True to its name, College Downs rests directly south of the University of North Carolina-Charlotte. Along with its proximity to campus, College Downs attracts renters with its abundance of amenities. Along with housing its own restaurants, big-box stores, and other establishments, College Downs is surrounded by commercial hubs like the Commons at Chancellor Park and Shoppes at University Place. Reedy Creek Park and PNC Music Pavilion, a popular venue for festivals and concerts, are also convenient to the area. For even more shopping, dining, and entertainment options, Downtown Charlotte is just nine miles away. The neighborhood’s lower cost of living and affordability is another reason why the area is one of Charlotte’s most popular neighborhoods. Student apartments, condos, and houses are available for rent at various price points.

Property Ratings at MAA Chancellor Park
Don’t live here. They have roach infestations and the leasing office only wants your money. Run far away from this place.

The worst complex ever, they do not care about their tenants, they do not return calls/ emails sent about issues you are having, this apartment is very old and nasty and over priced. They will lack accountability and show no compassion to their tenants, the worst experience! DO NOT MOVE HERE. The crime rate has also gone up it is not safe, they will try to trap you in. Corporate does not respond to your emails as well. I will never sign with MAA again. TAKE HEED

We are disappointed to hear that you did not have a more positive experience with us at MAA Chancellor Park.
First let me start off by saying if I could give this place a -5 I would. I have always been the type to never read the comments or go off of comments because all you see is bad never the good. But the comments that you read for this apartment that are negative please take it serious. My first two months of living here was wonderful but after that it all went down hill. This is the worst apartment that I have ever lived in, I would not recommend this place to NO ONE. The staff never answers the phone and they will tell you to leave a message and they will get back with you but they don’t. You have to call multiple times back to back just to get anyone. They let anybody move in!!! I’ve heard multiple fights from different homes, gang slag, and multiply cars being broken into in the one year that I was living there. They place ridiculous fees on your account without any notice or explanations. Their moving out policy is outrageous and you have to pay for things even if it wasn’t damaged or dirty. PLEASE DO NOT PICK THIS APARTMENT FOR A HOME FOR YOU AND YOUR FAMILY !
Property Manager at MAA Chancellor Park, Responded To This Review
We are sorry that you feel this way about your previous experience living in our community. We strive to be as clear about our polices as possible, and we apologize if there were any miscommunications about our fees or move-out policy. If you have any additional feedback for us, please let us know by calling 866-620-1130. Thank you.
I would recommend for NO ONE to live here. I have lived here for 5 years and since a transition into new management, I can see a steady decline in not only the service but the increase in rent as well as the poor upkeep of the property. When I moved in, there was a gate which was important to me as I am a single female. About a year ago, they removed the gate but didn't notify anyone about it nor offer any explanation. It wasn't until I called corporate that I was given a response of "It was too much maintenance so we've found it cheaper to hire a patrol officer. Granted, the officer does ride around at night but I have never seen him get out of the car OR drive slow enough that he would have a chance of seeing anything. Aside from that, any maintenance issues that to have are not addressed immediately nor do they seemed concerned with urgency. Another amenity that was removed without decreasing the ever rising rent, is access to the facilities that are supposed to be 24 hours. Apparently since the gym has the same access gate as the pool, they started closing it early due to neighbourhood kids using it after hours. So, instead of utilizing the patrol officer to monitor the pool, it seemed easier to them to deny the ammenities that I agreed to pay for. This apartment isn't the worst apartment ever but the decline in appearance and service is rapidly accelerating and I project that in a year it will be. When you come to visit, they will be the nicest most welcoming to get you in but that doesn't last long. I have seen soooo many moving trucks and heard stories from the neighbouring complex about how a lot of tenants from the property are coming over in droves. Take my advice and find another apartment complex to call home. If you must live here because the move-in deal is too good to walk away from, make sure it is your last resort.

