The management company does nothing to provide the basic essentials to the tenants. They make tenants wait a week for a plumber afer a brown water flood plus allow the tenents to live in the apartment with mold and a brown water flood. NO AC for the tenants.
My Apartment toilet and tub filled up with poop and has flooded my hallway multiple times, it would take maintenance hours before they would come and fix the the problem leaving a 2x2 whole in my restroom wall behind the toilet for 4 months after “fixing the toilet “and never coming to fix it after saying they would, we still have flooding issues . Our ac unit busted and they left our apartment filthy flooding our whole apartment and damaging all of our stuff . Please do not live here the people in the office do not care about the well Being of the people living in these apartments . They took no action on fixing the apartment damage caused by the flood . The women in the office are super rude and poorly trained to represent this facility.
Do not live here. We’ve had problems with the AC leaking and it has been like this for almost 4 months now. The ceiling near the AC has come off and that whole area is constantly wet with water. It is staring to become unlivable in the apartment because of how bad the leak has become. We’ve talked to management to bring maintenance and they’ve showed up twice and didn’t do anything! They say they will come back but only check it out then leave! Wow this place and management sucks.
Roaches everywhere and the management is just accepting it, they sent over an exterminator and all he did was spray around for 3 minutes and did it did nothing

New management ruined everything. The pictures that are shown are much nicer than what it really is! Everyone at the office is rude now and big heads up- you will not find parking one single day so be prepared to pay $130 when your car gets towed :)
The new ownership has took no time in making the apartment look beautiful. They are already doing a lot of work as far as repainting the apartment they're doing great work in making the whole apartment look good/great when it's complete. New construction to make a dog park, is definitely necessary for any apartment. I am currently a resident an 100% vouge for this apartment complex Under the new ownership and management team. Roach infested, lack of management accountability. Recently ran into an issue after moving in last month, I went to the office about it and they let me know that my concern wasn’t one- my safety concern was overlooked and I feel quite disrespected about it. I spoke with Kelly from the corporate office and she was just as disrespectful. I don’t know what kind of finesse game this is, stay clear away from these apartments. The neighbors are loud. The kids that roam the neighborhood are unruly. There’s an apartment complex next door that is crack infested and with us being secured by “commercial” security, I see very little being done about it. Just stay away.
Everything that needs to be fixed takes weeks and I have had roaches since the first day here they keep saying I’m on the list of them to come bomb but no one ever shows up and there’s always an excuse and no one can take responsibility I’m just forced to wait another week for another excuse either that or u pay out of pocket when the pest control fees are included in ur rent
I lived here only six months because rent was cheap we came in just bring clothes and our tv never got furniture for the apartment. But there are roaches living in the walls and in the ceiling. I cleaned and bomb the place and they die but it seems like after that more came out of the popcorn ceiling it was so gross. If you have little one don't move him here. I have been telling them about my AC not working for about two months all it does is leak badly. They came and fixed it once and i showed the guy the mold and he said it was fine nothing was wrong but yet its still leaving and there's still mold growing i took pictures and everything .
The apartments are very well handled and calm. The pool is amazing as well
I was a resident here at Dunlap Falls I just moved out because I purchased a house. I highly recommend this property I never had any problems, my work orders always got done sooner than what I expected, The office staff and maintenance are very professional and get things done. Another thing that I like is that they watch who they rent to.I felt safe when I lived there.
We've lived here for almost two years now. This place is much better than the last place we lived, but it still needs some work: Pros: 1) Recently renovated, updated look 2) 24 hr emergency maintenance (so helpful when our fridge went out) 3) Pretty good customer service from office staff Cons: 1) Hot water goes out fairly often (this is the worse part of living here. They at least finally started letting people know before turning off the water) 2) Memos in broken English (lots of missing words and broken sentences in the notices you get) 3) Bugs (have had pest control come out three times and we still have bugs) 4) Communication with office (not clear on what phone to call for non-emergency issues, no website with general info, office voicemail is always full, etc.) Overall not a bad place to live, but it could be so much better!!!
Sure rent is cheap but you're also going to paying for roaches, scorpions in the Summer, crappy maintenance staff, unkempt grounds and a bad experience overall. Don't do it.
Very quite at night. There are lots families with kids and the kids have a brand new playground to play on. Maintence is kept up. Great staff as well.
