Property Ratings at MAA 900 Waterford
In my 25+ years of apartment living, Waterford Forest was, by far, the worst experience I’ve had. Initially, I was lured in by the beautiful grounds, the amenities, the location, and the promise of a quiet living situation. Sadly, my excitement quickly turned sour. After turning in my move-in checklist, it took over six weeks to finish simple repairs. Talking with neighbors, I learned my experience was not uncommon. While I was there, the entire staff turned over multiple times, with the exception of the property manager, Ashton. When I needed something or had a question, new staff rarely had a good answer and often seemed annoyed by my even asking. More often than not, communication with them was incredibly frustrating. I eventually began contacting Ashton directly for most things, even though it was common to wait several days for a response. By the time I moved out, they had just ONE maintenance person for the entire 400+ unit community. And, in an old, mismanaged complex like this one, things are breaking ALL. THE. TIME. Walking through the grass always required paying careful attention to where I was stepping. The buildings themselves are old and cheaply constructed. Appliances are either old or cheap, or both. There are no built-in microwaves. Fixtures are basic. These are far from “luxury apartments” as MMA describes. Walls and ceilings are paper thin. Noise from my upstairs neighbor’s dog and sounds from creaky floorboards made me feel like I was living below a bowling alley. The situation was so bad that I was given the option to move to a third-floor unit (at my own expense and with the requirement that I sign a new lease). While waiting for my new unit to become vacant, I expressed concern that the previous tenant was a smoker. Ashton said she was “98% sure” there would be no lingering smell. I prayed that would be the case, trusting that new carpet, new paint and running an ozone generator would eliminate any lingering odor. Sadly, my prayers went unanswered. When I walked in, I immediately detected a smoke smell. For a few days, I tried to eliminate it myself, to no avail. However, it wasn’t only a smoke smell - the balcony also reeked of urine, left from the previous tenant’s neglect of his dogs. This is an EXTREMELY abbreviated version of events. MMA, please don’t bother responding with an apology or an invitation to call your office. You've proven your incompetency is only matched by your greed.

1st off, they allowed maintenance to go into my apartment before i was finished moving and let them take whatever they wanted. The apartments ARE NOT worth the money. And they are highly unprofessional. Not worth it!

I lived in Cary my whole life and moved out on my own for the first time into these apartments and instantly didn't like the experience. The day I was suppose to move in, the apartment wasn't even ready, and I had to wait for hours for them to replace the carpets and paint. The people in the front office didn't even seem to have our things together and ready after I had sent them everything that was needed in order to finally move in days prior. When I was finally able to move inside, the apartment was a mess. The bathroom flooring was not caulked and coming up, and the sink's garbage disposal was leaking and damaged the cupboard beneath the sink. I have requested maintenance for the above and it takes them two weeks to come out and "fix" it (after I was sent to voicemail a dozen times and had to go to the front office to ask for some help), just for the disposal to constantly break again. Not to mention the complex's trash disposal breaks every week and there is constantly trash piled up at the entrance. The location of the complex is great, but with the constant disappointments and outdated appliances these apartments have, it definitely isn't worth the asking price. I currently reside in these apartments and cannot wait for my lease to be up to find better.

I wouldn't be caught dead here. I am moving from Charlotte soon and saw this place seemed to be a decent price. I did a quick drive through and it was beyond disgusting. Trash everywhere! I don't even want to look at the apartments anymore. I turned right around to find somewhere else... Wow is all I can say. I wish I could post pictures. This has to be a health code violation.

Hi, I moved in here with my boyfriend. In this time our dishwasher doesn’t work, our fridge freezes almost everything (and it took 6 months for maintenance to do something). The fitness center is super run down with basically no A/C. I’ve woken up to bugs crawling on me and the oven is definitely a fire hazard. Oh not to mention the online paying option doesn’t work half the time and one of those times they threatened eviction if we didn’t pay with a cashiers check (must be obtained from a bank) FIVE MINUTES TO FIVE. Honestly, there’s nothing good to say about this place please look elsewhere. For your own sake.

I've been here since 2013. On the whole the complex is nice, grounds kept up (could do more), facilities are updated - it's a good place to live. I'd like to see another trash dumpster for the property as one is not sufficient for the quantity of trash produced. To reduce the amount of furniture that is dumped by residents, I'd like to see the complex work with either the veterans or Habitat for Humanity's ReStore to pick up tables, sofas, chairs, etc. as donations. Bedding is another story altogether. Residents leave crazy things for the complex to deal with so that they (resident) doesn't have to. The complex updated the dog park making it much more pleasant. Residents don't do their share by picking up their dog's feces so you still have to watch your step when walking on the grassy areas. Finally, I'd like to see more maintenance employees around to take care of items that need repair or attention. No place is perfect but our people do their best to make things right.

