Property Ratings at Lullwater at Jennings Mill
Ongoing problem with cockroaches for months, also mice running across the patios on the second floor. Badly ventilated so you can't cook in your own apartment (the ventilation fan doesn't actually draw air and there is nothing they will do about it). Humidity indoors is in the 80%s in the summer (again, bad ventilation even with AC on) with musty odors that management will ignore when you report them and tell you don't exist. Or obvious mold on the inside of the badly-sealed doorway that they will repeatedly say is "just dirt" before they finally change their tune and admit it's mold but then tell you is normal. And ignore the fact that they just admitted they'd lied about it the last 5 times. Appliances don't work well (fridge door doesnt close properly, dishwasher stays wet despite multiple calls to maintenance). Finally, a home mold test was hugely positive but management decides to ignore that (and the black spots on the carpet) and despite talking to maintenance about them who never gets back to you, they say that you didn't put in a request and need to do another one. Management (Rose) takes an adversarial approach to everything and gaslights you instead of trying to work cooperatively to make your apartment liveable. If you want to be living with cockroaches, mice and mold, go for this property. I'm finally moving out because I don't want to ever have to have another discussion with the manager, Rose, and be spoken to like I am a 5-year-old by someone half my age about things that would be obvious to a child in the first place.
Initial information & vetting: process was easy, information readily available, property is as advertised no surprises Apartment/move-in: date of move-in everything was ready to go, apartment was very nice and welcoming Staff: could be a little more personable, a new tenant should be driven or accompanied to their apartment by staff to at least find their building and parking etc. Overall: 4 Star

Nice quiet neighborhood. The complex is well kept and clean. Prompt response when maintenance is needed. I would recommend this complex for non students.
Overall great community. Always ask who is living above you before you move into a bottom floor unit! LOL Honestly just moved in after living in a house for the last 4 years. Happy with my choice so far!
Everything has been great, no complaints at all. Love the amenities and the location. Only wish we had more community events so we could get to know our neighbors
The community is so beautiful and maintained very well! The office and maintenance teams are so kind and helpful! Everything is also conveniently located in the area (shopping, restaurants, grocery stores, etc.)
The apartments in this community are beautiful. The people who live here are friendly and accepting. The maintenance staff are amazing and quick. Since Rose became the property manager, communication on what is happening in the community has gone downhill. Things in the community are breaking left and right and there isn’t communication on the progress of repairs. Any communication is reactive instead of proactive. There are glimpses of improvement in communication and Trina has really stepped up as the person who knows the residents the most. There’s starting to be community events again like taco and pizza parties. Hopefully the holiday wrapping station will return.
One of the best communities I’ve lived in during or after collage! Maintenance is great and the dog park is a happening place. Would highly recommend!
It’s been wonderful living here until recently! Lots of amenities seem to be breaking consistently (trash compactor, gym access, gates). The office staff recently seems hard to reach and abrasive. We still love our apartment but are noticing some negative changes. We’ve been waiting on a referral bonus for 2 months with no luck receiving it.
I love the neighborhood! It’s peaceful and quiet. My neighbors are so friendly and very southern love! Love thy neighbors!! I am fairly new here, but I love it.
Great place. Central for our activities. Front office tried to help us with FOBES however could not get them to work. We've had bugs in apt - huge cocktail roaches. Great maintenance depth- friendly, helpful and always responsive.

I had an amazing experience at lullwater at Jennings mill Pkwy. It's a quiet, family-friendly community with excellent amenities. Additionally, the neighborhood is well-organized, with convenient access to essential services, which adds to the overall ease and comfort of living here.

You're next to everything , the staff is better than before . Nice size bedrooms . I wish they had a playground . The pool is hard to use because the college kids are always partying and now watching football with loud music

These apartments are in a great spot, off the highway and less than 10 minutes to a lot of great shopping, also a very easy 15 minute drive to downtown Athens. The staff are always quick to respond and are very helpful. The apartments themselves are very nice as well, and there is always plenty of parking.
The environment is very good!!! I and my roommate love it so much. It is near our favorite supermarkets such as costco and publix. I would remmend lullwater Jennings mills to all my friends.

Wonderful tour with Erica who showed us the beautiful model a ND guided us through the application process. Can't wait to move in! Fabulous kitchen and lovely finishes throughout. Everything we saw was clean and wee maintained. So convenient to any restaurant or store you might need.
The place is very nice and spacious. The amenities are great as well. Super easy to get to grocery, university, and restaurants in the area.
We’ve had a mostly good experience. It’s just frustrating to have to run the A/C 24/7 just to barely have tolerable air. The power bill doubled and we’re not even living comfortably.
This is our 3rd year. We moved from a 3/2 floor to a 3/3 2nd floor unit this year. We enjoy the space but have discovered these units can not cool. We called maintenance and they checked our unit and said that all the units with 2nd floor can not cool in the summer. 82-85 is to warm and so expensive when the AC never turns off. So, beware if you are the top floor and summer time! Went from a $150 electrical bill to $450 with the AC issue.
Very nice place to live and maintenance is always quick to respond. The pool and deck is always kept clean, and the gym is small but nice. A little pricey, but great environment.
Overall great experience, I love my neighbors and I appreciate the feeling of safety that is a norm at Lullwater. One of my favorite parts is that it is 2 minutes from most necessities!

