Property Ratings at MAA Carrollwood
I'll go ahead and paint a picture of what living in one of these apartments looks like. The AC units in this complex may be the same ones they had when they built the place 40 years ago. Our AC unit could not keep our apartment under 80 degrees and we spent on average $150 a month for a ONE bedroom loft apartment. And its not just the AC, its the terrible insulation and windows. After 5 maintenance requests of asking for a solution we finally gave up. When talking to other residents at The Links it seemed that this was a universal problem. If you like to sweat year 10 months out of the year this is the place for you. The staff and maintenance workers were actually kind and helpful, but this absolutely does not apply to the two managers on site. The move out charges of over $450 that we received were never once communicated to us in person, over the phone, or even an email. We simply received a bill in the mail a month later with no explanation at all which was after our final walk through. I am not disputing the legitimacy of these charges what so ever, however after doing a walk through with the manager I was told our final bill would be a $50 cleaning fee and if for some reason this were to change I would be contacted directly to discuss the reasoning. Never heard from her again. This bill had no due date on it whatsoever and nothing was communicated to us. As I was actively submitting weekly payments on this charge through the apartment portal as the bill stated, they sent our charge to collections, only one month after we moved out, and again with no communication or warning. To add a little more context to this, I was never once even a day late on a single rent payment for two years. And they send my move out charges to collections a month after leaving. The lack of communication by the general manager is enough to earn a 1 star review on all apartment finding platforms that are available. When I called to discuss I was met with a retaliating assistant manager who thought yelling was the best course of action to handle a confused former customer. The unprofessionalism of the management in this apartment complex is repulsive and I write this to send a clear warning to those who are attracted by the nice area that this apartment in located in. Look elsewhere, with the money you'll spend on trying not to pass out from a heat stroke each month you can find a much better apartment in a similar area.

We appreciate your honest feedback about your experience here. Our team strives to ensure a pleasant experience for all our residents, and we regret that your move-out was not up to our usual high standards. Please accept our apologies and allow us to make it right. We would love to chat with you about your experience in person at the leasing office or on the phone at 866-620-1130.
Best thing is the location and surrounding area. Apartments are old and constantly need maintenance. AC and windows are old and let in all kinds of posts. My apt always had spiders no matter how clean or how much I sprayed. Price of apts is good compared to surrounding apts but you get what you pay for.

While offering great value is important to us, we want there to be an equal emphasis on quality, but your feedback on our upkeep and maintenance standards suggest that we have additional work to do. We're sorry if any lapses in our service have negatively affected your enjoyment of your home. Please allow us the chance to make this right by calling 866-620-1130 at your earliest convenience. We look forward to hearing from you.
Nice overall except for loud neighbors that were thankfully evicted.
The Links is a beautiful place to live. The apartments are very nice and spacious and the residents here are very friendly. The downside is probably the rent, although the pricing of apartments are fair, if you are late after the first of each month, they charge $100 a day.
The good- staff is amazing! They are quick to address any issue. The property is well maintained, and the grounds are beautiful. The bad- the apartments are dated and showing their age.
It's fine
It is pleasant, quiet, and SAFE. It is surrounded by residential homes, so crime is less likely to happen.
I have had a great living experience at The Links, however, pest control is a HUGE issue.
I enjoy living at this property. Is quiet and I feel safe. I wish we could recycle though.
Love it. I love the location, my view is amazing. The easy access to everything.
Good overall, pretty quiet overall except for one louder neighbor, nice location, grounds are maintained fairly well and looks nice. Rent is fairly high though and yearly rent increases are too much!! When compared to other apartments and other locations, rent increases here are over double what they are elsewhere in many cases. For this reason mostly I am considering moving when my lease is up. Thanks
This community is the perfect location for shopping, dining and fully enjoying everything there is to do in the Tampa area. The community is quiet, well maintained and is a lovely place to call home. If you?re looking for tons of amenities or fancy living, this may not be the place for you, but if you value privacy, tranquility and enjoy a large space for a reasonable rate, you?d definitely want to consider the options available at The Links.
Nice and quiet, excellent office staff. Units are old and need to be updated.
DO NOT, I repeat, DO NOT MOVE HERE. We moved in to a model that was NOT completely taken care of; fleas in the carpet, the toilet leaked, we had roaches and water damage all over the place! The only redeemable quality about this place is their maintenance men, who are prompt and efficient. I just moved out and when I asked them about the small hole my cat ripped in the carpet I was told it would be taken care of by a small board and not to worry about it. We also patched the holes in the wall and wanted to paint over them, but was never given the paint so when I asked them about it as we ended our lease I was assured I wouldn't be charged. Lo and behold, I get an email saying I am in deliquency and owe them $600 for "ruined carpet, pet damage and picture damage". These people are snakes, would 100% recommend avoiding at ALL COSTS. There are plenty of other beautiful complexes nearby!

