I moved in about 2 months ago and so far it’s been only problem with management and maintenance. I’ve opened close to 20 requests for maintenance and what it doesn’t take a week for a visit, when I get said visit it’s a quick fix that doesn’t really solve the problem. I went to the office and there is not manager on site and everything is “solve” by a third party, to help the to help us, (nothing is solved whatsoever). Moving in was not an easy process either, you have two options don’t use a truck at all or carry or furniture for a long walk. Truck doesn’t fit in the garage and it’s not easy to use the dock either bc is narrow and hard to park the truck with access to the elevator. Also my animals are not accepted as my ESA, even with all the doctor documentation attesting that I need them. Apparently it’s a recurring problem with MAA in general. The women working in the leasing office are sweet but no help. Unfortunately so far I only had headaches and I’m struggling with simple things that could have been fix if someone actually care to take a look at it.
New staff new problems. Property is not being managed as well as it used to be and it’s getting old. Elevator is constantly out. Dogs relieving themselves inside the hallways and the elevator and it not getting cleaned for days. Amenities in the gym broken and never repaired. Things that would be apparent if the manager did daily walk throughs. This coupled with the rushed “renovations” really combine to create a poor experience. Hopefully the property management does not retailers for this review but instead does something about it. I knew what I was paying for when I moved in and knew this isn’t a luxury apartment but things should remain in more or less the same condition they were when I signed my lease.

I have only been a resident of MAA Buckhead for a week and the list of issues within my apartment is growing. The apartment has flooded multiple times, the A/C does not work, damage to the baseboards and carpet in the bedrooms. Do not move here unless you want to constantly submit maintenance requests that never get addressed promptly

I have lived in this community for 2 1/2 years now. I’ve had more problems than I can count since I began my stay at this community. First I had a roach infestation shortly after I moved in (which they refused to treat bc of Covid). I had to threaten them to let me out of my lease before anything was actually done. I had serious mold issues around my windows to the point they had to come in to treat the areas and reseal both the inside and out. I’ve had constant trash build up next to my parking spot. Keep in mind they also charge you for your parking space. I’d say it’s a little unacceptable for me to have to step over trash to get to my car. Yet again nothing was done. This is an issue at every trash chute all over the community not just mine. Its disgusting and shouldnt be a constant issue especially when calling this community “luxury living” I was never once reimbursed for any of the inconveniences that I am expressing on this review. I had my rent raised during Covid and now a renewal increase of $240 for an apartment that is one of the few left on the property not renovated. They refused to work with me on the rent renewal nor would they renovate my apartment if I agreed to renew. They told me all they would do is come in and paint the walls. Yet they planned to fully renovate it after I had moved out. To add insult to injury was the fact that NOT only were they advertising newly renovated units for the same price or less than my renewal rate but offering first month off specials. Yet the countless times I asked for a fair negotiation I received NO as my answer every single time. I’ve never felt more taken advantage of and I would never recommend this property to anybody. I would be very careful if you choose to live here! They care more about filling the units than they do the actual residents living in them.

I, unfortunately, had to move out due to work but the year that I stayed there was great. You are within walking distance of Buckhead Village. I left my apartment unlocked multiple times with no issues. The staff especially Troi was great. Super friendly and attentive to your requests. I had a great experience and would move back if I were to work in Atlanta. Covered parking, nice pool with barbeque area, and great value for the cost.

I think this apartment is fine overall, but expensive for what I've actually received. I've had numerous issues (dishwasher smell, dryer broken, faucets leaking, flooding) and I've only lived here 4 months.

Overall a good experience. The location is the best part of this complex. It's within walking distance to a lot of restaurants, bars, retail and fitness studios that I enjoy. I also like the finishes within my apartment unit. The cons are that the hallways and external sidewalks are filthy. Please leave their trash and pet excrement everywhere. It's disgusting. The leasing office was also a nightmare to deal with when I was trying to resign my lease. They were very unresponsive.

I have been living in a one bedroom one bath looking at the skyline since April 2017. My apartment was ready when I got here, the staff is friendly and really go above to help. while I wish they had parcel pending,the do log the packages. I haven't had any of mine lost. Maintenance responds quickly and the longest I had to wait was a week for my parttobe delivered. the pool is beautiful and at times there are parties but that is why I chose a street view. I do wish they had balconies to sit out on. the fire alarm hasn't been pulled in Months and the last time it was a firetruck showed up. over all the community is good, the residents I have met are nice and mind their own business, and I totally love the location.

This might be the worst place I have ever lived at. There are a lot of hidden charges that the leasing office won't tell you about. We had a valet trash fee of 30/month and then would get fined if we didn't follow the trash rules which were beyond annoying. Your bag had to be in their trash cans, you can't have more than one bag out and they didn't pick up on the weekends. Additionally we paid every month for pest control and still had bugs, at one point we had 20 cockroaches all around our kitchen which we complained about and they still didn't do anything. They supposedly had someone come spray it but we had cockroaches all through the summer when we lived there. Finally to sum it all up the agents at this property are there to make money off of you and they will do anything to do so. When we moved out we elected to do their express cleaning which was 150 dollars but then they charged us an extra 70 bucks to clean our place and then charged us another 90 dollars because we turned our keys in 8 hours late even though they knew we moved out a week prior. Again I would not recommend this place to anyone.

