Property Ratings at MAA Charlotte Ave
My initial experience with the management was unwelcoming. I had to contact corporate in order to sign our lease due to biases toward college students and their financial capabilities. From then on, it has been unpleasant. The luxury aspect should be taken loosely. The air conditioning rarely worked and the upkeep of community spaces was poor. They do not care about their residents. The walls are very thin and you can hear everything your neighbors do. Beware of the train that travels multiple times throughout the day and night. It kept me up at night as well as the proximity to the hospital. The only internet provider is ATT and it was very inconsistent which affected my academics and employment. Finally, they will sneak in charges at the end of your lease if you do not pay attention with ridiculous amounts and reasoning

Having lived previously in a luxurious apartment in the same neighborhood, I was honestly surprised to see the quality of all the amenities this apartment has to offer. The cyber cafe is great for getting some work done. There's free coffee and even a gift wrapping station (It doesn't seem very useful, until you need it!) The gym is phenomenal and largely free. You don't need a separate gym membership if you are looking for a place to do your regular routine. And of course, the outdoor and indoor lounge is a great space! Overall, the whole place is very spacious, clean, and well thought-out. I love to have friends over. Of course most importantly, the apartments themselves are very nice! I lived in a Vivint Smart home. Connected with my Google Home Mini, I could voice activate my lights, unlock and lock my door via my phone, and control temperature! The kitchen is spacious and stocked with the newest appliances, but a fair warning, I lived on the 2nd floor at the corner of the building and could hear people in the dog park and the train pretty loudly. But it didn't bother me too much. Lastly, the maintenance team is phenomenal, they are punctual and know how to do their work, trash is picked up Sunday-Thursday without fail, and the office has largely been very accommodating and speedy in their response. If you are looking to stay in Midtown, this is the apartment to be in!

I’m in my 2nd year of living at Charlotte at Midtown. It is extremely convenient for me for work and not having to fight much traffic everyday. It is easy to get an Uber or Lyft for very little to downtown. My only complaints would be the person above me if very loud and their seem to be a lot of people that Airbnb their apartment though I do think the office workers are trying to fix that. The staff is awesome and so friendly! The dogs parks are great and love that the community is so pet friendly! I would highly recommend just wish I was on the 5th floor.
For me, the best features of living in this community are the free coffee and cyber suite, social events, helpful and friendly staff that are responsive to concerns, and location just outside the city center. I've lived here for 3 years and wouldn't choose any other apartment complex!
I've lived here from June 2017-January 2019 so far. During my time, I've experienced nothing but great service. A timely and friendly maintenance staff, great accommodations, and superb leasing agents. They communicate community-wide news appropriately, host fun holiday and weekend events, and continuously improve our infrastructure and amenities from surveys and tenant feedback. I plan to rent from MAA's Charlotte at Midtown until I purchase a home of my own and look forward to the many summer days by the pool and cozy winter days with my pets in the comfortable living environment.
Overall a nice place to live. Main office and maintenance requests are very responsive. A big dog park with a friendly community is a plus. They have improved security in and around the complex which is great for peace of mind. Hallways are tile and can echo quite a bit. Noises from the apt above resonate down below which can be distracting; not much noise coming from adjacent apartments though. The top floor is key to quietness. Great cybersuite for coffee, working from home, and even gift wrapping.
The leasing office is very friendly, but moving in was difficult. They just kind of give you your keys and let you go without direction or suggestion. The complex is kept clean and stays fairly quiet. The gym has everything you need. The dog park updates are great! We LOVE trash valet! One suggestion we would like to see would be a possible water fountain in the gym.
It's a nice place for a single professional to live, close to everything downtown and the interstate. Building is nice, secure and kept clean.

I stayed at this property for 2 years, primarily due to the pricing and the offer of free months rent upon initial signing and upon renewal. Pricing was very good comparable to other units in the area, but there are several negatives to the complex that should be considered if you are looking for a place. You will constantly here sirens at all hours from the hospital located adjacent to the property, there are train tracks directly behind the property as well so you will hear that horn from that multiple times throughout the day (DO NOT live on the backside of the building). During our time, there were at least 6-8 times that the fire alarm was triggered, several of these instances were in the middle of the night. On multiple occasions, I witnessed fights in the courtyard or common areas among residents. And upon move out, be prepared to have the property threaten you with "move out" costs, which are essentially the property trying to pass on normal move out expenses that the property should pay on to former tenants as a money grab. I would not recommend anyone to live at this building. So many options in Nashville, there are much better choices!

Mostly clean, sociable, & great city views
The apartment itself is very nice. When I moved in I had a broken washer, and when it was replaced, it was actually replaced with a broken dryer so that was a little frustrating. Aside from that the only negative aspect of my place at Charlotte at Midtown is the trains. I was warned ahead of time about this issue but trains go by much more often than what was initially expressed. I will say I can hear the people above me everyday, but so far I haven't heard anything from either apartment beside me.
I've lived here for only 4 months, but it feels like a lifetime that this has been home. I have always received prompt responses to any concerns I have. From the constant events, the team seems to want everyone to enjoy their experience there. In the time I've been there, there have been continued improvements and common ground areas are always clean.
Overall great experience. My only complaint is not having a keypad on the side doors in the courtyards leading into the 2402 building. They complain we leave those doors propped open but that?s because there is no keypad on it. It would be greatly appreciated if one would be put on there. Thanks!
Absolutely love the community and amenities.
Location is convenient and close to downtown. We love the facility and the layout. It has a great dog park and great common area. It is a bit of a younger crowd, I would not recommend for families since noise and partying is a bit of an issue.

Overall good, but there are some places where they fall short of their established standard. Really enjoy the cleanliness of everything. Parking is probably my number one problem. It?s hard if you don?t get home before 5 o?clock each night you have to park on the roof which is hard especially when you live on the first floor on the far end of the elevators. Also the new maintenance crew (while some of them are at least cordial) don?t really seem to know what they are doing and don?t get much done which is a bummer. Really enjoy the leasing team though, they are usually really on it and want to make everything right! Also really happy with the frequency and quality of events .
In few ways do I truly have regrets. Foremost among them is signing on at Charlotte at Midtown. There are two primary reasons: 1. Train noise. It is right on a major freight track. The first apartment I was in was right on top of it. It is impossible to sleep, I literally feared sleeping, because jarring blasts of the horn would come through five, six times a night. I moved to two different apartments, all heard the train, even the ones on Charlotte. For this reason alone, there is no reason to live here. Honestly, they could not pay me to live here. 2. Management company: during my stay, the management company shifted. Though the first management company was inept in many ways, they weren't callous like the new one. On my way out, they charged me all manner of fees and nonsense I did not owe. Apparently it was not enough ruining months of my life - now they need to attempt to ruin more into the future. I moved in uninformed, regrettably. You are not. Do not make the same mistake I did - there are dozens of identical buildings throughout Nashville. Pick one of them. Any of them. They'll all be an improvement.
Apartments are nicely designed, however the noise is bad. I can hear the tenant above me much louder than normal. You can easily hear conversations in the halls and in the courtyard. Construction mess and construction noise is expected but for how long.

Aspire Midtown is the best new place to live in Nashville. It's close to everything, yet doesn't have all the party and music noise that some of the other apartments have on Demonbreun or in the Gulch. "Joy Ride" carts are everywhere and there's always Lyft or Uber. Not to mention Aspire Midtown has bicycle storage that's awesome. Work close, play close, have fun in the apartment community with your neighbors, but have the ability to slow down and relax in a city atmosphere. Love it!
