Property Ratings at MAA Arringdon
Terrible apartment complex. They are currently doing construction on the siding on my building and the workers are literally putting holes into our apartment from the outside! They also affected the electrical wiring in the closet as well. They start at 8am and end ~4-5pm on weekdays. They put a black tarp over our window and left for the day and that is the only window in the unit (besides the back door). I have talked to the office, and they simply tell me "They are doing their job" and "they do not know when they'll finish." It been over a week with no sign of stopping. It's like they have no concern for their tenets or care who they hire. There are also roaches here and terrible problem with trash disposal which has not been fixed in the two years I have lived here. The only pro are the nice maintenance men that drive around the complex. I cannot wait to leave at the end of the year.

SECURITY is an issue here. My car was broken into along with three other cars in the same night and this is not the first time this has happened. The management would not bother to help me when I alerted them that my car was broken into. They will not install security cameras or will hire a security patrol officer even though break-ins (both car and apartment) are normal here. At the very least, they could fix some of the broken or burned out lights around the apartment complex but they won’t. Management frequently takes a “not my problem” attitude to any problem you present to them. The trash and recycling issue has gotten worse over the course of my lease here. MAA suddenly refuses to accept any recycling (except cardboard) but will not lower the price of the trash fee. Trash piles up outside the trash compactor and the compactor frequently breaks. Also, prepare to live with cockroaches.
Emily the property manager is rude!!! Place is dirty and full of trash which creates a nasty smell not to mention roaches!!!! Filled a complain about two months ago still waiting for Emily to follow up with me..

THE COMMUNITY [ ] POSITIVES Very nice complex. They do well with the landscaping and upkeep of the community. One of the better affordable options if you’re searching in the RTP or Brier Creek area. Pretty peaceful environment. No occurrences of disturbances. The staff is very friendly and extremely helpful. Whenever I had questions/concerns they were proactive with assisting my needs. Maintenance is very prompt and effective. Always complete any requests I had in a timely manner. [ - ] NEGATIVES: The only negative of the is parking, mainly with visitors. But that’s pretty common with apartments in the area. I personally wouldn’t consider it a dealbreaker. THE LOCATION [ ] POSITIVES The location is pretty convenient. Located right off of Highway 40 and Page Road. It’s in good proximity of the airport, Brier Creek and RTP. Approximately 15 minutes from The SouthPoint area, Downtown Durham and Crabtree. Also, there’s a decent amount of food choices nearby. Nice safe area. [ - ] NEGATIVES None. THE APARTMENT [ ] POSITIVES Very nice look. I lived in a one bedroom located on the 3rd floor. 738 SQ FT, so it was pretty spacious for me. The 3rd floor vacancies feature vaulted ceilings and a fireplace. Granite style finish on the countertops. Stainless steel appliances. Washer/Dryer Included. Tiled flooring in the kitchen, laundry room, bathroom and at entry. Carpet throughout the majority of the apartment which gives you a cozy feel. Nice size bedroom and bathroom. Contains a dining and bar area. The Balcony is a great size. There’s plenty of room for storage with the walk-in closet and storage unit. I didn’t have any major problems with insects. As someone who casually records music or plays it louder for mixing and mastering purposes I’ve never received a noise complaint. So I’m comfortable with saying each apartment is somewhat sound proof. I’ve never heard anything intolerable myself. [ - ] NEGATIVES Being forced to get cable. But if you’re actively searching in the RTP and Brier Creek area you’ll soon realize that this is extremely common. I wasn’t a fan of it at first but when I compared the MAAC Connect price to other apartments in the area with additional “technology packages” the price is far more reasonable. THE BREAKDOWN I’d recommend Reserve at Arringdon as a place to keep in mind during your apartment search. The overall cleanliness, location, look of the community and exceptional staff are key positives that the community has to offer.

I've lived here for two years and it was a breath of fresh air from my last apartment complex. The office staff is really friendly and I've enjoyed them. Maintenance responds quickly and the grounds are well kept and always look nice. My only complaint is the BUGS in the breezeways!!!! I've walked though at least 500 spiderwebs since I've leaves here. It's so annoying. There are huge spiders hanging from the lights, pollen build up ( still there in July) and lent from the dryers all over the breezeways. I wish they would power wash them more often. I think they do it once a year. The bugs are the worst part. It's like fighting through the Amazon jungle just to get to your car or apartment. A lot of the times I would just hold my breath and run.
The Colonial Grand and Arringdon is located perfectly close to everything but still far enough away from the hustle. 7 minutes to Brier Creek shopping and 15 minutes to South-point mall. I know this sounds stupid but, StarBucks is 5 minutes away off page road. The apartment complex has wonderful landscaping and they are meticulous about it. My first week in the apartment, the air conditioning was working properly, and they fixed it the same day. I haven't met my neighbors but judging by the cars in the lot, they seem to be professionals working at nearby offices. My only negatives, are not from the complex but from some of the tenants. Some put their trash outside their doors, for everyone to see (and smell). There’s a trash area with recycling, so when people do use it, they tend to throw anything…anywhere. But, there’s always a few knuckleheads in every crowd. I would still highly recommend CGA.
