Caution ?? DO NOT RENT HERE. (Especially if you work from home) They forced you to have internet with single digits a(Trash internet provider) they add $75 to your rent when the internet never work how it should, it always disconnect to the point it is impossible to work. I was paying only $45 before they forced us to switch over. My internet worked perfectly fine. Now I’m paying $75 and it DO NOT WORK. I’ve missed so many days of work because of the internet issues and they refused to do anything about it, but still expect you to pay them your rent even though you’re not able to work. They say they’re a Luxury apartment, believe me, it’s far from Luxury. I’ve only been here 6 months and it’s been a disaster from day 1 the hot water wasn’t working the air condition didn’t work for an entire night and they have roaches. (The small nasty ones) These apartments are not Luxury more like Low down Lyndon. They don’t care about their tenants, they only care about making money for themselves by adding unnecessary amenities and renovations and raising the rent, so the tenants pay for it all. I would give them a zero if it was possible. RENT AT YOUR OWN RISK!!! & those 4.8 stars is definitely a lie. LEASING OFFICE: Don’t come on this post acting as if y’all care, because y’all don’t.

We may need to get your home on the schedule with the installer to fix this. In addition, we can schedule a visit with our pest control services. I have been a tenant for 4 years now, and, aside from the annual fire ants, I love it here! It’s peaceful, quiet, beautiful… I love my massive dinning and living area windows! I have a walk-in laundry room, so much storage, and two patios!! When a maintenance request is needed, they’re pretty quick to reply. I’ve even had instances where they’ve shown up on the same day I submitted my request! As if that weren’t enough, the elementry and middle schools are amazing (in my opinion). It’s time to renew my lease again, and I’m definitely signing for another year! My only issue is, do I stay in my one bedroom, or do I get a 2/2?

When I first arrived to move in with all of my items, there was no parking, and people were parked in handicapped and in the parking spot in front of the walkway. I notified the front office person and he came to look at it but said he could not do anything. A day or so after, I had a few more items to move. There was no parking again so we had to walk through the grass. One of my boxes dragged dog poop into my apartment. I went to locate the spot but I found more than 5 places that had dog poop in the yard. I even witnessed someone not picking up after their dog. The appliances are super old, there is no parking at all, and it seems they put certain people in certain areas. If you drive around to the other side, there is plenty parking everywhere. Make sure to check before buying, because I thought I did. Everything else is fine and the front office ladies are wonderful it is just I may have to move come next year or switch apartments towards the back.

Worst place to rent. They don't answer the calls or do they call back. I had been to the office 4 times and they would ask you to come in on specific day but not show you the apartment saying it is not ready but online it will show ready to move in. If they treat you this way when you are a new customer, how would the treatment be after you move in.

I am aware that the prices of these apartments are hard to beat. And you'll read all of these reviews thinking: "all the bad ones might just be a couple instances of bad experiences." I thought that too when I moved in. But that just isn't the case here. The parking spaces are so small, that when people park next to you they don't care that they ding your car. I started taking pictures of people's license plates so I could go see who was damaging my car when I'd come home late from work. Maybe pay for covered parking that no one uses since its overpriced and some places around here don't charge for covered parking. But when people park in these small spaces, they park like total pricks. I know you're trying to keep people from parking next to you, but then you have to park far as hell and walk since there are no spaces. I know it's first come first serve parking in this sardine can of a parking lot. They even put in speed bumps which doesn't stop people from speeding and I've almost been hit on foot twice. When they gave me my apartment key, the maintenance guys didn't have one so they asked for my key back but not before me having to make a copy of my key spending my own money so the maintenance people could have mine. Every time I had to use my garbage disposal it was broken, the maintenance guy said it was sticking. It happened so many times that I lost count. At one point, I had mold in my apartment and had to call several times to ask when the maintenance guys were coming, it seemed they fixed it but upon closer inspection, it appeared they just spray painted my vents. I had to use bleach and vigorously clean the mold myself. Most of the time I couldn't use the portal, but I preferred paying in person so I know that they maybe know that I paid. One of the times I paid rent, they left a note on my door saying I hadn't because they'd misplaced my payment. So keep your receipt if you decide to do that because it was my saving grace this time and they would've made me pay rent twice. Even if you pay your balance out in full at the end of your lease, they find a way to fine you with a credit agency even though you double check with the front office that you’re good then you end up owing with all your charges $307.98 despite all the checking and rechecking to make sure you’re good and also paying for all your apartment damage. The apartment complex doesn’t contact you, they pass you over to a collection agency even if you don’t owe any money.

I love this place and it’s my first time living here but within the 7 months I’ve been here we’ve had residents cars broken into and now they broke into the office...wanted to renew my lease and get a bigger apt but now I’m kind of worried.

