After searching around San Jose, we found Lynhaven and was recommended this place from a fellow co-worker. My wife and I (+ our dog) lived here for 3.5 years. The staff has always been super friendly and helpful, and any maintenance tickets we submitted were resolved quickly. The apartment itself was great - tons of storage and very functional. The amenities were awesome, too! A lot of my friends enjoyed coming over to take advantage of the pools and many BBQ areas. Many of the neighbors were really nice as well. There are tons of dogs here, so our golden retriever loved meeting them all. The only reason we were moving out is because we needed more space to welcome the bun in the oven. Otherwise we definitely would have renewed. Will definitely miss living at Lynhaven!

1. Unexpected Costs: We faced over $1,000 in charges for cleaning, painting, and alleged damages that we believe were unfounded. Despite requesting a move-out inspection, we were denied access on the day of our departure. The staff insisted on taking photos themselves and told us we would receive their evaluation and statement later. We’ve asked for evidence supporting these charges but have yet to receive a response. 2. Rent Discrepancies: Although we moved out at the beginning of the month and provided the required 30-day notice, we were billed for the entire month. Our dispute regarding this charge has gone unanswered. Additionally, be aware that the garage door may be left open for extended periods, as the property seems to have limited focus on safety.

This apartment was build in 2020 so everything is quite new. The amenities are good, especially there is a yoga room. My unit is pool-facing and there is some noise especially when there is a party at the swimming pool but it is quiet at ordinary times. I like the gas stove and W/D is also quite new and easy to use. The garage is gated however one of gate has not been repaired for a while. The property managers are nice but you had better to double check the details by yourself because they may make mistakes. So far the maintenance is quick. The apartment is close to Santana Row and it is only 5 mins drive. And it is close to 280 and 17 freeway.

do not rent here. Way too expensive for things not being fixed. Nothing works properly. Fireplaces have always been out. You have a serious rat infestation. Rats living in the barbecue pits.

This building probably used to be great! Now it gets dirtier and we slowly lose amenities. Apartments are nice as long as you dont have any issues requiring help from management or care about your packages :)

In 2022, Lynhaven was a wonderful community, but it has since declined. There are now considerable noise problems, late-night loud activities in the courtyard, pet waste inside and outside of the building, and frequent unauthorized use of building amenities and parking spaces by non-residents.

I love my time at Lynhaven! The floor plans are well-designed, and the apartments are clean with modern appliances and the latest technology(Nest, Butterfly Mx, fob, etc.). My whole experience has been fabulous, from finding this property to touring, booking, and finally moving in. The manager Shaun and many other staff members live on the property, which helps get attention and empathy on issues. All apartments have problems like garage doors, mail thefts, fire alarms, lockouts, etc. This property and management are doing their best to solve those and keep the resident experiences high. I highly recommend Lynhaven and its management!

Generally maintenance throughout the property is excellent! BBQ grills are cleaned daily. This is especially nice in the summer when usage is highest. Maintenance requests are handled promptly.

Great place to be! The Staff is very helpful/nice. The amenities are awesome and very well kept. We're very close to both Santana Row and DT Campbell with access to hundreds of different restaurants/stores. Couldn't ask for a better space.

I lived at Lynhaven for two and a half years, I was one of their first tenants. It was amazing when I moved in but the quality of services and attention to detail went down hill as time went on. Despite this being a brand new apartment complex, the building was built poorly and you can hear your neighbors above and below you. Below are my Pros & Cons; PROs: - Amazing amenities! 2 pools, 2 gyms with a great variety of equipment, two rooftops, two club houses and a co-working space. - Excellent location. A couple of blocks to 280 (no highway noise) and less than a mile to Santana Row / Valley Fair. - Modern Kitchen Appliances / Nest Thermostat / Access control. CONs: - Despite being new buildings, you can hear EVERYTHING above and below. - Management is constantly changing (there were 3 GMs while I lived here) and they seemly made up rules as new GMs joined the community. - No physical keys and the apartment door locks behind you. Don't forget your fob otherwise you're paying to be let back in. - The gates to the garage were damaged for MONTHS at a time with minimal updates to tenants. - The common areas were dirty. Baseboards had visible dirt and dust, windows in the common areas had smudges for weeks and there was dog poop everywhere. - The laundry vent is directly above your balcony. Everything on your balcony will be covered in lint. - When I moved out, I was told I needed to shampoo the carpet as requirement to move out. NO WHERE in the lease did it state this. When I asked for clarification, the GM stated “It's a requirement that the carpet properly gets sanitized before another tenant moves in”. In my opinion this is the landlords responsibility NOT the tenants. I pushed back on this since nothing was in the lease. - Expensive and small. I lived in layout A2. You can only fit a queen bed in the bedroom. There are a ton of new apartment complexes opening around the area. Make sure you tour and shop around before settling at Lynhaven. I really enjoyed living here but the new management team doesn't care about their tenants, is there to make a buck off random fees and isn't keeping the property clean.

We strive to have the best customer experience and with this feedback we will make to sure to consider how we operate moving forward. We are happy to say that the gate has not experienced issues in many months and the turnover rate is due to our managers growing their career. Kudos to our team! Carpet cleaning is a requirement especially if you have pets as is getting your apartment cleaned when you move out. We expect the apartment to be in the same condition as when you had initially moved in. Lock outs are pretty common whether it be at Lynhaven or another community or house you live in. While there is an after hours charge due to maintenance being dispatched to the property anywhere from 6pm to 6am the next morning, there is no additional charge when it is during office hours. We are happy to help. We care deeply for our residents and we are disappointed to hear that you did not feel that way. We hope you have a good day.
Nice apartment building with great amenities. So far all the service requests were addressed on time. Gym has great equipments and is kept clean. Leasing team is approachable.

