Property Ratings at M2
They will take your deposit and send you an outrageous bill after you move out regardless how clean the apartment is, or how long you've lived there, or how good of a tenant you were, or how clean you get the apt, or how much you spend on cleaning supplies, or the hours you spend cleaning, they take your deposit and send you an outrageous bill. It's all about money to them. I'm just warning you. The parking is also terrible, and you get to stare at nasty trash everyday when you pull into the apartment as they are never cleaning up by the trash.

Hello, we are very concerned with this review of our community. All potential fees and charges, along with how they are calculated, are clearly outlined within the lease agreement. If you have any questions about your current costs, please give the office a call for further clarification and we would be happy to speak with you.
Upon moving in: -The apartment was FILTHY. We had to go out and buy a vaccuum and mop before we could even bring our belongings inside. -Ice machine in fridge didn’t work -stove didn’t work -master bathroom door didn’t close While we lived there: -Trash EVERYWHERE. ALL. THE. TIME. -When you walk to your apartment, you’re walking through mountains of trash bags. -Seriously, there’s trash everywhere. Even when it’s 90+ degrees outside. So in addition to trash everywhere, there's huge flies and rancid stink. Management does NOTHING about it (I contacted them more than once in regard to my neighbor leaving bags of trash and bags of dog poop outside of their door and they did nothing. -You have to pay $30/month for “valet trash removal” and there is no way to opt out. -There is also a mountain of trash by the dumpsters every weekend. -Our dishwasher broke and was “fixed”, broke again/was not ever actually fixed and took 3 months for it to be replaced (the woman in the office will tell you “its so hard to get replacements for appliances”. No, that’s not what happened because as soon as I called and made a big fuss, I had a replacement the next day.) -Our refrigerator broke - The grounds are pretty gross, there is limited grass and the grass they do have is yellowed with dog pee. -The office staff doesn’t contact you via phone or email regarding any issues, they will leave a paper notice on your door at the very end of the day so you can’t contact them that day. -Office staff is very rude, condescending and unhelpful. -They will nickel and dime you at every possible opportunity. Expect to pay $100-300 more per month than what is quoted on the website -$30 valet trash removal -$20 “real estate fee” -$30-40 CAM (common area maintenance) fee. Not sure how that one can fluctuate, but it does. Not to mention lights in the outside hallways are always out and not replaced -$8 per month PER CAR for parking -$6 “Service Fee” -$2 to pay rent online, which you can’t opt-out of. -We left the apartment in MUCH better condition than when we moved in, and were still charged $135 cleaning fee in addition to not getting our $250 deposit back. We requested an “in-person” move-out inspection, and the woman in the office was surprised we asked for it, and the “inspection” she did was not the same inspection that I was emailed about, with photos and notes. I would have much preferred to have been present for the inspection that resulted in charges.

While we appreciate your feedback, we’re sorry to see that you have some concerns which have previously hindered your enjoyment of your home here. We understand that first impressions are important when moving into a new home and we are sorry that your home did not live up to your expectations. Keeping our property clean is a community effort and, while our team does all they can to maintain our grounds, we also rely on residents to pick up after their pets. Furthermore, you’ll find it is not uncommon in the multifamily housing industry for additional charges such as Common Area Maintenance fees to slightly increase the overall monthly cost of renting a home. While we understand that added fees can be frustrating, this charge goes towards the maintenance of our community and its overall quality for all to enjoy. That being said, we do wish you would have brought these concerns to our attention while you were a resident, as we would have had an opportunity to address and resolve them. However, we understand you've moved on from our community at this time, and we wish you nothing but the best moving forward.
We really enjoyed living there however when we moved out they billed us over 1K in cleaning fees that included maintenance requests over 12 months (broken blinds, stove pans, and even a pigeon family as pests on the balcony) this however was put on our bill. They never gave us an option for security deposits. The pictures they took were of broken appliances requested for maintenance. Moral of the story is great place to live but when you leave they milk you as much as possible.
Property Manager at M2, Responded To This Review
Thank you for your feedback. Our team always strives to be transparent with residents regarding potential fees. Ultimately, charges are dependent upon the condition of the items in your home after move-out. If you feel the charges are incorrect, we would be happy to speak with you directly about this matter.