I moved in about a month ago and can't wait until my lease is up, totally not worth it. These people nickle and dime you to death plus crazy neighbors yell and scream in middle of night. Two days ago, I saw a man with no shirt on with his pants half way down to his knees walking around the parking lot. Parking is a joke if you come home late so be sure to pay extra for assigned parking space. The manager is stuck up and don't even say hi to me when I signed up, seems to me like she thinks she's better than everyone else. I have had drunks attempted to come inside my apartment thinkning its their apartment. No choice on cable, you even have to pay extra 2$ to pay your rent online and there's no other ways to pay. The main concern here is they advertise cheap rent and then take you to the cleaner once you get in. Safety is another concern here, I don't believe they have any courtesy officer on site like other complex. I can't wait until my lease is up and get out.
I have lived in this apartment for about 6 months. They have insufficient parking lot. No choice for cable company. Specially, security is too bad. I was stolen my car tires. One thing good is closed to high way. Overall, I don't recommend this apartment to you.
I am a current resident and I can say when I moved in it was a great property with great service but now, I can not wait til my lease is up. 1. I asked them to fix the light and they never came to fix it 2. I asked him to come spray my apartment since I pay for that in my monthly rent and they never came and sprayed I end up having to spray myself 3. The people in the office do not know how to run an apartment complex and the manager walks around on his phone constantly and never really approaching the public 4. I had three different packages mailed to me that all came on the same day and because they were lazy they did not gather them up in one day I had to go three separate times 5. In the month of July the people that come to empty the dumpster which is another thing that I pay for in my monthly rent they never came and when they did come on the last day of July and the maintenance man had to put all the bags from the side in the dumpster it was full in less than 5 minutes 6. They have completely gotten rid of the answering machine so that you may leave messages for them to come and spray the apartment emergency maintenance or anything that you need after business hours the answer machine is no longer in place 7. My toliet is cracked and I asked him to come fix it and they have yet to do that as well as my bathtub has a crack in it as well 8. I asked them to fix my microwave in in June they are just now fixing it in August 9. The gates of the apartments is constantly broken and my apartment has been broken into already 10. One day I guess they were changing the gate codes me and seven other cars outside the gate waiting on someone to leave so that we can get into our apartments 12. They do not keep up the lawn service as they should 13. A guest and I wanted to go for a swim and the pool was full of bugs This is just a list of the few complaints I have with this apartment but none the less I will be glad when my lease is up and I would not recommend this place to my worst enemy. These apartments have went to ruins they need to get the old management back and get rid of the people that they have now
The Mandolin is a good place to live. This is a very quiet community. Location is perfect for shopping and night activities. Complex is nicely keep for the most part. Apartment floor space is good. Parking is bad, but like the reserve parking system which makes up for it. Residents are friendly and staff are also friendly. Gym and pool are keep clean. Any complaints are handled in a swift manner. All in all the Mandolin is a nice experience for new comers.
I have been living in my apartment community for a year now. The first management we had was very helpful in any area I needed assistance with. Although the apartments are old and management can only repair what needs to be repaired. They were always on top of it. The lawn maintenance was excellent, maintenance repairs were always done within 24 hours. I really felt like they cared for me as a resident. That meant so much. The community always looks fantastic. I think that it's very important that with all the new apartments being built in the houston area, and with the cost of rent it is important to keep up the interior and exterior of the community. I have a disability and at this time can't afford to move. So to live in an apartment complex that maintains it appearance it's vital for me. However it would be great to have some updated appliances and a few upgrades that is new. I miss having a stove with an oven light in it. Also a window that I can see what I'm baking. Sincerly I'm grateful that they keep everthing working.
We have lived at the Mandolin for the past year and for the most part, have enjoyed it. The management has been updating the complex and the hardwood floors and updated kitchens are nice. The lawns are kept up and mowed every week. Apartments are spacious and have great storage and the rent is reasonable. Their pet policy and deposit is also fairly reasonable. The maintence team is prompt in responding to requests, although it may take more than one request to fix the problem. It is like they put a bandaid on the problem when surgery is necessary. The location is great, close to 249 and plenty of grocery stores and entertainment. Things we do not like: there is black mold... Everywhere. It pops up in the shower, on the windows, even on the walls sometimes. This is a major concern! When we turned the heat on for winter, water condensed in our windows and formed puddles on our windowsills. Nasty! Right now water is seeping up from the floorboards in our bathroom, who knows what that is about! Secondly, the office staff. The complex was taken over a couple of months ago and the new staff has STRUGGLED to adjust. Our rent bills are posted less than a week before they are due and there is no drop box at the office to put the check. You can pay it online, but there is a convince fee of about 5 dollars! A month ago, my car was hit while it was parked in the lot. The management knew about it and had my car on file, BUT didn't call me to report the damage! Instead, I found the head manager sticking a piece of paper with insurance information on my car. When talking to the office staff, they are generally unhelpful and give contradicting information. Even though there are so many frustrating things about this complex, my husband and I have enjoyed staying here and if you can put up with the annoyances, it is a decent place to stay.
