one unit right next to the living room of the neighboring unit -- an absolute nightmare when you are trying to sleep and your neighbors want to stay up all night long until 4am partying -- absolute nightmare - There is a white film that covers all of the dishes after they have been washed in the dishwasher. Maintenance told me to get jet dry. I did and it helped somewhat but the film is obviously still there. I hope I'm not ingesting chemicals into my body using my supposedly "clean" dishes - The ice maker makes and freezes one huge chunk of ice. So getting ice cubes of virtually non-existant - The water pressure is low (even after I've had maintenance come up and turn up not only the pressure but the heat) - The Loveland Station Apartments parking lot is shared with the entire Loveland, OH city, so there are not just residents parking here. - The rent on my apartment decreased about $150 directly after moving in, and I've been stuck paying a higher rent since day one while everyone else who moved in directly after me got a lower rent price - The manager does not always return your emails or answer your questions or quickly works to resolve any issue you have, - The people who live here are not the friendliest and there are a lot of families and extended families living here in multiple units (nothing really wrong with that, but it's just weird...I've never lived anywhere where your neighbor might be the son or son-in-law to his parents or grandparents or grandchildren that live in 4-5 additional units) - If you do have any type of noise dispute, the Loveland Police will not properly check it out. They will just drive around the parking lot and then say they didn't hear anything, so don't depend on them for help.
