DO NOT MOVE HERE. The office staff here is horrible. I have been waiting a month since I moved in and still have not received my mail keys after being promised multiple times that maintenance will bring them. They do not answer the phone and you can not leave a message. They also lied to me when I moved in telling me "everything has been checked in my apartment" only for me to find there was no AC while I was moving in Texas heat. Apart from the office, the apartments are just ok. They obviously don't do a good job with pest control and the dumpster is always overflowing with trash on the ground. You can get much better for the same price somewhere else.
Luxe was my home for almost 7 years, it is a quiet neighborhood, and even when management changed they always kept well maintained, safe, and I’ll miss living here.
The administration changed and insecurity increased. We have been living here for three and a half years. It has always been a nice place to live BUT the management changed this year and the insecurity increased. At dawn today, (7/5/21), criminals stole the tires of my car and those of a neighbor as well. The administration has not been held responsible yet. They have not responded to any of my messages and do not suggest solutions. They probably say that now we must sleep in our cars to prevent more theft. IT IS UNACCEPTABLE!

Love living at Luxe. The amenities are phenomenal and the staff is great. Maintenance is really great. No matter the size of the maintenance request, they take really great care of us. The events at this property are really great too, getting to know my neighbors is a great sense of community.

When first moving here, we were told property enhancements would be done but have not. I have complained about noise from the first month of a 12 month lease. This is probably due to the fact that someone had a bright idea to put hardwood floors on upper levels instead of carpet to dampen noise. Never the less after speaking with management who i will admit did reach out to the neighbors for resolution but nothing was resolved. Neighbors continued to be extremely loud. Management was informed again who stated to reach out to security on site but there is no onsite security. No number to call security for assistance. Also we purchased a new car which was towed due to no parking permit. Was unable to get a permit due to the office was closed. After explaining to the manager the situation, was told this is policy, residents know to have a permit. (but how can you get one if the office is closed!!! no leniency.)Was told to park in visitor parking but visitor parking is never available, lot is always full. Lastly a staff member provided a signed move out addendum with final charges due to lease ending; but we find out that she figured the totals incorrectly after we have paid the charges, so now we owe additional funds due to the staffs incompetence. Only response given was I'm sorry. Luxe gets 1 star but should receive no stars due to poor management, lack of sensitivity, and high cost considering the drama you have to deal with.
Academy employees beware...this apartment gives a discount but will pick someone else before Academy employees to get a bigger commission. My credit score was checked and I never received an updated status of my application even though I sent five emails and several calls. I finally got in touch with someone at the office and was told I would get a call the next day...four days later...NOTHING..

I’ve been living at Luxe at Katy Apartments for roughly 7 months, and it has been the worst experience. The office staff is extremely disrespectful and almost never answers the phone. I’ve had issues with the complex since the very first day I moved in. In my 7 month experience with this property; there have been several instances of the staff creating issues, ignoring my calls to resolve the issues, and then trying to pin the problems on me. They charged me double rent one month because of an issue that they created and never took care of. I’ve also had a vehicle towed TWICE because of the staff’s miscommunication on parking, and the lack of visitor parking spaces available. There are about 20 “visitor parking” spaces for the entire complex; they are all the way at the back of the property and always occupied, but if guests park elsewhere they will be towed within 15 minutes. I would never recommend this property to anyone, it is very poorly ran and the staff is extremely immature and disrespectful about serious issues. I’m stepping into my 7th month of a 12 month lease and I’ve been regretting it ever since the day I signed the contract. Do not consider this property, and don’t accept the excuse of the issues being from “previous ownership.” I tried to take a chance on this property, despite the several negative reviews, and I completely regret it.
Since the new management team took over, we have had nothing but problems with this place. The management team is rude and unprofessional. They are lacking on general upkeep that we never had issues with before. Now they are coming up with ridiculous policies regarding trash pickup. I’m literally counting down the months until my lease is up- do yourself a favor and look elsewhere.
I lived at the Lux at Katy Apartments for 2 years. I usually don't leave comments or bad reviews but I have to warned someone before renting at the Lux Apartments. My car was towed twice since I lived here. The first time I was at my assigned parking spot but I got a new car over the weekend and I didn't have time to go into the front office to get a parking sticker. Sunday morning I was going to church I couldn't find my car. I called the police they were able to locate my car at the impound. It cost me about $200 to get my car out. I talked to the office manager about it and she told me she couldn't do nothing about it because it was a 3rd party. The next time my car was tow I was park in front of my apartment building for 20 minutes and when I came outside to move my car it was towed again. Today, I walked in my apartment and noticed someone entered my apartment without my permission but they left a maintenance request notice on my kitchen counter but I didn't put a request in to have my dryer fix. Nothing is wrong with my dryer. I went to the front office and told them about it and they apologized about it. She said it was a mistake she put the wrong apartment number down but that's not the point. Someone was in my apartment without my permission and I never received an email about the maintenance request order. Please DO NOT rent here!!! You will regret it.
This is a nightmare, terrible maintenance inside and outside, management terrible so bad, office staff are a liers, they never show us the apartment before moving, just a model apartment that looks good. My first day was the beginning of the nightmare, when we opened the doors at the aparment the firs thing really bad smell on the aparment like urine from cats and dogs, apartment dirty never cleaned, never painted, bathroom never cleaned, toilet not flushing and dirty, carpet on the bedroom so dirty and nasty smelling, oven stove and microwave never cleaned, kitchen granite counter broken, i get in shock. After many requests for more then a week the replace the carpet because i wasn't able to sleep on the bedroom, i let them know about deadly allergies fro cats and dogs, the carpet was smelling like dogs urine. After that for almost 2 months i sends to many emails asking when they going to fixed everything, but only after 2 months the manager call me and visits the apartment, she says that the granite counter is usable like that and we have to accept it the way it's, the can oaint the apartment but we have to move the furniture and sign a waive that they will not be responsible for any damage on our furniture, but they are responsible because they give us the apartment in a horrible condition, also they offer us a $200 gift card for us to move out with not penalties, but this is such disrespectful, we waisted more money than that moving to the worse place in katy. I really advise everyone not to move here. The outside areas are nasty, never mulched, dirty and dogs poop everywhere, the pools are not the greatest in katy, trash collection is so bad they never pick up the trash on time, and we had to do the remington katy jod calling to the company to pick up the trash. There's many good places around here to live, please don't make our mistake, if you want to be free of problems and bad experiences don't move here.

