Waking up with a positive attitude? Check. Getting ready for work? Check. Walking to your car and realizing it’s vanished into thin air? Double check! Yep, it got towed for the heinous crime of (gasp) backing into a parking spot. Clearly, I’m a hardened criminal in the eyes of parking lot management. Why did I do it, you ask? Well, the night before, I parked the 'right' way, and some gas-thief decided my tank looked like a Chinese buffet and siphoned a half of tank of gas. So, naturally, I tried to outsmart them by parking in reverse. Little did I know, the real villain was the parking rule itself. And don’t even get me started on my experience at Lumina—what a circus (Although that's an insult to a circus since their management actually cares)! The weight room’s a relic, the dog run is basically a mud pit, and garbage collection must be some kind of mythical event, because it rarely happens. But hey, at least the ants in my apartment are living their best life. One star for Lumina? Generous, if you ask me. I’m already packing my bags.
the water gets shut off monthly at this point due to bad pipes and repairs that need to be made. packages are consistently stolen off of doorsteps with zero help with security from the office. loud neighbors with domestic issues. bad place to live.

Save yourselves the headache. Poor management is present. They never resolve issues and pretend they do. They use terrible language and are rude to you. None of your issues will be resolved. I regret ever moving here! They claim to be luxurious apartments but the buildings are breaking down.
this place has gone from good to bad over the last 4 years living here. I have had my car broken into 3 times, my truck in the parking lot was hit and they drove off. People fighting in the parking lot and causing property damage, When you inform the office of these things they shrug it off and give you fake sympathy. This place is terrible! the staff are terrible, the corporate team is out for them selves RUN FROM THIS PLACE!
Over the past year this location has gone through several management teams. This newest one is the worst team I've ever dealt with, not just here but anywhere. They're the worst. They've come in and been incredibly strict but also unhelpful, things we've had up for over 18 months told we had days to take down or it would be taken down by force, no prior issues and no communication beforehand just the ultimatum. They're refused trash pickups, citing "leaking bags" but it's the items they provided our apartment when we moved in. Something literally out of our hands. Our toilet is broken, doesn't flush properly, the maintenance guy they sent tried to 'fix' the issue, by putting a squirt of soap in the back tank. Bottom line, the people who work here are bad at their jobs and have no problem hiding they dont care about the property or tenants at all. You'd be better off living, literally, anywhere else.
Management is a joke. First of all, we were give the wrong unit on move-in day and had to sit around with our loaded U-Haul and moving crew for almost two hours while they tried to get the correct unit ready for us. Not a great start and it didn’t get better. A few months ago, I called to put in a work order and waited at home all day for maintenance to show up only to find out that the work order was never submitted. I have had at least four visits from Lumina maintenance and outside contractors and the issue is still not resolved. I even had to miss work due to their unwillingness to work with my very flexible schedule. Lumina management has made it clear that they don’t actually care about the people living in their community.
This place overcharges for it being a total dump. Mold issues, crappy linoleum floors, maintenance issues, loud neighbors that management won't do anything about, stolen cars and catalytic converters, jerk kids who vandalize and steal. Pool and spa is closed far too often and gross when actually it is open. And the "year round indoor pool" is freezing and always closed too. Look elsewhere
After reading some bad reviews, I'm perplexed! My experience has been very good. My favorite amenity is the 5 night a week valet trash and recycling pickup - all you have to do is set it outside your door and at 8pm it's gone! Also every Monday without fail, yard maintainance is mowing, raking, planting flowers, or whatever the season requires. I don't have a dog, but if I did, I'd appreciate the dog park and comradery associated with it. The two maintenance issues I've had were solved satisfactorily without delay. I really appreciate the covered parking right outside my apartment, also. The secure package pickup locker system is awesome, although I have wondered why some are left on the floor; that doesn't seem too safe. The kids playgrounds and swimming pools were enjoyed by my family - before COVID!! I'M VERY HAPPY WITH LUMINA!
This will be my third year living at Lumina. The apartment itself is lovely and I've never had an issue getting maintenance problems addressed. The grounds are well-cared for and the neighbors are generally good. If you're lucky, this will be all you ever know or see during your tenancy. Here's what you will notice if you aren't so lucky: 1) you can't lease for longer than 12 months and you can expect your rent to go up 5% or more every year, 2) it's impossible to call the office and expect anyone to answer and even with texting it's not unusual to receive no response at all, and 3) don't be fooled by the "security" of having packages delivered to the office - they take zero responsibility for lost packages, they have no process for verifying packages as they come in, they never check the cameras in the oversized locker when a package goes missing, and it's not unusual for packages to be left on the floor when the lockers are full. Is it still better than a package left on your doorstep? Probably.
Management will randomly put notices on your door stating that maintenance will be doing some kind of routine upgrade and will just enter your home if you're not there. I tried to explain to management that I was not comfortable with that and would like to schedule a time for maintenance to come by. I was told there were too many apts to make appointments and that if I didn't allow it I'd be breaking my lease. There isn't enough parking for all the apts and it becomes impossible after certain hours to find a spot. You can park in the maintenance parking after hours but if the car isn't moved by the time maintenance gets there in the morning the car will be towed. Management basically took an adversarial approach to everything and was extremely rude. I wouldn't advise anyone live there. Also, the prices that they have listed are starting prices. They tack on a bunch of other fees so they're really misleading people at the start.