This complex is in a great location in the heart of buckhead. The apartments are nice and new. But the complex itself has some issues. One, they have lost mail/packages multiple times and done little to try to recover them. The pool turns into a frat party on the weekend, with people using glass bottles inside the pool area and throwing personal pool parties. The firm alarm is pulled at least once a week, and typically more. Again, this place could be very nice if management would just step up their game a little bit.

Lived here for 4 years. Have literally seen this complex deteriorate from decent place to live to a college FRESHMAN DORM atmosphere. If you are between 18 - 26 looking for a constant party environment this it the place for you. It is loud, rowdy, every weekend there are beer cans, pizza boxes, vomit, blood in the hallways, the fire alarm went off almost every weekend around 12 - 3a consistently - Expect it to get worse in the summer when the pool is open. Trash fills the hallways each weekend after all the partying and stays there until Monday or Tuesday because the cleaning crew doesn't work on weekends. Beware of what you put in the dumpster because there are multiple people including a homeless guy and a some guys in pickup trucks that come by once a day to search thru the dumpsters for God knows what. There are two elevators for the entire complex (one on each side) so be prepared to wait or walk up multiple flights of stairs. If someone parks in your assigned (leased $25/mon) parking space you have no recourse. Management will threaten to boot or tow cars illegally parked but never do - the gates are often broken - management office has seen a pretty drastic decline as well - I can remember when we initially moved in Nathaniel (leasing consultant) sent us a handwritten card and flowers - whenever we went into the office we were greeted no matter who the staff was talking to they always acknowledged you when walked in and even offered you water or cokes. Last time I was in there lets just say it wasn't the same level of service.

I have lived in this building for 10 years. Management company has changed about three times over the last 10 years. The management company that is here now is good. Making a lot of changes to improve and update the property in order to compete with the newer complexes being built in the area. Cheryl in the leasing office is great. She really should be the property manager as she is the go to person to get things done. And she's been in this leasing office for nearly 10 years. A good thing about living here is there really isn't a revolving door of employees. Letting you know this is a stable company and employees are happy here. Location is great you can walk to restaurants, shops, grocery store and even Marta. You don't have to get on the hwy to get to many areas of Atlanta such as The Vinnings, Smyrna, Marrietta or even Midtown, Atlantic Station, and Downtown. This area is very walker/runner friendly. I've never had any issues with bugs, noise, or messy neighbors. Every now again you may see left trash in the garage but they are pretty fast with getting it cleaned up. I would have given this complex 5 stars. However, the cons for me here is the forced valet trash service. We are charged nearly 30.00 per month for someone to pick up our trash. I think that should be a service people may purchase if they want the service. Also after being here 10 years the unit that I'm in now has not been updated like the unit new tenant will have. They will raise my rent in the amount of 150.00 or more per month to update my apartment. Other than that everything is great. Very nice amenities; state of the art work out facility, very nice pool and courtyard area with a huge movie screen, covered parking and again the perfect location. Can't really go wrong here at Allure in Buckhead Village if you have the money. Rent is a little expensive but comparable to everything in the area. Remember this is Buckhead.

I have lived at the Allure for 2 years. Overall I really like living here but there are a few cons. PROS -Great location. Walking distance to many of Buckheads most popular bars, restaurants, and shops. -Great amenities. All amenities are nice and well maintained. -Renovated apartments. All of the apartments have been renovated and are very nice. Granite counter tops, new appliances, new hardwood and carpet. -Great roommate floor plans. Rooms have their own "wings" and can be closed off from the main room. -Parking. Plentiful parking and plentiful guest parking. With its great location this is great for having guests. -Staff. Staff are great and very helpful. Maintenance requests are completed in a timely manner. -Secure. Residential areas have multiple layers of security. CONS -Relatively high rent. -No balconies. -Water bill is not tracked per unit, but rather the total bill for the whole building divided by the number of units. -Slow elevators.

I have lived in Allure Buckhead Since February 2015. I was attracted to this apartment building for multiple reasons. The location is walking distance to an abundance of nightlife, restaurants, retail shops, and public transit. There are two outdoor kitchens, an outdoor theater, and a pool with color changing lights that promote night swimming. However my happiness with Allure Buckhead was short lived. Upon moving in I noticed damages to my apartment. The weather proofing on the front door is damaged and loose. There is warped wood on the kitchen and bathroom cabinets. Some outlets do not work, and the gasket seal for the toilet is loose so it constantly runs. I noted the damages and submitted them to the leasing office, with no response. The shared office has been missing the computer and printer since I moved in, and talking with other residents there has been vandalism to vehicles in the parking garage. The elevators break almost weekly and the down time for them are on average a day with the longest down time being 5 days. Night swimming and grilling after 10 is now not allowed and the pool/grilling area is locked nightly. There is security in the garage at night which is a plus because there is an influx of homelessness in the area. This is an expensive place to live and in my opinion not worth the price.