I didn't even see the apartments in person before I signed my lease, I trusted the positive comments that people wrote and weighed the negative ones. That being said, I don't regret my decision! I love living here. I selected an upper priced one bedroom apartment with an attached garage so that I wouldn't have any "parking issues". I paid a little more and complain a whole lot less (funny how that works, right?). I have lived in places that only allow street parking and it sucked! I have lived places that only let you have two cars on a lease no matter how many people/cars you had, and guess what? It SUCKED. People complained there wasn't enough parking, so M2 enforced two cars per apartment rules and then people complained there weren't enough passes. How can you win with that mentality? (You can't). When I needed an extra place to park, I walked into the office and asked to be put on the carport waiting list. Problem solved. They have garages and car ports for rent and apartments with garages attached. Solve your own problem. Can't afford the extra cost per month? That's coo! We aren't all made of money, but don't complain about it. The front office staff are wonderful, truly. What people don't understand is they don't own the complex! They can only do so much! Someone puts money down and passes the background check? You're allowed to lease here. They aren't allowed to discriminate. If they pass the necessary steps to live here there is nothing the office can do! The maintenance team is sorely understaffed, which speaks volumes to the amount of stuff one guy can get done in the complex. Bart is wonderful and will take care of anything, you just gotta give him some time! I love that they provide FREE poop bags for dogs at various spots throughout the community, and I love the bark park. While I wish it were bigger (see, no apartment is perfect!) it is awesome to even have one available in the community. I have never had a problem with the smell in the year that I have been here. Poop, yes. But, again, that's every apartment! Some people just suck! Yes the walls could be thicker, yes people that don't follow the rules suck. BUT! The finishes are high end for the price point, the storage units are ample and work while, the grounds are wonderfully kept, and the pool is year round. My only complaint is that they raise the prices for people that renew, but that isn't something the front office can fix. That's something corporate america needs to fix!

We are very proud that we have made our mark when it comes to your expectations and we will do our best to continually provide you with the most excellent living experience. We will also be sure to pass your kind words along to the entirety of our team and we are honored to see that we have been able to consistently assist you. Please do not hesitate to reach out to us if you need anything. We are here and ready to help in any way that we can.
DO NOT RENT HERE!!!!! I have never written a review before. But, they convinced me I should. The day we moved in, the apartment was filthy, and this was after we had to wait a week for them to 'get it ready' for us to move in. There were dog prints all over the place. We don't own a dog. When my wife called and said it was dirty, she was told "It's not dirty, it just looks dirty" It stopped looking dirty after we cleaned it. Also when we moved in, the air handling unit made a horrible metal on metal banging noise every time it was running. When we complained about that, we were told that that was the way it was supposed to sound and there was nothing they could do about it. Finally after repeated complaints they begrudgingly sent someone from maintenance to look at it, and in short time they were able to make the banging noise go away. We lived there for 1 year, and parking was woefully inadequate. I have seen tenants come to management with a concern and be immediately disregarded. I have even been present when the staff encouraged tenants that if they didn't like it, they should break their lease and move somewhere else, rather than try to help. Of course if you break your lease, you owe 2 months rent. The management does not care about it's tenants. But, they sure care about their money. We wanted to move in on the 1st of the month, but they couldn't have it ready for us until they 8th. We signed a 12 month lease. We gave 60 days written notice and at the end of the 12 months, we moved. Because they couldn't get the place move in ready until after the 1st, they tacked on an entire extra month to the end of the lease. Making me pay 13 months for a 12 month lease, because they couldn't move me in sooner. The manager is arrogant and condescending, and absolutely does not care when you have a problem. The assistant manager is just as bad. The only nice person is the front desk girl. But there is only so much she can do. The people with the power treat the residents like second class citizens and then act like they should appreciate it. The apartments are nice, they are pretty. Not especially high quality construction. But, not matter how nice the apartments are, the management makes it not worth it. Find another place to live.
We have lived here at M2 for two years and it has drastically gone down in quality. It starts with the property switching owners 3 different times, three different management companies and the newest office personnel are horrible at customer service. The latest fiasco is the new assigned parking system that punishes tenets that lives here who has more than one vehicle. Each apartment (no matter how many bedrooms) gets only one assigned parking space! The other spaces are first come, first serve which is not enough for all the residents who live here and by 6pm there is NO PLACE TO PARK. The management has a solution that will get you booted--park over at the Cosco parking lot. Literally said that! The property manager is rude, disrespectful, power-hungry and condescending. If you choose to move here, remember you will have no place to park, nor will your guests have a place to park and that 100% accurate.