I MOVED INTO DUNLAP FALLS RECENTLY. EVERYTHING WENT SMOOTHLY WHILE MOVING IN. THE OFFICE STAFF WAS VERY HELPFUL SHOWING ME AROUND AND MAKING ME ALREADY FEEL AT HOME. IT WORKED OUT PERFECTLY BECAUSE MY KIDS SCHOOL IS RIGHT BEHIND THE COMMUNITY. IT EVEN HAS A GATE WHERE THEY CAN WALK DIRECTLY INTO THE COMMUNITY! ITS NEAR FRYS, WALMART AND SHOPPING CENTERS. I WAS NERVOUS ABOUT MOVING IN AT FIRST BUT I AM GLAD I FOUND DUNLAP FALLS AS MY NEW HOME FOR ME AND MY FAMILY. I WOULD DEFIANTLY RECOMMEND IT TO MY FRIENDS AND FAMILY.
I've been living at this complex for 11 months and when I first moved in it wasn't that bad. The maintenance orders I placed were getting fixed at a timely manner, there were no bugs and the complex seemed safe. About 7 months in, my car was broken into and keyed, the maintenance crew has been sitting on at least three work orders that I continuously place every few weeks (bathroom sink won't drain, floorboard is coming up, garbage disposal stopped working), the water is shut off a few times a month and every few months you see cockroaches and just recently scorpions. I know everyone's experience here will be different but figured you'd should know these facts before renting! Good luck :)
We rented in the facility. We had 2 other friends do likewise because they were remodeling. This place is no good. It is full of scorpions and mold. One of our friends daughters were bit by a scorpion. We informed the management and they did nothing about it. They sprayed one time and that is it. They are suing the place and opening up an investigation on this place for the bad management. This place is dangerous especially if you have children, pets, or are prone to scorpion bites. They are looking to see how many emergency visits were done due to this place and their pest problem. Caution.
How can i expand, to 50 characters,the white hot soul crushing regret i feel every time i pull into the parking lot? The remodel...sub-shoddy at best. Toilet. Management...less than incompetent. Toilet. The area...drug and degenerate infested. Toilet. I had to give it the star...ah!
I get a letter every month saying I have a past due balance or haven't paid rent at all! I go in there everytime and they make me wait while they sort through my immaculate payment history and then apologize and send me on my way...until next month when this whole thing starts again. I'm sick of it! Do they even communicate? It's stressful to think that even though you pay rent on time and in full that you could get evicted by mere incompetence. It's bad enough you live with roaches, horrible maintence patch jobs and having your water shut off every other day. Now this!
If you are thinking of getting a place here do not it is roach infested I almost stung by a baby scorpion in my bath room the apt is broke down
The last few years have been bordering on being slummy. New owners and management are determined on getting it upgraded, regular security , and problem tenants out.
I've been here for about 6 months, with my two children. In that time, The water had been shut off the times without notice for emergencies. Usually it has been restored within a day. There are a large number of children in the complex, which I thought would be good for my own kids, but instead I've found that the majority of the kids are lid, disrespectful (and I don't mean that in a crotchety old person sense, these kids actually climb on top of the cars parked along the buildings and when you mention that it's not a wise idea, they will stare at you and say 'So what?' challengingly), and destructive to the entire property. Most are left to wander around unattended,by which I mean they are in the pool unsupervised, usually in large groups of five or six, sometimes with small children as young as 3 or 4 with them and no adults. The crime here is unbelievable. Between police raids on apartments at 2am and arrests for everything from domestic violence to breaking and entering with a lethal weapon, there are police cruisers practically circling the complex. Graffiti and bRoken windows, trashed public areas of the complex including the hot tub which has never functioned nor been clean since we moved in. The maintenance staff is very nice, but nothing they fix stays fixed for long. Sinn was clogged, they fixed it, immediate clog again. Towel bar came loose, they reattached it, it came completely out of the wall two weeks later. My front door is sticking closed due to sagging wood and swelling in the summer heat, so far they have hammered the hinges back together but it still isn't fixed and i put another work order in about a week ago. It does take them some time to respond to maintenance work orders, but honestly with the state of the complex I'mnot surprised they're busy. The staff is all extremely friendly and very nice, I've never had a single problem with them. The rent is more than reasonable, considering it includes all utilities too. All in all, this place is alright to live in short term, but it's probably advisable to leave after your first lease is up because of the problems. The complex was just bought by a new management company, so it's possible things will change soon. I hope so.
