I have lived here for 2 years now. Previously I would say that Luxor was awful, but with new management themat actually cares about it's tenants, it has improved tremendously. Happy to live here amongst great people. Keep up the great work
There are over 220 apartments at Luxor Gardens and a maintenance staff of two. During 2023, four roofs caved in. During the spring and summer months, the lawns were mowed a total of seven times, sometimes attracting the attention of township codes Enforcement. Residents who want sidewalks shoveled after a snowstorm should be prepared to do it themselves. The windows have never been weatherized or caulked, and outside wind gusts can be felt inside, while heating costs skyrocket. Animals have gained entrance to apartments through HVAC ducts. Luxor Gardens is a mess.
When I moved into the neighborhood during the summer of 2015, Luxor Gardens was a fairly well-maintained middle-class neighborhood. But in the past year or so, a combination of ineffectual management and absentee Lakewood, New Jersey ownership has reduced the neighborhood to a blighted property. During the early days of my residency I frequently forgot to lock and latch my door, and often fell asleep with my windows open. No more--I’ve actually added extra security devices to my apartment, at my own expense. I avoid carrying my trash out at night. I won’t invite relatives to visit because of safety concerns. The Luxor promise of a “safe, quiet, and clean” environment is a farce. All three qualities are violated every day as a matter of routine. The latest OD occurred at Luxor last week. The township police rarely patrol, although a maintenance worker told me there are more drugs and guns on the property than on the streets of Johnstown. While every other comparable apartment complex within 60 miles is operating at 100% capacity, Luxor operates at significantly less. Overgrown weeds abound, and vacant apartments with blinds akimbo punctuate the brick structures. Many of the buildings have the empty-eyed appearance of abandoned properties. But somehow more objectionable than the safety violations or the blighted appearance is the arrogance of the apartment complex’ management, which seems to seek to punish those tenants who want to live quietly and with a measure of dignity. Residents paying premium rates are subjected to the disgrace of poverty. Despite the safety concerns and physical appearance of the property, rental rates were raised by some 27% during the summer of 2022, an increase that occurred simultaneously with a complete breakdown of property maintenance. For a full seven weeks, from June until August of 2022, the lawns were neglected. Grass and weeds in yards around the property grew to heights in some cases exceeding two feet. The neglect of lawn maintenance continued until repeated calls to the Township Codes Enforcement office resulted in a threat of sanctions against the ownership--only then was the complaint addressed. Still, other maintenance requests are routinely ignored. For those who don’t mind hearing their neighbors’ conversations through wafer-thin walls, for those who seek to pay premium prices to live in the chaos and insecurity of a blighted property, Luxor might be the place for you. Others beware.
It is one floor with furnished blinds and beautiful carpeting. Very quiet and peaceful. Very clean. Secluded. The office management is wonderful!!! I just love Crystal, Josh and Katie!!! They treat you like family!!! If you have an issue it is taken care of immediately!! The maintenance staff are very friendly and respectful!!! I just love it here!!!????
We where here for work and the apartments are great, the area is safe and the staff is amazing.if we are in the area we will rent from them again if they have an apartment available.
I've been living here for about 4 years and it is a really good place to live. I'm 17 and can't move out yet this is one place I've thought applying for. Now there are some things like people being a little nosey, people being loud, etc. But it really depends which area you live in and what your neighbors are like, the park and courts are enjoyable. My friends are all nice and I get along with the other kids as well. This place is more positive than negative, and if you have a problem then fix it. I am going to add this though, make sure you have check everything and that it's to your requirements. Other than that these apartments are what you make it.
I have read the reviews and will disagree with the negative comments, most people that do what is wrong and when confronted by an office member or maintenance usually rebel by lashing out on line, the good ole social media sites. I have lived on this property for over 8 years, I have seen a lot of changes! The New manager and office staff as well as the New company that just took over 6 months ago are wonderful. In my 8 years I have enjoyed watching all the positive changes that have taken place since the new company took over. Making changes has made a big difference in a short amount of time. I love my apartment that I share with my wife and 2 children. Great place to live very peaceful!
Me and my hubby had moved in there as our first apartment. We were so excited. I have had places clean the place nice when we moved in we found old food,drugs a dealer would have,carpets were sticky. It didnt look like they fixed things the other renters left. We even found a letter she wrote to her bf. We had to write a list of issues we found gave me a day, sadly it took me a week to clean it to where it should have been. I found more but it was to late. The office is nice only when you sign the lease than they change. The fire extinguisher was empty. We got ants asap I called and was told it wasnt their problem,bad been there a week. The maintenance people dont come till you call again and again. We got locked out 3 times and once locked in the door had issues. Our neighbors were nosey. They looked when we left and when we had friends over. We kept to ourselves. We had issues and they always said they'd take us to court. People watch you outside just walking. The neighbors would yell and have partys and smoked weed. I wish I looked at the place first but our other options went so we got stuck. I am glad to be gone. A year didnt go fast enough. I wouldn't want someone to go though what I did.
We lived here years ago, when the place was under a different ownership/management. Now so much has been updated and modernized. Rehabbed apartments with some utilities included in what is already a reasonable rent. Great deal in the Cambria county area. We are very happy we found our way back and rediscovered the new Luxor Gardens. It’s been a great find.
This complex is made up of older buildings (built in 1951), so they lack some of the amenities you might expect in a more modern building (such as air conditioning and a kitchen open to the living area) and they show their age. The apartments themselves are small, but adequate. Our unit was freshly painted and reasonably clean when we moved in. The landscaping is maintained well. It's as quiet as you'd expect from an apartment complex-- sometimes you hear things, but there's little street noise and people are not overly noisy in or around our building. Maintenance was reasonably quick and very friendly when we called about a problem with our sink. The office is responsive and relatively friendly for as busy as they are. The complex is not really located within walking distance of anything. It might be possible to walk to some limited shopping in Geistown (less than 3 miles one way-- walkable for an avid walker), but the roads you have to walk on aren't pedestrian friendly. There are, however, sidewalks within the complex, if you just want to walk for exercise, and the wooded setting is the trade-off for the lack of walkability. The rent here is affordable, but do note that no utilities are included at all. Unlike most apartments in Johnstown, there is a shorter (6 month) lease period, if you don't need to stay for a year. We're only in Johnstown for as long as we need to be, so that was important to us.