We sincerely apologize for your negative experience, as the satisfaction of our residents is our top priority here at Colonial Village at Chancellor Park. Feedback like this helps us evaluate management and make improvements where necessary. If you would like to discuss our actions and these issues further, please come by the leasing office or call us at 866-620-1130.
It is impossible to describe how bad this complex is in 50 characters but I will warn anyone who is thinking about living here to turn and run the other way. While it might look clean at first glance, it is run down and extremely dirty. The management is shady and they will never fix or improve anything. They will charge you extra fees and screw you when you move out. Trust me, do NOT rent here there are many many other good properties in Charlotte.

Like other complaints, the windows are poor, cannot even open them because they are painted half way shut. Our first day there, the AC was broken, which they did fix. My first week there, my car was broken into. There's domestic violence and other breaking and entering around the area. We originally thought it would be gated, but then after promising to repair the gate, they completely removed it. Our mail box key hardly works. The pool and gym gets vandalized. The manager and some of the workers are extremely rude when you push your issues. Residents are always shooting fireworks. And last but not least, we cant keep pottery outside because someone decided to throw it, and smash it against our front door at 1AM one Sunday morning..... Managers said "oh, its summertime, its hot out so people tend to get rowdy..." wth!? We filed a formal complaint, in which no one ever touched base with us. A pro, they are pretty timely on maintenance requests.
Someone near me smokes and I can smell it in my apartment. The windows are old and not energy efficient. I buy replace my own air filters because they use the cheap ones and try to hold out on replacing them. The walls and ceilings are thin. I can hear my neighbors. It’s close to UNC Charlotte. Expect loud music, parties, people driving fast, etc. The office has never answered the phone when I’ve called. I’ve called from my cell, while in the office, and watched as (3) people ignored the call. There is a mandatory $50 “MAA connect” fee added to the rent each month. You will be charged a $50 fee, every month, weather you decide to use the online portal or not. I use it to automatically pay my rent from my checking account for (2) MAA properties I’ve lived at in the past (4) years. When their system crashedI was charged a fee and issue an eviction notice with an additional processing fee. I had to visit the office to go over my payment record and fight the charge for an account that’s been on auto pay, and in perfect standing, for the last 4 years. They refunded my money eventually, but not willingly. This has happened twice. Reoccurring monthly charges: MAA Connect ($50) Trash ($9) Pest Control ($5) Utility Billing Fee ($3.75 Water (Based on use) Pet Rent ($10 per pet) I notified the office of a leak under my sink shortly after I moved in. It took threatening to complain to a higher authority and over 14 months to fix the leak. They tore out the soggy particleboard under my sink, exposing mold, (this explains my respiratory problems while home) bleached it while I was there with my pets, and left it for days before replacing the wood. My toilet slowly leaked. This went on for over a year (costing me more in utilities). They could not fix it and eventually replaced the toilet, but not willingly or quickly. You don’t have to search hard to find trash around the property. I frequently see entire trash bags and debris left around the property days on end. The pool was trashed and shut down for a week - during a holiday weekend, because people threw planters, emptied fire extinguishers, and threw weights in the pool. On holidays and nice weekends I’ve met people from other properties that come to use the pool and grill. It can get very busy and I’ve never seen anyone check to see if the people using the amenities actually live here. The gym is missing weights or parts to the equipment. Kids hang out unsupervised.
I currently live at Colonial Village at Chancellor Park in Charlotte, NC. I am enjoying my apartment. It has great amenities, especially the pool area. The only concern I had with the apartment is that my first couple of days there, I saw roaches. The complex had someone come out to spray fairly quickly (within a couple of days) and aside from 2 dead ones, I haven't seen any others yet. So overall, it's a nice place to live. Fairly quietly, aside from normal apartment noises. I would love to see them fix the entry gates and clean up around the garbage and recycling areas though. The staff are very friendly and helpful so far. Since I haven't seen any other bugs, I have no other problems with the place.

I have been on my apartment for 6 years and I don't have any major complaints. The staff here is cool, if you call for maint. They come the same day or at least the next day. My cable is included in my rent which is cool. Of course you deal with the normal apartment living things.. neighbors and what not.. but the apartment and the apartment complex it's self is a good choice to live in. My bathroom is large and we'll lit. I have an open kitchen that looks into the living room. If you are a single person just looking for a comfortable place then I would suggest this complex.
Every month the rent is different. It goes up and up constantly
