• Trash Issues: Residents often leave their trash in the hallways for several days, causing unpleasant odors. Although there is a trash chute, it frequently overflows, filling the room and spreading the smell throughout the entire hallway. • Pet Waste: Dog poop, urine, and vomit are often found in the hallways, stairwells, elevators, and other common areas. These messes can go uncleaned for days, sometimes even weeks. • Dirty Gym: The gym is rarely cleaned, with dust everywhere. There are often no wipes to clean the equipment, or the wipes are dried out. The equipment is often broken. • Grill Area: The grill area is filthy and seems to have never been cleaned. Roaches are a common sight around the grills. • Unclean Pool Area: The pool area is also dirty and poorly maintained. • Pest Problems: There is a significant cockroach problem both inside and outside the building. It is rare to go a day without seeing a roach. We also saw rats in the parking garage on multiple occasions. This is likely due to the issues listed above. • Locked Out: Our electric door batteries died, leaving us unable to enter our apartment. With no assistance available, we had to spend the night at a friend’s place. • Maintenance Delays: Maintenance takes an excessively long time to address work orders and often marks them as resolved when they are not. The number of work orders we had to submit during our lease was unreasonably high. • Noise Issues: There is no soundproofing between apartments, so we can hear every step, music, and other noises from the neighbors above us. • Unfriendly Leasing Staff: Another significant issue is the leasing office staff. They are not only unhelpful but also rude and unprofessional. Emails often go unanswered, and phone calls are rarely picked up. If you do manage to get someone on the line, expect to be placed on hold for an extended period. To get any assistance, you will likely need to visit the leasing office in person, where you can anticipate a long wait. • Unfair Charges: We were charged $386.53 for carpet replacement, even though we paid a security deposit and for express cleaning. The community sent us a picture claiming a stain, but it looked more like a shadow. It’s likely they would have replaced the carpet after three years regardless of our use. Additionally, we were charged $244.51 for filling in small holes from decorations, even though we did not have anything large mounted.

This is a tough review to write because I've lived in the complex for 8 years. I just moved to a new unit and it almost feels like they placed us in an unfinished unit. Out of the 10 drawers in the unit, six are disgustingly dirty and damaged from the past tenants. (I have pictures) I requested these be cleaned or replaced, but the maintence and leasing office team are refusing to service the gross/dirty cabinets. The customer service here seemed good until this happened. I explained to them how upset I was and just asked to speak with a manager or corporate, but the leasing office said they don't have a manager and there is no one I can even voice my concern to. I've got to say, this has made my move-in experience pretty awful.

I honestly cannot say enough bad things about this MAA 1225. Yes, it is some of the cheapest rent in South End, but it is still not worth it for the issues the apartment has. I lived on the 4th floor and somehow still had cockroaches and spiders all year round. There was mold around all the windows because they are not sealed properly and maintenance was unable to fix the issue over my two year lease. The maintenance team was nice, but did break our Air Conditioning for multiple weeks so our electric bills were extremely high for multiple months. Fire alarms went off multiple times throughout the night on several occasions with no communication of what was happening from the building managers. The exterior door of the parking garage was constantly broken and not fixed in a timely manner causing safety concerns especially given the close proximity to many bars and clubs. The hallways always smell like garbage because there are no trash rooms and the trash chute is too small to use so garbage piles up in the hallways and the smell never leaves. There is frequently dog pee in the elevators, hallway, and parking garage that does not get cleaned up. This building also does not accept Amazon packages so you have to go to the Amazon Hub in the Whole Foods in uptown to pick up packages. The move out process was made extremely difficult with the multitude of unlisted fees and charges they add on at the end. They advertise an apartment walk-through with the maintenance team prior to move out so you can fix any fineable damages, but then charge you for everything anyway. I have spent hours emailing and calling the leasing office since I moved out trying to get charges fixed and have largely received zero response. To summarize, I would not recommend this apartment to anyone.

