Property Ratings at MAA Brier Falls
Rent is pretty good compared to the rest of Raleigh and the size of the apartments. Close to shopping amenities. However, management is sort of iffy with being on top of things. Have neighbors that work on their cars, I think even running a car repair shop out of their garage at this point creating noise. Management hasn't done anything about it since its been going on a year now. Bug issue but probably coming from other tenants within the building (roaches, house centipedes, etc.). Maintenance is usually pretty good, though have had issues with them not being on top of fixing some stuff but they do end up fixing it and replacing broken appliances.

Recently moved here and absolutely love it!!! Updated and clean apartment!! And all throughout the apartment complex is lovely! Staff stayed after hours to help with a code for door problem and fixed ! Can’t say enough good!!

As required, I submitted a punch list upon moving in and only one thing has been addressed. There are so many issues here. Management is only concerned about full occupancy; not keeping tenants. It is impossible to work with them because there is an excuse for everything. Oh, they also charge you a fee to pay the rent. You are charged extra to just make the rental payment online. And of course, that is what they want; it’s a scam. If you are one day late, they also serve an eviction notice and take you to court. Because they can take more of your money. You are charged twice the regular amount for cable and internet because they have a contract with Spectrum. You are required to buy renters insurance and name the apartment complex as beneficiary and the rates are high. You are charged extra fees for everything. Water, trash, etc. and the trash service here is horrible. One dumpster for hundreds of units and every week you can drive by (it is right up front) and see how nasty the people are. There is always a lot of trash on the ground and overflowing from the dumpster. I asked for several items to be repaired and cleaned prior to moving in; not one item was repaired or cleaned. There is mold and mildew and spider webs in windows. There are large and unsightly holes knocked in the walls where a true drywall contractor would have used the proper tools. Maintenance has come in once, on a rainy day without wearing shoe coverings. They never came back to finish the job. There are so many issues here. I would never have moved here if I had known, but being new to the area, I did not know anyone.

Place is nice looking aesthetically, but don’t let that fool you... the AC cuts off during the summer season more than twice. It was a trail of ants everywhere in our apartment that we just got rid of an I know we didn’t bring them because we was here a year prior before and had no type of insect problem. The terminix spray they used didn’t work so we used our own little concoction an even that took sometime to help clear the problem up. It’s always something at this complex, smh

If i could rate this place a half a star, I would.. and that's because its the only way I'd be able to inform people to stay as far away from this community as possible. Ive had nothing but issues since I moved into this unit. And before you think this is a personal preference, I'd like to inform you that the entire building I live in also hates this place equally as much. There should be an ad posted in bright red letters "Do you like ants? Rather do you like ants living with you, do you also like living in a unit someone killed themselves in 6 years ago, better yet... do you like paying for a unit thats supposed to have 2 working ethernet ports but only one of them does because we're just too lazy to fix the problem the last 12 months we've known about?! Moved in in July. Apartment was not clean at move in. Complained nothing done so I hired professional cleaner and paid with my money. Various issues and some handled. But this month mouse got in somehow and being ignored. I want to move. Terrified or rodents. Mouse got in closet and destroyed clothes and shoes . Frustrated. No one seems to care in office

Despite what they might say, these apartments aren’t luxury. They’re just fine. The appliances function, but not well. The oven, for example, heats up to a temperature nowhere near where it’s set and takes way more time to preheat than the indicator says. (Want to bake at 400°F? Set for 450°F or higher!) Maintenance and landscaping show the priorities of this place are all about getting you in, but not keeping you. The landscaping near the leasing office is great, but our old apartment in the back of the complex? The “planter area” outside our building was planted with... unkept grass that was 4 ft high. Along Alm St., there is a firm line near the main entrance where you see the trimming stops becoming a regular priority. When they mulch once a year, 50% is washed away in the next decent rainstorm because they don’t mulch enough and don’t keep up with water drainage. Geez! In one place across from the playground, every time it rains, there is a “mosquito pond” that forms over a blocked drain that sits for weeks. It’s been this way for all of 2019. When something in the playground broke, it took almost 3 months to fix and reopen. Why? There are four office workers to just three maintenance workers responsible for all 350 apartments and all the grounds. So, if you have a maintenance issue, be prepared to wait at least 4 business days for anything that isn’t a major emergency. Then there’s the trash problems. If you care about recycling, you can’t do it here. There are 6 bins for 350 apartments. That’s about 20 bins too few. And the trash compactor, your neighbors will be too stupid or careless to know how to use. People just throw their trash around, never bothering to open the door and put their bags in. The layouts of the apartments work well, but the total package isn’t worth the hassle.
No property is perfect and judging from previous reviews that is what people expect. I have lived here for quite some time and am very happy. No complaints on my end. If you want perfection then you should by a house, because apartment renting is not for you! I love the girls in the office and the maintenance team always greet you with a smile.

I have lived in this apartment complex for awhile, but sad to say, management and maintenance has gone downhill BAD. Apartments are beautiful, but maintenance, management, and staff are HORRIBLE. I will not be renewing my lease as there are plenty of other apartments to choose from in the Brier Creek location.

I lived here for several years....they keep have a rotating staff and management. The staff is very nice but management keeps getting worse...it saddens me because I love the location and the apartments are nice but I don't know how much longer I handle it :(
I have lived at Colonial Grand at Brier Falls for three months now and I am absoutely in love. The apartments come with upgraded amenities, washer and drier and beautiful spacious balconies and well priced. I must also say a beautiful apartment complex is even better with an amazing staff. The Staff members are incredible and pleasant to work with and the maintenance staff is super quick. In all I can see my self living here for a long time to come. Colonial Grand isn't just the apartment complex I live at, it's my home.
We have lived at this community for several years now and have noticed things going downhill. Residents leave their trash in the breezeways or throw it behind a building rather than take it to the dumpsters. Even though we have notified the leasing office about the trash behind the buildings they are slow to clean it up. Unless you have a simple maintenance request, good luck getting the issue fixed. We had a issue with our heat constantly running but not heating. That took several maintenance requests before it was finally resolved but the issue also caused our power bill to be double for over 2 months. We have a current issue that we have submitted multiple requests on but has not been resolved. It is going on 4 months now with no resolution in sight. Other than these issues, the complex is located in a great location close to shopping, restaurants and easy access to the interstate. It is also close to the airport.
This place is an awesome location to brier creek shopping. Restraunts, shopping, parks, whatever you need is close to this complex. Awesome staff in the front thst have always taken care of me and could not be happier with the layout of the apartments. The pool is killer on top of everything else!
The view is beautiful. I have a pond in front of my apartment. The pool is resort style with a waterfall in front of it. My neighborhood is really quiet--I have had zero problems with noise so far. The staff is friendly. All of my friends are amazed about how spacious my place is to be a one bedroom. My only issue is with parking. I usually have to park far if I come home late at night. I wish they would regulate visitor parking because there is not enough room for everyone at my building.
The location is ideal and warranted, clean, & maintenance well. Shopping plazas, grocery stores, & the airport are less than five minutes away. Elementary school is walking distance, yet,school bus system will pick up. Middle and High Schools in Cary are ranked in the top 10 in Wake County.
Great Location, tons of amenities, and a variety of spacious floor plans. Residents make it a fun place to live. Leasing staff address all issues in a timely manner.
