Property Ratings at Luxe on Madison
Moved in a month ago, so far so good! Love the vibes
With the high rent prices that Luxe charges, you can find better apartment options elsewhere in West Loop. Building management has been consistently poor, and maintenance of the property has declined over the course of the year. I have serious concerns about security because key fob devices have been non-functional periodically, sometimes for several weeks at a time.
Two months into living at Luxe, and after much reflection on how I feel, I must say that I am disappointed in Luxe's services. Let me provide some examples. I was assigned a parking space that was already assigned to someone else, and the error was not noticed for weeks. If you receive a next-day package on Friday afternoon, you may not be able to retrieve it from the mail room until it is processed by office staff on Monday (or even Tuesday if staff are busy); if you really need that package, plan ahead. On-call maintenance over the weekend may ignore a work order, even when it is a pressing situation. The dog run is large BUT needs maintenance; the turf is sinking, seams are showing, and nails are increasingly visible (one dog has already been injured). There are, inarguably, problems at Luxe, backed up by countless stories I have heard from tenants. Services just don't seem to align with the high amount of rent charged for apartments, especially considering that the building does not have that many amenities compared to other buildings in the area. Before you choose to live here, do your research on other properties in West Loop, and be certain to avoid any Greystar-owned properties. Greystar sends out surveys to tenants, yet issues that I hear from other tenants and experience myself are seldom, if ever, addressed. And once you move in, communication with management and staff will become extremely difficult. They will court you to sign a lease, and then the relationship changes. You will hear the excuse that they are busy. This means you may have to email, call, and attempt to drop by the office (if it is open) multiple times to get a response.
I've only lived here for 3 weeks. I love the building, it is well maintained, seems like the maintenance staff is great and works hard. The location is awesome and the dog run is a big plus. The downside would be that getting packages is difficult on the weekends when no one is here, and the building does not help residents if they are locked out of their units. I've lived in several high rises and never once has this not been provided, even though there is usually a fee. This put a bad taste in my mouth, but I am optimistic that management will resolve it.
Although a great location, the building is not kept clean and suspicious activities have been noted. Recommend you look elsewhere.
The Luxe on Madison is well maintained, has a very professional staff. The staff are also very kind and helpful in all matters. My neighbors seem very kind and considerate. I could not be happier living here. Also, location, location, location!

Luxe on Madison is in an ideal location in the West Loop. Minutes away from Target, exercise studios, shops and restaurants. I've had a few maintenance issues since moving in, but the management team and maintenance staff have been on top of everything, working to quickly fix the issues. Would recommend living here!
Located in hot West Loop, these reasonably priced apartments are a steal. Huge windows with skyline views, great amenities, and excellent service from management. Pet friendly too! Only con is expensive parking.
