Property Ratings at MAA Brookhaven
This has been the best experience I have ever had with an apartment complex. Initially when I toured the complex Kayla showed me 5 different floor plans. When I asked about vinyl flooring she had them installed before I moved in. The floor plans are incredible - only one of the walls in my apartment touches another unit! High ceilings, paneled doors, chair rail molding - i have a sunroom & a patio?! I’ve seen 3 tennis courts, I have a plot in the vegetable garden, there’s multiple places to wash your car. Everyday I realize something else I love about this complex. Hands down 10/10 would recommend!

Hi, we are very happy to have provided you with such a positive experience! If you ever need anything else from us, please feel free to give us a call or stop by. Have an awesome day!
The gates malfunctioned and closed on my car, causing significant damage to my driver side. I immediately reached out to the call center as it was after hours. The woman advised me she was going to dispatch a courtesy officer to me. I waited 40 mins for an officer to come or call, but no one contacted me for at least 24 hours. When Officer Spear did call me he made a multitude of excuses on why it took him 24 hours to reach out (he didn’t have access to his phone, etc). The leasing office manager Janel also sent me an email saying the property doesn’t have insurance to cover personal property damages and is not willing to work with me to resolve the issue. Honestly, the management of this apartment complex is awful! I DO NOT RECOMMEND LIVING OR VISITING HERE.

Thank you for your review. We are sorry to hear your car was damaged while making a delivery to one of our residents. Upon receiving your feedback, we inspected our gates and found them to be functioning as designed.
We took a huge leap of faith when we moved in because we weren't able to actually see the apartment before moving in due to the previous tenant handing in keys late or something, we were told. When we finally got to see the apartment, we were greeted with a horrible smell and a card that said the apartment was professionally cleaned. It absolutely reeked of smoke, and to people that don't smoke, that smell is very profound. We found lots of smoky cobweb gunk lining all the frames around doors and windows, on vents, covering the tops of kitchen cabinets, cabinets were stained brown, some cabinets had water and mold stains in them, hair was found in the bathtub, blinds were filthy and one had what looked like an old bloody thumbprint on them. Most of this we had to deal with and clean ourselves, only a few things were fixed by management. Which we were grateful for of course.. but it was incredibly obvious the apartment was not professionally cleaned.. or the business that was hired did not do their job correctly as these things that were filthy were things we have personally seen as being included in professional cleaning service packages. What made all that worse was that we even took pictures of everything and complained of the smell to which two leasing agents told us "Weird cause we didn't smell anything while we were there" which felt a little like gaslighting when at this point every friend and family member who has visited has also said it stinks as well. Another leasing agent also proceeded to mutter "this is stupid" under her breath while looking through the pictures we took. I know that the management has it in them to do a good job because we even saw another apartment in this complex that looked properly cleaned. Ours evidently needed a much more thorough cleaning because of the previous tenant. The filth itself I realize is not the fault of management.. but properly preparing the apartments for new tenants is. Rent costs are insanely high right now to be slacking on such an important thing to do for their prospective tenants. Just incredibly disappointed and feel duped.

The management here is simply awful. Hidden fees every time you turn around and the apartments are very overpriced for what they are. This apartment complex is trying to charge me a $900 "insufficient notice" fee when I moved out on time, and gave plenty of notice to vacant within their 30 days notice period. However, they're saying they have upgraded to a 90 day notice period which is completely ridiculous and I was never informed of this. I'm having to seek legal advice to fight them. Do yourself a favor and don't move here.

We are disappointed to hear that you did not have a more positive experience with us at Post Brookhaven. Thank you for sharing.
This apartment complex is vastly overpriced and the management is horrible. I haven't had a single good interaction with anyone from the leasing office. The mail room is backwards; I've lost over 5 packages in the 10 months of living here. The gates are essentially always broken or "under repair." The water seems to be shut off complex-wide about once a week to fix problems. I would not recommend this place to anyone.