We take all reviews very seriously and want to step in personally and service you. I am in the leasing office now. Can you come into the office ASAP? I would like to sit down over a cup of coffee and learn more about your situation and how to make yu happy. This is very important to me and your entire maintenance team here on the property.
The price is pretty good (I moved out of NE Portland to here) and the apartments look really nice. The dishwasher doesn't clean very well and I reported this to maintenance and they told me to use a rinse aid (this does not help, I have bits of dishwasher soap that get stuck to the glasses). I live next to the playground and it is VERY LOUD. I have reported this several times to management but because the kids are only screaming until after 9PM (not after 10PM though), nothing has been done. These kids, who are quite young (the oldest appear to be 8, the youngest I've seen was about 3) are almost always unsupervised. Very rarely have I seen parents out there with the kids which means there is just trash everywhere (which I have had thrown into my patio, along with a brick that they threw in my patio). I reported the debris being thrown onto my patio and nothing was done. I have had my car broken into here, and I have seen other parts of the property destroyed due to vandalism. I have found that any maintenance issue I have reported through the online system just gets ignored, but I have talked to the front office staff and if I go bother them, then things do get fixed. Having the gym on site is really nice, but there was a while where they hadn't fixed the doors so if the front office wasn't open, the gym wasn't accessible which makes it very difficult to actually work out (this was fixed eventually). I have also heard gun shots while hanging out at home. I plan on moving to a safer area where I don't have to be as worried about crime and a quieter apartment building.

We will address any concerns when we are legally able to do so. Our community adheres to the City of Gresham's quiet hours. Our front office doors do not provide access to the gym, but there is an entrance near our pool area for all residents to enter with their fob access. Horrible apartment complex with incompetent management. I moved here because of the 100% non smoking community and am paying $200 more per month than I could be paying elsewhere. My downstairs neighbor smokes cigarettes in her apartment and the management does NOTHING about it. NOTHING. I have complained over and over and the manager eventually stopped responding to my emails. Stay away from this place!!! They sell you the 100% smoke free policy to get you to live here and then don't enforce it.

I've lived at Lumina for about a year; the amenities are top notch; you really aren't going to find an apartment complex with the amount of amenities this place has. Seems like they really tried to have something for everyone. The gym is my favorite, has all the equipment of a regular gym, including free weights and kettlebells and a TRX that I love using. The off leash dog park is pretty awesome too, my dogs love it and meeting other people with dogs has been cool. I've met some great friends here. The apartment upgrades are really nice, and everything has gone pretty well in my apartment. I've only had maintenance problems a couple of times and they've been very responsive and quick to address them. The office staff have always been friendly, I bring my dogs in pretty often with me because they all seem to love them. Oh, and I can't forget about the free lattes in the office, coming in for coffee there has been awesome, I've saved a fortune not going to Starbucks everyday! Overall, I would recommend this place, especially for the price and all that is included with it.

I have been living at Lumina Apartments for 8 years, it used to be owned by another company. Since Lumina apartments took it over they have done a stellar job. They have rehabbed the facility, are professional, and friendly, and they are also pet friendly which means a lot to me since my pets are family. This wonderful gift of free rent would mean a lot to me and would mean a lot of great things. I recently saved a horse from slaughter six months ago, and he is the first horse of Five Stars Senior Equine Project. If I was to win free rent I could at the very least save another life and help them grow into something beautiful. This not the best place to be there is no parking and the pool is always broken and the hard wood floors are fake if I work I would have moved out months ago
As this is my first apartment I am pleased with the complex. Although they are undergoing construction every day they have made so many improvements! I chose to live out in Gresham rather than downtown PDX because I knew that I would get a better quality and larger apartment for my price range. They have a small but new fitness center, indoor and outdoor pool, and they are adding grills and picnic areas in the courtyards. The maintenance team is very polite and helpful, in my experiences they have responded to requests quickly and efficiently. Sometimes the walls can be a bit too thin, the people above us sometimes sound as they are doing jump rope, and the people below seem to love to watch movies with the volume as high as possible. However, these buildings are a tad older and this could happen in any apartment complex! I would reccommend this complex.
The Lumina Apartments formerly known as the Holly Ridge Apartments were bought out and new oners and management company are remodeling all the apartments into apartment homes. Why live in a plain old apartment and suffer through old apartment amenities? These gorgeous remodels are perfect for anyone. All new amenities include remodled 24 hour fitness room, indoor (wish this was 24 hours as well, with quiet hours after 10pm for lap swimming) and outdoor pool and more!
The day after I moved in, the apartments changed from Holly Ridge to Lumina. Since the change, they have made a lot of improvements to the amenities and apartments. I love on the top floor and love the vaulted ceilings and fireplace. I don't hear my neighbors when I'm in my apartment because I only share the dining room/kitchen/laundry room wall. Overall, not a bad place to live.
