When I applied, I was promised a unit with a swimming pool view, but upon moving in, I discovered that this was not the case. The video they showed me during the application process turned out to be outdated, which created false expectations. Additionally, the apartment itself is in poor condition, with cracks on the walls and mold growth. Safety is also a concern, as there have been incidents of stolen cars on the property, and a gun shooting occurred here on April 22, 2024. I've lived at this apartment complex for the past 14 months, and my experience has been disappointing. The leasing office staff are unprofessional and rude, particularly the managers, who seem to lack proper training. On the other hand, the maintenance team is fantastic—helpful, professional, and always pleasant. The safety of the complex is a significant concern. Car break-ins are a daily occurrence, and there have even been instances of shootings. When we first moved in, we were promised an apartment with a pool view, which was the reason for the higher rent. However, upon moving in, we were given a different unit with no pool view. Despite our objections, the management refused to adjust the rent, which felt like a deceptive practice. Upon moving out, we meticulously cleaned the apartment, leaving it in better condition than when we moved in. Nevertheless, they charged us a cleaning fee and took our deposit. When we questioned this, they said we were supposed to inform them via email about our cleaning efforts, which seems absurd since they wouldn't waive the fee just based on our word. Overall, my experience with this apartment complex has been marred by poor management, safety issues, and unfair practices.

I’ve been living here a few months and don’t have a thing to complain about. The front office and the maintenance team have been extremely attentive and prompt in addressing any concerns or messages sent to them. Its quiet, the grounds are kept clean, haven’t had any pests issues, they communicate with the tenants regarding anything we need to be made aware of, and the overall location of the complex is close to so many stores/places and is also a good value for the price you pay for what you get.

good luck getting any help from management. this place is horrible and needs an overhaul. rent is already on the high end—then you realize you have to pay an exorbitant water bill and are forced to sign up for their tv/internet service. what a joke.

You will keep raising issues on maintenance portals and front desk but they won't fix it, Everything is old so it keeps breaking and requires maintenance, and obviously, maintenance team is always sleeping. The front desk will always say they are dealing with emergency requests. Apparently, no kind of request is an emergency and you will end up with the same issue pending for 3 months.

Every other day something is falling apart or breaking. Maintenance work is cheap, quick “fixes” which ends up needing service again. The complex could benefit from ACTUAL renovations. Extremely OLD smelly carpets, cheap/crooked cabinets. More than half of the power outlets are loose and do not work, floor trimming is cheap and old (doesn’t stick to the floor), paint jobs are a half-assed mess. Doors in the bedrooms are cheap and hedges break constantly, along with sliding closet doors. The blinds are just as bad and cheap breaking at the slightest touch. Consistent garbage disposal, dishwasher and toilet issues. This place is a constant headache of needed repairs that unfortunately never seem to get resolved from the shoddy work.

The buildings have a lot of problems, long term leaks, not replacing carpets or moldy rotted wood, and critter and bug problems have taken over. They do not gut the apartments or usually even replace the carpets prior to the next tenant move-in without raising the rent considerably beyond the norm for the area. It's unsanitary and gave my son and I health issues while we were there. Stay away!

Currently at Balcones Woods and I cannot wait to break my lease. The people in the office are not very helpful. They overcharge you for rent and water(expect to pay around $200/month for water). On top of that you have to pay for cable. I do not even watch cable, but it is mandatory. These are not the only reasons why I want to leave, I am just tired of the roaches. They have roaches and cockroaches. Yesterday coming home from work I had to kill one that was 3 inches big. I keep my bedroom door closed, because they mainly come from the kitchen (underneath the sink, under the stove and under the fridge). I used to enjoy cooking, but I hate going into the kitchen in fear of seeing cockroaches. Just the other day I was making homemade pizza and a cockroach(yes some fly) flew from underneath the stove and unto my food. I had to throw the food away. They do have pest control, but when I use pest control the roaches come out more. I can't wait to leave this place. The only thing I like about this place is the location.

I really enjoy living here. Yes, the apartments are older, but there is a lot more grass and landscaping than more modern apartments. I have found management to be responsive to my requests.