I will start by saying that the staff are amazing people. Unfortunately prior to sining I've been told "don't rent the first floor because if the house is not clean you will have ants since its CA and first floor" etc etc after living in the complex for 8 months now (not on the first floor), I understood that its not a cleanliness issue rather something that was known as an issue in the complex and was not disclosed when signing, the apartment is full of ants, the kitchen, living room and bathroom. my place is super organized and clean, every weekend I clean everything with Clorox and still, I wake up and find my whole bathroom countertop, bathroom ceiling and walls, my towel and tub full of ants. apparently its something that known prior, the management offering to every apartment as many pest control as they need, however after the first time they still came back and apparently thats something that also "normal and can happen" during this time you need to leave your house for 4 hours while they spray everything and everywhere in your house. of course that if I knew its an issue before I wouldn't have signed but unfortunately thats something that wasn't disclosed. again the staff itself is very nice and amazing people, but I am very disappointed from the uncomfortable situation of living with non stop ants in the house, its uncomfortable to bring guest and unpleasant to wake up to. the complex looks great and the apartment are beautiful. otherwise it would've been 5 star. include pictures from different times it happen, not to mention many more times I was just frustrated and didn't took any video / picture

Lynhaven is a pleasant place to live and has an attentive service staff. While we can't control everything in the surrounding community, Lynhaven tries its best to mitigate any issues. The apartments are new and the items in the apartment have been updated. They could consider adding a concierge service to better manage deliveries (i.e. packaged or food) to add to the living experience and better serve the residents.

REALLY BAD!! This was the worst experience apartment I have ever lived in. Renters, take the reviews seriously. - No one is onsite after-hours. Even in the daytime, persons who should be at the front desk( btw that is not technically a front desk, the leasing office is much larger tho) are hardly there. Have seen so many delivery persons having a hard time figuring out where to go. - The complex looks modern with nice amenities, but it is actually very inconvenient. The layout is so complicated and not user-friendly. some equipment in one gym and others in another. Funny design. The apartment designers should really have seen what a real luxury apartment is. No taste - random fees: I got locked out when throwing the trash. They claimed there is a $250 unlock fee after-hours. Fees seem pretty random, another post mentioned it was $200.I didn't know the policy in advance as well because it was leased by corporate housing( Excuse me??? easy money should not be that easy) Why are we paying so much rent for so-called luxury rent? don't even have the service to open a door. - the apartment is encouraging residents to list their homes as Airbnb(saw posts in elevators). Seems they take a big cut as a commission fee. Again, eye-opening!!! I wouldn't want to live in a place that is not actually safe, especially when the security and other services are so bad. Luckily I only stayed here for a month with corporate housing. Was considering here before moving in, feel great that I don't need to

management is terribly run. assistant and main manager are incredibly rude. have talked to just a few of my neighbors and they agree, even the people who come to setup wifi here all have complaints about management. ridiculous for the price we pay for these units.

Stolen car from inside gated parking garage - During a very stressful situation of getting my son's car stolen from the parking garage of the Property; the office staff didn't seem to categorize this incident as eventful or important, they responded faster to two halfway-painted walls and a stained carpet the day of the move-in, than a car being stolen. They simply didn't show much care and they lacked empathy and compassion towards a concerned resident. From 10:00 AM when this was first reported the incident, 6:00 PM came around without any feedback of video footage findings (despite a camera by my parking space, another one between the elevator along the way towards the gate, and one more by the exit gate) never mind a quick "we're looking into it, please be patient". What has happened to common courtesy? The next morning an email arrived with "we reviewed a few cameras in the parking garage and unfortunately did not see any activity regarding your vehicle" while the email closed with an apology to the incident, an apology, after lacking empathy and compassion at the time of the stressful situation, is a little too late. How about showing care by focusing on the cameras I indicated are near my parking space, or the one along the way heading out to the exit and the third one at the exit gate? How about being honest and share if cameras are not properly set up or not working properly. The bottom line, a car can't just vanish. More to come on the outcome.
this property is the best rental property in area and staff are friendly and professional. I highly recommend it.

My roommate and I are so happy to call Lynhaven our home! We absolutely love the community, our spacious apartment, and the friendly staff! We can tell that everything about Lynhaven was carefully thought through and executed from large factors such as diverse floor plans and amenities, all the way to the small details like valet trash service, the pet spa, and even the way the hallways always smell amazing! I cant stop talking about how much we love our new home. I would recommend Lynhaven to all of my friends and colleges.

Lynhaven is clean, spacious, and management is responsive. Due to COVID I haven't used any amenities, but management has made it fun living here with food trucks every Tuesday, cute gifts on holidays, and safe community events like to-do Thanksgiving dinner.

Been living here for just over 3 months. Great location close to downtown Campbell and Santana Row. Many conveniences nearby (walking distance). Upgraded new apartments with nice views and exposure. Nice quiet residents and good management.

Very close to the bus stops that I need to commute for going to work and vice versa(5 minutes from my apartment to the bus stop) plus all of my essential needs are closer to my apartment (within 10-15 minutes driving). Thank you for accepting me to live here!
