Kaylie, Liz, and Hailey are friendly and responsive to any needs or issues you may have. The location is incredibly convenient. Always within 10 minutes of anywhere in omaha. The community areas, including the pool, gym, and clubhouse, are always clean and well-maintained. Compared to other nice apartments in omaha you can’t beat the price vs those. The management team goes above and beyond to ensure that residents feel valued and supported. They host events and activities that make it easy to meet new people and feel part of the community. If you're looking for a luxurious, comfortable, and welcoming place to live, This is the perfect choice!

I have lived here for two years and the apartment it self is nice but everything else sucks. I don’t plan on resigning. You have to walk to the main building to get your mail crossing a busy roundabout. If you’re waiting for a package you have to get it from the office during hours but half the time they aren’t in there. Parking is awful so then people park illegally along the fence or where every they can find a spot. Constant staff changes in the office. Maintenance request take days to get reviewed or resolved. I moved in, in 2020 my apartment was filthy. Then my ac went out and took 3 days to fix in the dead of summer (I’m on the 3rd out of 4th floor). The pool is constantly closed due to ignorance of renters. They also don’t take complaints seriously whether it’s puke in the elevator or dog poop in the hallway. Or dogs constantly barking that I can hear due to thin walls.
I’ve lived here for over a year. There are the things like overcrowded parking, dog poop everywhere and thin walls, especially in the hallway, the package situation is a nightmare, and the pool is never open. The biggest thing that changed is management. They are terrible at communication of any kind. It will take weeks to a month for a response on time sensitive documents and leasing questions. They have no problem screwing you over and expecting you to be okay with it. It is actually exhausting to deal with them. This use to be an affordable, clean place to live. I would not recommend living here anymore, I certainly won’t be.
Lived here for over a year, great experience to start but as time has gone on there has been numerous changes to management. These changes have had a negative effect on how things get handled weather it is a maintenance issue or lease negotiations. If your looking for answers from the leasing office regarding impactful decisions you will have to wait as most issues are handled by the cooperate office. Communication between corporate and the property is poor when it comes to lease price and rules. Also they will put you on a list if you are looking to upgrade to a different unit or get garage parking but actually being on the list is questionable. Overall I would recommend living here due to the updated units, amenities, and proximity to things you would need. But if you have a serious issue with lease or maintenance be ready for inconsistency in management and things being handled in a timely manner.
lived here for a a year and 5 months our neighbors where all rude 40+ year olds. Parking is literally impossible to find after 5pm garage parking is super hard to get into. Management is never around and when you call they never call back. And when I left they tacked on ridiculous fees like 25 bucks for cleaning washer and dryer what????? Do not go here. No one picks up there dog poop. Repairs take months at a time
Enjoy how modern the units are... contemporary cabinetry, spacious, etc.; however, maintenance and property staff are subpar to say the least. We literally have fresh vomit in our elevator right now that they won't clean up until the next business day (I think this classifies as an after hours emergency and health hazard); hallway carpet does not get cleaned often enough - full of stains, one small look at the paint on the walls and smudges appear, light fixtures fall off lighting units, building garage door was inoperable for months, maintenance requests get unfilled/deleted without addressing the requests, and let's not start about alllllllllll the doggie poop everywhere. The list goes on!! For what they charge in rent, a way better job should definitely be done.
Really liked the roominess and layout of our place, but the walls were thin and you could hear neighbors, especially the ones above you. The pool was also great, that is if it was open (it happened to be closed for maintenance every holiday during the summer i lived there). Also if you have any issues, better hope you can resolve them yourself because the leasing office is absolutely no help. Needed a door unlocked one day and once I finally got them on the phone, they told me they were booked back to back with tours and to call back later. More focused on getting new residents in, rather than serving their current ones.
I’ve never had issues, everything from ABOVE the office here kinda came across in a poop fashion but every interaction I’ve had with the office has been great, everyone in my building is awesome, a community feeling kind of. The older lady above us always greets me and my lady, dude at the pool always makes a crap-ton extra and shares. It really is a solid place, a bit pricey but by my standards it’s really nice. Very much a young professional atmosphere. That being said, the walls are a bit thin, that’s my only issue ???????
Paper thin walls, dorm room style set up. Literally hear every word your neighbors say. No water pressure, no response from leasing office.
Living here for a few months now. The walls are paper thin and it feels like you’re re-living your college years in all the worse ways possible. You can stand in the hallway and here entire conversations. Noisy neighbors, partying, overall horrible complex.
The Lumberyard District fit my needs perfectly. I just wanted to say when I was looking for my dream apartment "home" and lived in several apartment complexes, the management here is 100% better than any other. I'll give them 5 STARS. From the moment I walked into the office I was greeted by a smile and leasing agents that were there to help me. I'm giving a BIG SHOT OUT to Emily, Michaela and Steven. No matter what I need help with they are there for me. I had a few minor things that needed to be fixed and they jumped on it. I looked at several different layouts and changed my mind more than once and they were patient and professional. Once I decided which layout fit my lifestyle, I couldn’t wait to move in. I read the lease, especially the section about pets as I have two dogs and I also wanted to make sure I could abide by the contract. I signed my contract as well as you did, please do your part. Which brings me to this. I've been here a little over 2 months and in January the tenants received an email stating that there is a problem with tenants with dogs not picking up their dogs' waste. Really, I know only adults can rent an apartment which leads me to why, laziness or something else. And I ask myself, " why should I be punished because of the ignorance others." Another annoyance happened a couple of weeks ago, dog waste was on 2 flights of steps, couldn’t the tenant clean it up or even call the office, no. Now this last week a dog peed on the top of the same second-floor steps, a huge spot and the same, no clean up or call to office. I am applauded. Please tenants these are new apartments, very nice ones. I think since these are our homes we should take care of them. I, personally want a clean environment. I don’t want these apartments to get a bad review because of someone's ignorance and lack of accountability. I am very comfortable in saying that because of the passion of Emily, Michaela and Steven in caring about our homes, we need to be diligent in our actions. Stop the bad reviews, stop the ignorance!