I like the convenient location of the property. I also like the floorplan of my apartment, with the kitchen in the center of the unit. There is plenty of closet and storage space. The neighborhood is quiet and people are friendly. I enjoy the diversity and seeing people of all ages, from young families to older adults. The staff is very responsive and completes work requests quickly and efficiently. I have lived here for three years and just renewed my lease. I?m very satisfied with my choice of Waterford Forest Apartments as my home.

Waterford Forest is a grret place to live with a diverse group of tenants. Office staff is very accommodating and maintenance is better than most other communities. It is set in a park like setting.
Apartments are very spacious and plenty of bathrooms. However, the appliances are very outdated. The heating system stinks. The windows are majorly outdated where they don?t keep the cold out and during certain parts of the year you have to wipe down your windows otherwise you will be greeted by black mildew. It?s lovely...Maintainence is generally nice, however we pretty much always have to make repeat calls for the same repairs. Garbage areas tend to overflow and people lets their dogs poop on the grass and I am starting to see litter on the grounds. As for bugs, I have seen roaches on and off. I lived in cities and apartments enough to know that it?s a common issue. There are a good amount of silverfish which I have just greeted as my alien family at this point. That pretty much sums it up. If I had more money to spare each month on a rental would I stay here? Probably not.
I have been at Waterford Forest for about 4 years. I love the size of my apartment, layout and amenities. The only gripes I have are a negative experience with my groceries being spoiled and the apartment having outdated finished.
Comfortable, convenient and loving this place
I am starting my 4th year here at the Waterford Apartments and am very happy to be able to still live independently. I have the Cary Door to Door for my transportation to doctor's apartments, shopping, and instacart/food lion for my groceries. I pray I stay in good health so I can live independemtlly . I enjoy other people's pets and the children coming home on the school bus.
The office staff, location, and grounds are great! Apartment is nice too for the money. Only a couple issues related to maintenance being slow or taking multiple times to fix the same issue. Main complaint is the water pressure out of sink and shower in bathroom is never consistent. Sometimes it?s great while others it?s very low or a trickle.
I am very happy with this apartment complex.
Very friendly and wecoming office staff. The grounds are very nicely maintained and the apartment complex is very convenient to the Cary Greenways. I feel very safe in my third floor apartment. The dog park is right next to my building which I love. I am happy that I chose Waterford Forest Apartments.

Management is the definition of Jekyll and Hyde. The apartment manager is quick and eager to remind you about your lease renewal and responds to emails related to that with lightning speed but after the lease is signed and issues arise like discrepancies in the bill or maintenance issues, your emails go unanswered for days. They couldn't care less. Their only concern is filling up the apartments. This shady behavior has put a sour taste in my mouth. And to think that I was going to refer 2 of my friends to rent here in the next month or so. Forget it. Customer service goes a long way. Someone clearly missed the memo.

Just moved in and couldn't be happier with the process! The apartment itself was clean when I moved in and aside from a couple minor repairs that the staff were already aware of and had started the process to be fixed, is perfect! Staff are friendly and everything looks well maintained. All my questions were answered and I was made to feel welcome. Looking forward to my stay here!

I thought why would this apartment have bad reviews... only got the answer after moving out to a different unit (unfortunately) in the same community.. had I known about their policies that don’t consider wear and tear when someone moves out.. I was charged around $100 for carpet cleaning (which was spotless and clean) and bathtub (which was again quite clean considering the regular usage. There were no cracks, dirt, marks whatsoever) ... I was cheated saying I was emailed about their policies... my bad I assumed this to be like a few other better places around... after 2 years of satisfactory living , I finally found the answer to why this is not such a great place after all... I regret my decision to extend my stay here ... please avoid Waterford Forest Apartments- from a resident who still lives here and waiting for the long year to finish

I'm only going to say nice things about the apartments here so that my review gets accepted this time. LOL. The rooms are large, some of the largest of apartments in the area. The stairs are well constructed and safe as they are cement not wooden. There are a lot of stores around and the apartments are convenient to the main highways.
This is such a wonderful apartment with friendly neibhours. Front office people are so kind, punctual. I have a naughty toddler who breaks the curtain blind every now and then but with no hesitation they change the blinds immidiately.. only thing I don't like here is cockroach..
my wife and have lived at WFC apartments since 01/14. The office staff is courteous and knowledgeable, and whenever I have had to put in a maintenance request the turnaround is always fast. The maintenance crew are also nice and knowledgeable. The apartments are centrally located to I-40 (Raleigh and Durham) and is less than 10 miles from Research Triangle Park. Some of the amenities include a new gym with racket ball court, pool with cabanas, car wash and laundry facilities. The office also rents washers and dryers. Overall I am pleased with my apartment and would recommend it to others.