If I could give this place a negative rating, I would. Save yourself the trouble and find an apartment elsewhere. The walls are paper thin! The parking situation is nothing short of a nightmare. They have been sending out notifications about new parking assignments that limits each apartment to one assigned parking space. They are giving "reserved" parking spots to additional people that are on the lease, but there are so few reserved spots that most tenants cannot find a place to park. There were threats to tow cars that are not properly parked, so my husband had to park across the street at Walmart in fear of being towed by the complex! When we walked back to our apartment, we noticed a few cars that were parked in a "tow zone." Considering all of the notification that management has sent out over the past month, we expected that the cars would be "immediately towed" since management made it very clear that they were "serious" about enforcing the new parking assignment. No action was taken and both cars were not towed. What upsets us is that we had to go out of our way to park because of the threats that management made, yet they did nothing to follow through on the threats. It is clear now that management is fine with inconveniencing tenants with empty threats. I emailed management regarding this issue early this morning and I received yet another condescending, unhelpful email from Luke. I'm at a loss for words and I cannot wait to move out of this mess of an apartment complex. Save yourself the trouble and find an apartment elsewhere. I apologize for the long post but I wish I never moved into M2 apartments. I recommend that you look into alternative options. It is not worth the money that we pay to live here. You can definitely find nicer, better managed apartment complexes elsewhere!
I am incredibly disappointed with this location. We have lived here for two years and signed our last lease with the previous management company the day it was bought out. If we would have known this was the care we were being left with, we would have immediately handed over our keys. The parking is a complete disaster. There are about 20 cars a night that do not have the M2 sticker on their cars within 500 feet of each other, making the tenants who actually pay rent have to park either far away or in inappropriate spots. You are doing absolutely nothing to resolve this issue. We have never been late on rent, nor caused any issues. I have called and left voice mails during "business hours" without hearing any type of response. This is an outrageously expensive apartment complex for such poor and inadequate services.
We love our apartment, its modern and luxurious, beautiful landscaping, close to all kinds of shopping including Southwest Plaza Mall. Clean and well kept, they maintain the units promptly to fix problems which is a big plus. A year around heated pool, and large gym with the latest equipment.
When I first viewed the apartment I fell in love. Being a single mom to a 1 year old I needed somewhere that felt safe and the layout needed to be open...which M2 Apartments offered both. I am in my 2nd year and I still love my apartment. The office staff is helpful and they keep the grounds looking nice.
When my husband and I first came to view m2 apartments everyone was very helpful, especially Lindi. She let us view two of the apartments countless times before making our decision. They are honestly genuine people. Additionally, since move in the grounds have always been perfectly kept. The neighbors are awesome as well (and everyone cleans up after their dogs!)
This apartment residence is close to everything! You'll be less than 10mins away from Bed Bath & Beyond, Lowes, home depot, 4 different supermarkets including whole foods and sprouts, not to mention Costco and walmart are across the street; target, wallgreens, sally's beauty supply, ulta, america's furniture warehouse, a gim, a movie theater, many shopping centers and a mall that is being renovated and promises great stores and dining and which also hosts a local fresh market. Any option of fast food restaurant and casual dining you can think of are all also just 10min away. The apartments have modern and luxury finishes! The property is fairly new, so you will not see the typical messed-up, stained and disgusting kitchen or bathroom drawers; all cabinet doors have a modern dark brown wood finish, silver handles and dark granite countertops; not to mention all appliances are a little over a year old. Floors are faux dark wood, which make your funiture look great! Bedrooms are bigger than the average and walking closets have great space; master bathroom has big tub (big enough for 2...) and a plus for many: directv is already wired into the building. Yes, the floors scratch easily and after a year of living here we've experienced a couple issues with the electrical wiring, but the new management is great at responding for anything. Like anywhere in the planet, there are parking limitations (face it! Unlimited parking doesn't exist) and you'll occasionally get the smell of dog poo in the air outside. But overall is a quiet, very well kept community.