When I moved in, my apartment was still dirty. There is a lot of noise coming from the interstate and also for my neighbors. I honestly thought my experience would have been much easier and pleasant. Erica, was a blessing!!!

The apartments and amenities are amazing. The office staff is hit or miss. Sometimes they are happy to help and other times they seem as if you are putting them out by asking a question. The hidden gem of Lullwater is the maintenance workers. They are super friendly, efficient at fixing problems, and always greet you with a smile throughout the community. James, Kenny, and Scott are the best.
I have had a pleasant experience at lullwater over the past 3 years. The apartments are great and maintenance is amazing. Some of the cons I have experienced is that the second gate is almost always broken, the floors are very thin, and the gym lacks luster.
Nice respectful neighbors, staff is quick to respond to emails and the phone. I put in a maintenance request, and they responded within hours, and resolved the kitchen problem within a very reasonable time. Very happy with living in the Lullwater community.
Bug issues - True. Rent increase - True. Poor Management - True. When I first moved in, there were issues. People at the office have gotten better but I don't know how that might change (again).
Despite repeated maintenance and pest control requests over an 8 week period, my apartment receives a multitude of creepy-crawlies daily, predominantly centipedes. It is beyond disgusting to wake up each morning to a variety of dead, half-dead, and living centipedes taking over. Coming home to the same situation at night is also extra fun. Management is rude and dismissive, and rather than be pro-active in handling the issue, they "invite you to look at your buy-out clause". I had high hopes for this complex as it looked so up-to-date, and the balconies, sidewalks, and quiet atmosphere gave the impression of a place that someone could call home in the truest sense. Not the case. No one wants to live with centipedes on the regular. I don't even go on my balcony anymore.
This location has so many open rooms for a reason. They literally made the comment to my husband the other day, that many of the residents are struggling to pay their rent because it is so high. I am currently 7 months pregnant, trying to end my lease to move elsewhere, and they are trying to charge me an arm and a leg, even though I was willing to pay the remainder of my lease. This place only cares about how they can make money. My husband has called several times over the last month to try to get things arranged for move out, and everyone including management treats us like we are stupid and cannot understand the lease. Instead of working with us, they continue to talk down to us, like we are not important. Their amenities are trash. The dog area is just gravel. Their "Gated" community is always open and non-operational. Their customer service is inconsiderate and rude. I have been treated better at student apartment places, paying a third of what I am, paying here. Not to mention the fact that the place looks "nice" In pictures, but you can tell once moved in how rushed the construction was. This is not a high end apartment complex. They just took a pig, and put lipstick on it. Very poop place, I cannot wait to move out.
I currently live here, and it is the worst management of any place I have ever lived (including multiple student apartments). It’s very clear that they care more about their new construction than the property they have already constructed. Everything in our apartment was put together hastily or incorrectly. Our washer scoots itself 2 feet anytime we do laundry. The dishwasher was improperly installed and wouldn’t shut or run. There were nails/screws inside and outside. Our door can’t be locked, or else we can’t get back in because our key will get jammed. The baseboards were not actually installed, just placed, and my roommates cat got stuck for 2 days. To be fair, they did come ‘fix’ that last issue, but they once again just placed the board, so it can easily be moved and we have to keep a box in front of it. When I moved in, someone had used my bathroom and peed on the seat and floor. They also left red mud stains in my bath tub. Management called my roommate because they thought I was lying. They are unresponsive and say they’ll send someone to fix issues right away, but they haven’t. Im not even considered a tenant. My roommate had to pay the full rent, gets all the emails, and has a light and fan in her room, despite me signing the same lease and paying half the rent (by venmoing her). It looks nice at first, that’s it.
Horrible communication and false promises. They do not give all the information you need up front and scammed us out of our money. We applied for an apartment early (as they recommended) to ensure we would get the floor plan we needed and put down all the deposits we were told would hold the room for our move in date. We were told that if we needed to back out for any reason, the security deposit was refundable, so there wasn’t much risk in applying early, and they recommended it. Later we were told that the room we reserved would be ready before our move in date and that they couldn’t hold it for us anymore, and we had to choose a different room and floor plan to reserve. This was frustrating because it was not explained to us that this was a possibility when we put down our payments to reserve the room we wanted. Because it is so expensive to live there, we ended up choosing to live somewhere else because we didn’t want to be paying that much when it wasn’t exactly what we needed. When I called to get the security deposit back, THEN they told us that it is only refundable for 72 hours after it’s paid. I would not recommend working with these people at all.
