I have lived in many apartments over the past 10 years. This is by far the absolute worst one i have ever lived in. First, When i moved into my apartment the entire place smelled of nothing but marijuana and cigarettes. There were paint spots all over the carpets. I have never lived in an apartment where they don’t replace the carpet after each tenant. Then, i would get amazon notifications of my packages being delivered (they show pictures, clearly my door mat, clearly the right apartment) then when I would get home they would be gone- PEOPLE STEAL YOUR PACKAGES. Also My car was smashed in the parking lot of my apartment, with no note left of who did it. When I talked to the office they were completely useless and said they didn’t have cameras and to “keep an eye out” for other smashed cars and try to find out who did it and deal with it on my own (Which there’s no way to prove). This cost me an insurance claim and my premium to go up. I was constantly harassed with emails and signs about my dog with claims of not cleaning up after him to the point they would show up banging on my door. It got to the point where I would record every walk I took my dog on as proof. The neighbors are constantly smoking marijuana and it soaks through the walls- I was pregnant my time here and then had an infant, it is disgusting. The trash and cardboard area is always over flowing and homeless people SLEEP IN THERE. I was throwing cardboard away and a man eventually stood up and walked out with his backpack. For the money you pay to live here it’s absolutely not worth what you get. Then to top it off I just got my move out statement of almost $1000 to replace carpet that was already trash when I moved in. Don’t walk, RUN from the paddock club Brandon. It’ll be the best decision you’ll ever make.

Since we’ve moved in 3 months ago it’s always been something. We first dealt with the AC going out multiple times and having to put about 5 work orders in before we finally got someone to fix it. Along with other things like broken shelves and towel racks that weren’t fixed when we first moved it. All have been fixed now but it was like pulling teeth(staff and maintenance was very nice however). The most difficult thing here is the constant weed smoke. I have seen multiple people in the complex just smoking a joint walking around like it’s allowed, not trying to hide it. I smell weed in my apartment throughout the day from the fumes and other apartments connected. It’s ridiculous and it seems as though management might not want to deal with those people so they ignore it.

Since I’ve moved in approximately three months ago it has truly been a struggle to get settled here. The apartment was not move-in ready and we received the keys later than expected. My apartment still isn’t completely move-in ready. I had cabinet hanging off of the wall in the kitchen, I’ve had light fixtures fall straight out of the ceiling, the wiring in the apartment is wrong to the point of where half of the outlets don’t work. And my porch was completely trashed. The screens weren’t even successfully installed and when I stated that I would like to have the porch painted because there are crayon an animal stains on the porch They informed me that the porch is not part of what they renovate. So they don’t paint or redo patios. I definitely will not be resigning my lease here.

Everyone in this office is amazing. Everyone is so nice and when i need anything I’m always well taken care of usually one day one the latest I had to wait was 2 days! I feel safe, the grounds are always clean and nice. Neighbors are so friendly. They are also pet friendly and will take any breed and weight which is a huge plus for us bully breed owners. Highly recommend this complex! Coming from a 4 year resident.

I love living at the Paddock Club, I have never had any problems with this area,it's quiet and any service issues are handled right away.
The staff was really friendly and help made my stay pleasant and comfortable.
Safe, clean and great employees
This is a very nice property. The management is courteous and attentive to the needs of the residents. Property-wise, I would suggest better lighting at the corners of the roads within the complex. Even for a resident they can be difficult to spot at night. Also, better lighting and signage at the area where visitors check in/call to gain entrance to the property. The trash issue is major. Even with a compactor, it isn't a big enough place for a complex of this size. It would be awesome to have a valet trash service. Other than that, I really like living here. The grounds are well maintained, the buildings are attractive and the management is wonderful.
Overall the property is well kept. The service is prompt and to date has solved the issues that have arisen. The property can be subject to tenants who don't care and can be slobs, but again the maintenance staff does a good job. The animal flexibility is very nice and there is always available parking. The windows are only single pane so you can hear everything outside, plus the wood structure can make upstairs neighbors loud if they don't care. For a large apartment complex it's a good value and should be considered by anyone looking for an apartment.
Upon moving in Apr '18 was very pleased with livung here. However, the diversity has changed which has caused tennants not following rules, ie. Picking up dog waste, noise late at night, severe trash build up to name a few. The front office has done there best to notify tennants.Gated community gates should ALWAYS be locked.
I have lived here since August of 2018 and am absolutely thrilled with my decision. The real acceleration of appreciation goes to the maintenance crew. They have always had immediate attention to any of my needs. Excellent job. The staff in the office are the Best. I am planning to buy a house however, I am very happy here until I find the perfect home for me.
No,No,No, Don't Do It! Hidden fees that weren't discussed at lease singing and bogus fees upon moving out, carpet and apartment cleaning, cable etc. And they do not contact you about said fees just straight to collections.

Always had issues with bugs. The noise level with traffic is ridiculous!!! They charge for fees that's not even what it really is. After the 12 month lease they increase the lease by $70!

If I could give theme a negative star that would be more appropriate. They will rake you over the coals when you try to leave. We were without an AC for a week and had to live in our bedroom. I have lived here for over 4 years saving for a house. The property landscaping is beautiful. The apartment is subpar at best. The model they show is luxurious and then you get to yours. Completely a joke. They advertise upscale living which is a joke. The bugs, noise, and constant problems with their equipment doesn't turn you off. The mold in the AC vents will. They say it's just dust! Well will be posting pictures of our moldy vents soon. Stay away from Paddock Culb

Worst experience of my life. They are terrible. Shootings happen inside of this complex, they make you pay for trash that they do not pick up, and their lease binds your soul. Not only is it impossible to get out of the lease, even with death on one of the residents, but they also try to get you to pay extra by not telling you until 30 days before your lease is up that you need to fill out a notice to vacate form or else they will keep charging you "on a month to month basis." You will regret it if you decide to move in here. No stars.
After searching for several months we finally found the perfect apartment. Great area, close work, church and family friendly. The staff there were outstanding and did everything they could to get our application approved for which I cannot thank them enough. The layout is beautiful, comfortable and spacious. Neighborhood is wonderful, clean and well groomed. Not to mention their innumerable amenities. Very well recommended for any family with children or older family member. Closed for shopping areas, restaurants, and Brandon Town Center Mall. If you can move here - DO IT!!!
These apartments are mediocre at best several cosmetic issues inside, didn't come with all appliances that were listed I've had issues with bugs and lizards. Apartment is good size though good pools good sized garage although over priced. Overall good area but have some serious issues to work out I would not move back in here again.