Would leave zero stars if it was an option. I should have listened when I read the other negative reviews. I was falsely accused of having a pet in my home, and completely disrespected throughout the entire process. Angelica, a Post Brookhaven associate, notified me via email that I was violating the pet policy. I proceeded to express my questions/concerns to try and understand the accusations. In our email exchange, Angelica provided incorrect dates/time stamps and I proceeded to ask for more information which was granted with nothing but disrespect and disregard. I proceeded to call the corporate hotline, where I expressed my concern, and told them my horrible experience with the front office. As soon as I got off the phone, I received a call from Tynika, the property manager. During this call, she proceeded to badger me, and tell me that calling corporate would do nothing but lead back to her, and that I was going to deal with her. She continued to interrupt me, raise her voice, and belittle my concern for the accusations. So, I called corporate right back and filed another complaint. I explained that the horrible customer service was something I have never experienced before, and that it was unacceptable for any large leasing company to have people working in the office that treat their residents like this. I will continue todo so, because this is not the way you treat your customers. People spend their hard earned money to live in YOUR complex, and you have the audacity to treat your residents with such disrespect. I will not be resigning at this complex, and will never sign with any Post Property in the future.
Don't expect the Post to lift a finger for you if something serious happens. A pipe burst behind my toilet while I was at work, and I came home to every inch of my apartment covered in water with plenty of ruined belongings. The complex was 100% responsible for the flooding. The upper management at the complex handled the entire situation so poorly by not communicating well at all, and tended to be wrong about whatever they did tell me. I was not able to stay in my apartment for a week, and the Post did nothing to offer a temporary living arrangement and kept telling me "we'll speak about compensation after everything". That compensation amounted to them ONLY offering to pay the increase of my electric bill for the 5 industrial fans that ran 96 hours. They still expect me to pay full rent, even for the days I couldn't live there, and are not covering my insurance deductible. All I asked for was those 3 things - not having to pay rent for those days, the deductible, and the increase in the electric bill. In my opinion, that's a pretty basic request considering the situation. Not to mention the dozens of hours I had to spend going through the claims process, getting my apartment ready for the new carpeting (was told I had to do this at noon the day before), and commuting from much further away. They even tried to say that we could live in the apartment during the process, but anybody that walked in there could see that it was not habitable with the dehumidifiers hooked to the sink and furniture stacked in the kitchen/bathroom. I just did not expect such awful customer service from something that was no fault of my own and caused such an inconvenience

The apartments are outdated and bottom-of-the line for the area. The gates would often break and be left open for days at a time. The mailboxes were broken into while the gates were open. The new management (MAAC) is unethical and will charge exorbitant fees for routine wear and tear after move-out once they know you are not paying rent anymore. MAAC also increased the trash fee by over 100% but did not offer any improved trash service. At the end of the week the trash overflows from the compactor and accumulates by the gates in large piles, attracting rats. The gym equipment is broken more than they were functioning. Do not rent here.

Apartments are small, lighting is horrible, the new kitchen upgrades are ugly, my mirror is scratched and dirty, outlets don't work. I have had multiple problems and I have only lived here 6 months. The gate never works; I had to park at the gym and walk to our apartment on more than one occasion. There are carpenter bees all over the property. The finish on my bathtub came completely off!!!! They offered to fix it but who has the time and ability to not shower for 4 days while it dries. SO INCONVENIENT!!!!! The most recent problem is what made me write this review. Their Rent Cafe website malfunctioned on the 1st and 2nd of the month, they informed us through email only that we would need to bring in a paper check. As I was out of town I was unable to do so. THEN THEY CHARGED ME A LATE FEE. $107!!! They refused to reimburse me and then threatened to evict me if I did not pay by the next day. No one in the leasing office is friendly. They treat you like you're the inconvenience. The only good part about living here is it is close to my work.

Lived here for a year and had nothing but great things to say. I even wrote a great review on the place and referred them to multiple friends to check out. New management took over and after my roommate and I moved out this past June we were sent a bill for $236 for 3 carpet stains 3 months after we moved out. I called immediately to discuss this and was referred to the new manager. She was very condescending and un-professional when I asked how these charges came about. She has even been referred to as "hostile" on other apartment review websites. I asked when the carpet was last replaced, what their wear and tear policy was, and to see documentation, receipts, pictures, etc. and she told me that she would be happy to send them via email. This was about a month or so ago and I never received anything. However, over this past weekend I did receive a letter from National Credit Systems (a debt collector) saying I had 30 days to pay or else my credit would be affected. I called Saturday morning, this morning, and this afternoon and just got the run-around. I then called the corporate office for MAA and filed a formal complaint and let them know what is going on. GA State Law gives the property 3 days to complete the inspection after I (the former tenant) have moved out and I then would have 5 days to return to the property to oversee these outstanding damages that I am being charged for. This never happened and I am on the verge of filing a complaint to the Consumer Protection Agency and taking legal action against this company if this continues.