They will tell you where guests can park then boot your guests cars after 2 minutes! Such a scam! This place is overpriced yet they boot numerous cars every night and charge $140 per boot! Live somewhere else!!!!

Do not consider living here. This is the worst place you can possibly pick in Southend. The management is the worst and tries to get money out of you every chance they have. My motorcycle got stolen out of the garage and the leasing office did not know if the cameras work and how to start them. Dirty, unsafe, loud, to expensive and super bad managed.
DO NOT LIVE HERE.. If I could give this place a zero I would. I've lived at 1225 for the past year, and it has been the worst living experience of my life. My leasing agent lied to me about how much I would be paying. She made it sound like $1378 covered rent and the utilities package...It doesn't. Amenities are awful. It took them 8 1/2 months to redo the gym and it still barely has anything in it, the grills don't work, the garage door never opens, the door to walk out of the garage is always stuck close, the elevator skips right past my floor, residents are loud. The parking sucks. If you come home after 8 pm then there are no spots left. There's all this construction which wakes me up every morning, and takes away half the outside spots and the visitor parking which is already extremely limited. The dog walks here are disgusting and make the dogs sick. The pool is always closed for some random reason. The other pool is like a giant frat party when it's even open. In terms of my actual apartment, the first 2 weeks I lived here multiple things started breaking and falling apart including the toilet seat, sink, tub, toilet paper holder, oven and microwave, half the outlets didn't work, it took them a month to come paint two walls, and on top of that there are wasp nests on my balcony that pest control is yet to come take care. Good thing I pay $5 a month for pest control NOT to come. The appliances are terrible and old. I pay $25 a month for valet trash service, when half the time they don't even come or skip over my apartment. On top of all that, the internet and cable are awful and never work. I'm supposed to move out Saturday, and now theres all these move out fees and cleanings I have to pay for. The furniture rental company does not pick up on weekends, so they won't be able to pick up until Monday. They attempted to call the leasing office here to explain that it is not my fault the furniture won't be removed until Monday, when most properties will understand and wave the extra fee, and the leasing office here was so unbelievably unaccommodating. They're charging me an extra $130 on top of everything else for just my furniture to sit there for a day and a half. I've never been so unsatisfied with an apartment complex in my life. I know I'm not the only person who feels this way and has had these issues. Everyone here can't wait to move out including me. I would have bought my lease out months ago if it was't so freaking expensive.
I lived here for two years. The management is very poor, frequently not communicating when there are facility changes, and more recently major changes dealing with guest parking. Four gurmests were towed when new rules were put in place and no communication on this was shared. Lots of issues with the trash receptacles on each floor. Makes the building smell very bad. They are not organized, so it took three weeks to get paint color information for a move- out, and I had to do a paint match anyway. They have held packages for months without notification to residents. Additionally, the gym is super small for the number of residents. We had a Christmas party in the reserved club room, and half way through an emplouyee of the leasing office, (a leasing consultant) walked through the middle of the party with his female friend. And slammed the door when they left. The doors had a sign stating there was a private party and that the room was reserved. This is ridiculous!!! Plus, when I moved in my apartment was not even clean like it should have been. I should have known all these things would happen on day one, but I was to optimistic and swayed by the fantastic location. Huge rent increases ! Don't be swayed.

I love living at 1225. The buildings have great amenities. The pool is kept pretty clean. It work out rooms aren't too crowded and have most things I would use. I am just a short walk into the city. The location is my favorite part about these apartments. Rent is pricey for the quality of the building materials, things break often. The management is responsive and kind. It isn't nearly as loud as the previous reviews state. Overall, I enjoy living here.

I shopped all over Charlotte for an apartment that had right blend of what I needed to be comfortable. 1225 South Church exceeded my expectations. Great eclectic group of people live here. Families and Yuppies. It's quiet and clean. There are number of perks and its walking distance from any place downtown or uptown whatever it's called. Check it out you'll like it.