Thank you for bringing your concerns to our attention and for your compliments to our maintenance team. We understand that our damage policies may be frustrating, and we apologize if there were any miscommunications regarding our fees. Please know that our residents comfort and satisfaction is our top priority. We are happy to discuss this matter in more detail in person at the leasing office or by phone at 866-620-1130.
This apartment complex was at a fantastic location, had great plots of land surrounding it, and it was nice to have a covered parking spot. All these things were great, but there were also a lot of unfortunate things. The garbage dumpster was always overflowing, the air conditioners are 100 years old, the windows were completely inefficient, and the sprinklers were always overflowing into the streets (complete waste of water that was never fixed). Our electric bill was over 140$ a month because of the inefficient windows and old AC unit. When we moved out, I decided not to get the cleaning done by the complex because I am a clean freak and thought it'd be way better done by me, not to mention saving 150$. I spent over an hour cleaning the oven from 1973 and it came out looking 300 times better than when we got it. Our fridge and freezer was bleached and disinfected as well as the tub and toilet. However, they deem it necessary to charge us a ridiculous amount for a perfectly clean apartment. Well, as clean as an apartment from the 70's can be. If you love snotty management, ancient appliances, and overly priced ridiculous charges, this is the place for you!
DO NOT RENT HERE!!! HORRIBLE MANAGMENT WHO DO NOT TAKE RESPONSIBILITY!!!! Our car was vandalized by another tenant who is, and I quote the arresting officer, "a nut job." Two different sheriffs on two different accounts advised that the management office was aware of this man and has had countless complaints and they were already in the process of getting him evicted. The management office has accused the two officers of the law of lying to us on each account saying that they were never perusing eviction prior to this event and never knew of this guy being violent. But the complex's insurance company confirmed that they were infact already perusing eviction prior to our car getting vandalized so clearly the office knew this man was a threat to the community. Now we, the victims of this senseless crime, are being penalized as we have to put everything on our auto insurance causing our rates to sky rocket for an event which could have been prevented by the office. I understand that the office must protect this mans personal business but they could have easily made th community aware to be extra cautious. Their negligence has caused this. MAA and the Links should be held partly responsible for the financial burned we now face!!!

We greatly appreciate the feedback you have provided us on the issues you have experienced with your fellow residents. Your satisfaction is extremely valuable to us, and we want you to know that we will work to do everything we can to resolve these issues. Please give us a call at 866-620-1130 or stop by our leasing office so we may discuss these issues in greater detail.
These apartment homes are nestled away in a sleep neighborhood in the Carrollwood area of Tampa, FL on the Carrollwood Golf Course. Our two bed, two bath loft apartment is spacious and nicely insulated. Between the first and second floors in 5 inches of concrete. Maintenance staff are on site, 24 hours a day for assistance for any reason. This complex allows very large dogs with a small monthly fee of $12 per pet a month. Rent varies from building to building depending on your location to the golf course. Our unit has washer & dryer hooks up, and a great view of the golf course. We are shaded on both sides of the apartment, which is helpful in the summer time in the Florida sun. The office staff are polite and helpful. The pool area is always clean. There is a laundry facility on the property as well as a car washing area. The staff host events for the residents and is willing help with resident based events, i.e. Pampered Chef Parties, Origami Owl, etc.