I've been a tenant in Post Brookhaven for 4 years now. Recently, there was a leak from the ceiling in our master bathroom and I called the leasing office to report it immediately as soon as the office opened that morning, the agent told me that she added my issue in the maintenance list and will send someone soon, It didn't leak the next day morning, I thought they fixed it, but it again leaked on third day, so I called them again to report it and there is a rude agent in the leasing office who is so arrogant and mean she asked me why I didn't call them again the very next day if no one came the same day ( how would I know if they went to second floor apartment to fix it or not), I was shocked to hear her speak in that way. I've reported the leak and its your responsibility to take care of the issue. Above all, she told me that their records show that our apartment, which we currently occupying is empty and that's why no one showed up to fix the leak. This is the most dumbest explanation I've ever heard. We moved here two months back, have been paying rent for past two months. I don't know what the management is thinking by keeping her in the leasing office. Is this the way you speak to the occupants? Is this the customer service you provide? The only mistake I did is I didn't make a note of the agent's name I spoke to on day 1.

We sincerely apologize for your unfortunate experience with our staff, as the satisfaction of our residents is our top priority here at Post Brookhaven. Feedback like this helps us evaluate management and make improvements where necessary. If you would like to discuss our actions and these issues further, please come by the leasing office or call us at 866-620-1130.
I love my apartment. First off my rent is so cheap and what I get for it is unbelievable. I live in the best area and it's like 2 minutes from work. Along with that my apartment offers free fitness classes which are legit and a full gym. Can't imagine a better place :)
Post Brookhaven is a great location. You have two gyms and 3 pools to choose from and it is close to town Brookhaven which has great restaurants and shopping. You are also close to grocery stores and anything else you would need so you never have to really leave Brookhaven to get what you need. Only complaint is the leasing staff could be a little more friendly instead of telling residents it's not their problem and to just deal with it. Also be careful of how they are about to switch to new system in water billing that bills for the entire property's water usage instead of each individual's water usage which seems very unfair.
Great location but the appliances and bathrooms are a bit old..
This complex is right by the Marta station and makes it very convenient to access all of metro Atlanta. Great pool, tennis courts and friendly neighbors. I would definitely recommend this complex to prospective renters. Jim
Great management. just moved in and they were very helpful. Cleanest apartment I've ever moved into.
LOVE post brookhaven. the perfect amount of city with a little suburb. high security makes me feel very safe. great management who are very helpful with whatever you need. timely maintenance requests and they run great specials if you sign at the right times. the amenities are great as well.
I have lived here for 2.5 years and am moving in December. This place was decent when I first moved in. I have had your typical apartment problems...leaks, neighbors, smells and incidences but the most saddening part of all is the management. The apartments are definitely dated and need some upgrades. Most apartments in Atlanta have the standard SS appliances and granite. But if you are looking for a decent place to live in a great location, this is the place. Here are some tips for a new person to the area or to the complex: 1. Whatever you do stay away from Lupe....she is super rude and not helpful at all. 2. You can not break your lease unless you have been transferred or want to move in 30 days and pay an additional 2 month's rent. Bummer but that is the contract 3. Don't let the leasing office grills and things fool you, they are only at that location so if you like to grill and live in the other phases, get some sticks and build a fire yourself. 4. If you are able to be home when they come for their inspections, filter changes etc do so....some of them forget to turn every light off in your place. OR forget to flush...thanks! 5. Be mindful of the train in the back...you kinda get used to it and don't hear it after a while. 6. If you don't like noise steer clear of the pool apartments...duh. 7. Safety doesn't seem to be an issue...I have seen some weird peeps walking around but other than that it seems to be A OK. 8. There have been occasional bf/bg fights in the parking lot after lots of drinking...it's more comical than anything. Hope that helps!!! I will be happy to get out of here come December!!!
This apartment complex is huge! It has three phases. Management is great. You can pay rent online which is very convenient. It is very easy to get in touch with management. They also throw social events periodically for the residents. They take excellent care of the grounds, which is great to look at but makes it difficult to sleep for those of us who work night shift. There are people out working on the lawn at least twice a week- which again is only a problem because I sleep during the day. The property is located in a great part of town, very close to many restaurants, publix, Kroger, etc. It is also within walking distance of a MARTA station. However, some of the property backs up against the MARTA, which runs consistently and can be very loud. There are several pools, tennis courts, and a couple gyms (small, mostly treadmills and free weights). Overall this place is great, whether you want to socialize with other residents or not. Just make sure your apartment is not up against the MARTA.