I wish I could give zero stars but one is the minimum. Run, run, run... do NOT move here. Where should I begin... this complex has gone downhill and the recent management change has done nothing but make it worse. The office staff is extremely unprofessional and rude. The pool and cabana area could be a great area to enjoy with family and friends but unfortunately that is not the case (see photos). The chemical levels are often off to the point the health department has shut the pool down twice. They close Monday both pools and grill for "cleaning and maintenance" yet I never saw any work being done on a Monday or any day for that matter. The pool is green, bathrooms atrocious, grill barely has gas and is filthy. The residents moving in recently have taken over the pool area with loud and offensive music for families, particularly children. There are glass bottles everywhere, trash left all over and huge parties of non residents that carry on loud noise throughout the night, often after the pool hours "close". SWAT team has been there and police on multiple occasions, it does not feel like a safe place to live. The landscaping near the front is well maintained but take a walk around the community and you will be shocked at the burnt grass, missing woodchips, piles of dog poop, dead plants not to mention the condition of resident hallways stained by trash leaking. Good luck if you try to ask for a maintenance repair, the general reaction of the rude office manager, Brooke, is to argue rather than fix the problem. Do yourself a favor and take a close look around if you are even considering this a place to call home.

I did a walk through the apartment that were supposed to be moving into and the carpets had burn marks stains paint all over the carpet walls were not even painted over the light switches were dirty and sticky the kitchen had roaches and when I asked to speak to the manager about possibly replacing the carpets she just pretty much said no I said even with the burn marks on the carpet she just pretty much shut me down and said no. The management here is already a big no-no if you care about your kids and your own health you would not be moving in here
Moving here I was impressed at first, the units are nice on the surface and Angela at the front office was so kind and helpful. This has turned out to be the worst experience EVER. First off, the first week in my new apartment, there were bugs everywhere. Spiders, & Roaches!!! Disgusting. I called the front office and I didn't get anyone to come by Until a week later. The front office is horrible, unpleasant, rude and doesn't care at all. Very unprofessional service. Would never answer or reply to ANY of my several emails requesting a service or asking them a question. The apartments are so poorly built, You can hear the conversation of your next door neighbor and anyone walking above you. And the ceilings look like they have a foundation problem. The premesis always has trash everywhere, never any parking and not a good community of people. You will regret ever moving here. Don't do it, I'm warning you.
The people here are very nice and welcoming! All new appliances with walkin closets also with lots of space in each room,two beautiful pools with an outside grill that is very warming!! Not only that but the apartments are located in the perfect spot!! Close to shopping malls and many places to eat out!! I will be here for almost a year now and I Love it!! I moved in last June and have loved my apartment since! Anytime I need anything the people at the office are attentive and professional. Maintenance is amazing- they come promptly anytime I need service, but the apartment is in great shape so it's usually just little things like a light bulb that needs changing or I jammed the garbage disposal. Events so far have been good; they had a food truck come a few times, a pet groomer, ice cream sundaes at the pool, etc. The pool area is huge and there are actually 2 pools there, one on each side of a large cabana with clean bathrooms, a fridge, sink, and 2 grills. Sometime the residents don't treat this area with as much respect as I do, so it gets a little dirty but maintenance even comes Sunday mornings to tidy up. The pet park is always fun and the other residents seem to be pretty understanding that we all share the space (which is a decent size with shade and seating.) We have a storage room which is a great size, and a 1 car garage- both we enjoy. I am very comfortable here overall!
This place has eveything you could want. It's a beautiful place and the staff here are amazing people and so helpful. This place has wood floors, a alarm system, washer and dryer, new appliances, beautiful granite counter tops, a beautiful beach like pool, dog park, cover parking and garages not attached, trash pick up and romote control for the gate. This place is also located closely to hw 99 and located close to lots of wonderful food places and stores. Also if you love moves and the mall there is a move place right down the road from this place and katy mills mall is very close.
Too small but nice, alarm system and fire sprinkler. Granite counters nice, stainless steel appliances. Maintenance quick to repair. Staff very nice and helpful
