Property Ratings at Lucas Place Lofts
Security is a huge issue here in the last year. We’ve had squatters in one the apartments. Also storage units (12) were broken into, cars have been stolen and also packages repeatedly go missing. Maintenance was great but we now have a new management company and maintenance is a joke, taking forever to fix things. We’ve lived here for several years and can’t wait until our lease is up.
If I could give a zero I absolutely would. Not only did I lose over $1,000 in belongings, have the lives of my pets endangered, get walked in on while changing by maintenance who gave no notice, having my unit flood multiple times I was also treated consistently with disrespect and condescension. I moved in the end of March this year and already had to move out. In the only 4 months I lived there my unit flooded twice. I was so hopeful that everything would be solved finally. I immediately went in to let the new management, Madison Park Financial, know about all the flooding and damage from the first flood and even submitted all the videos and photos I had to them. Including a video of the maintenance man saying this happened all the time in the building. I followed up multiple times with the Madison Park people after, even let them know I was concerned about mold and a mold smell, and they never sent anyone or even came to look at the damage themselves. A couple months go by with no incident and I just continue to try to disinfect the areas to work out the smell. Then I come home to a completely flooded unit. All 1,000+ sqft are soaked along. But since the water came from the ceiling it also flooded the entire kitchen and counters ruining food as well, filled multiple storage bins with water, ruining their contents, destroyed my entertainment center and soaked my couch, killed several plants and so on. They blamed it on the upstairs neighbor saying she overflowed the bathtub. When they finally got someone in to assess the damage I was given 1 1/2 business days to find a new place to live because the damage was bad enough that they would have to immediately tear out the kitchen and demo the whole unit. They also told me I would be given exactly $0 reimbursements or moving assistance. Only after making a big fuss and threatening to contact housing authorities did they finally agree to reimburse my rent, deposit and pay for movers.
Living here has its perks as far as convenience and looks go, but we have had a lot of issues with our apartment itself which involved maintenance having to come and fix a lot of things. The walls are really thin so you can hear every thing your neighbor is doing including when they are intimate which is not ideal. Smells also venture their way in from your neighbors so if they are cooking something that is very strong smelling or smoking something they shouldn't be, you can definitely expect to smell whatever that might be is as it seeps into your apartment next door. If you are on the top floor and it's raining/thunder-storming be prepared to wake up at night. The rain hits the roof very hard for some reason and wakes me up almost every single time. Parking is expensive for an outdoor lot, but I guess that just comes with living downtown. The appliances are nice looking, but honestly don't work that well (one of the things we have had to have fixed). Although there have been negative things about living here, it's a nice building and the staff is great. Lindsay in the front office is extremely accommodating and on top of anything you send her way. I would say living here was nice, but I am happy to be moving on to other options.
This is a beautiful building with multiple loft layouts, none of which disappoint. I have lived in Lucas Place for 3 years and consider it my dream apartment.I am moving out soon only because I moving in with my boyfriend and we want to start new but I have loved living here. Lindsey in the front office is amazing and get's things done so fast. Work orders are completed on time and actually followed up on. The walls are a bit thin so make friends with your neighbors but other than that, no complaints. It's truly a great place to live and the lofts are gorgeous.
Lucas Place is perfectly situated in downtown KC, within walking distance of the Power & Light, River Market, and Crossroads districts. All of the apartments inside the building have been newly-renovated and look fantastic. The staff is fantastic and incredibly helpful. I love the atrium, the view, the location, and the exposed wooden beams in the 12-14' ceilings!
