How is their rating this high? I must be a magnet for poor service. I moved here in July and was excited but that quickly changed. Within 2 months. Issues with the washer, then the dryer, the kitchen fawcett dropped water on the counter from the base and the water pressure was extremely high followed by the HVAC leaking water from behind the lock door. My latest complaint is a simple lawn care issue. Since Sept. 19th I have requested to have the bush trimmed down in front of the master bedroom window and the patio. It’s a safety issue as we have no visibility and I’m on a lower level. I was reassured it would be taken care of twice it wasn’t. Fast forward to this week and I follow up via email- heard nothing. Sent a second email - nothing. Called and left a voice Mail…. Nothing. I work from home so I know when the lawn folks are working. I had to physically go over there and confirmed receipt of my emails but it was too late to have the bush cut down BUT once again assured it would happen next week. I have lack of confidence as they didn’t show basic customer service skills.

My wife and I recently moved here about 10 days ago, and so far, our experience has been great. We were on a time crunch to get moved into an apartment, and the leasing office staff was very friendly and helped us complete a next-day move in on very short notice. The pricing is reasonable (in my opinion), the complex is very clean and well kept, the neighbors in the community are very friendly and welcoming, and the maintenance staff is very timely with their service. Upon move in, there were a couple of light fixtures not working, and our sink was not draining, and a maintenance staff member was at our door within 5 minutes. He had everything back to working order within another 10. Aside from those minor issues, we have had no other problems with the unit itself. So far, I think the only complaint would be that there is only 1 garbage compactor and 1 recycling compactor on opposite ends of the complex. Most night, they have valet trash which is very convenient, but if you have multiple bags of trash or larger items that don't fit in the provided can, you either have to walk or drive it over to the compactors. Other than that, I am very satisfied with my apartment and the complex as a whole

Be prepared to pay an extra $1000 when you move out for a carpet replacement regardless of the condition. If you read other reviews you can see proof of this. I had a pre move out inspection with the property manager who said they would only be charging people if there was visible damage to the unit… I kept my home extremely clean intentionally so that we wouldn’t be charged ridiculous amounts of money moving out and we still were. They are charging people for marks left UNDER the carpet so make sure you never spill a glass of water here, it’ll cost you a grand. The cheap blinds will cost you over $100 and there’s absolutely no possible way of keeping them intact because every time you open them one will snap off. These apartments are cheaply made and overpriced and they will nickel and dime you on your way out. They won’t do anything to work with you with these charges either. We had a 13 month lease here and had numerous issues with our refrigerator which caused us to lose hundreds of dollars in food over the course of a few months until they finally decided to replace it. The walls are extremely thin and you will hear absolutely everything from all sides of the unit and the hallway doors slam and shake the building whenever someone comes in or out. There’s no where for packages so they’ll just be thrown in the hallway regardless of what floor you live on so anyone can just pick it up and walk away. Our car was broken into in the parking lot and nothing was done about it as well. I do not recommend Cobblestone square to anyone in the Fredericksburg area.

We had an emergent issue come up with our previous land lord that forced my family to have to find a place fast. We have always loved the downtown, so we took the unforeseen move as a chance for a family adventure to live so close to everything in the downtown area. Though the space is much smaller than our previous home, we have adjusted nicely due to the comfy accommodations, the great amenities, and very friendly staff. The food trucks that periodically visit the grounds have always been great. The gym is open 24 hours and is great. My wife, son and I visit the club house often for a game of billiards, shuffleboard, chess and take advantage of the great coffee machine. Definitely enjoying our time here.

very nice ,clean and well maintained
Overall: pleasant. The rooms, buildings, and grounds are great. The price is a little high, but it's worth it in my opinion. The price difference between single and double rooms is a little ridiculous; that is, single rooms are only a couple hundred dollars less per month than most doubles, but doubles have about 55% more square feet. There have been some issues with the AC in building hallways/stairwells/elevators that took many hot months to get fixed. It feels like every time I have an issue only two individuals on staff are of any help, and I've heard similar complaints from other residents. The gym, club house, trash services, dog park, and walking path are all great. The lack of visitor parking/guest passes is a little ridiculous. I was told over a year ago that they'd be adding more visitor spots near the recycling bin next to building 823, since many of those spots are rarely filled, but none have been added and I've heard nothing about it since.
I love living at The Apartments at Cobblestone Square. The environment is very beautiful, peaceful and inviting. The staff is very professional, kind, courteous, knowledgeable, and accommodating. My room mate and I share the same feelings. We have both established a positive rapport with all the staff members we know. We are very satisfied having chosen the Apartments at Cobblestone as our home.

Every thing has been GREAT. All personnel, office and maintenance, are exceptional. The property is maintained, almost park like. The convenience to downtown Fredericksburg and the train station are other terrific benefits to living here. I have recommended Cobblestone to many people.
Living here is ok. No real problems. Pool closes too early in the year. The mulch in the dog park isn't turned. The dog park area needs lights, and the needs to be more posts for cleaning up your dog.
The location is my #1 selling point. The staff is friendly, the maintenance requests handled quickly, and informational emails sent timely. I've been disappointed in the fitness gym....tv's on cardio equipment seldom work and often only have paid advertisements to view, usually out of disinfectant wipes to clean equipment. I was also disappointed in the short open dates of the pool and the many times it didn't open on time due to no lifeguard.

I really enjoy my living space here at Cobblestone in Frederikcsburg VA. It is quiet and my neighbors are cordial. I have lived at other apartment complex?s in the area and this one is exceptional!! I live that is in walking distance of downtown and the train ! The common area and pool are always neat and clean . The maintenance staff is diligent and gets a work order done immediately. I would highly recommend this property !!!
I am going on six years living here. There have been ?bumps in the road? with the changing of Property Managers, but things have now settled down. Jeff has been a ?blessing? and is on top of things. He is a joy to work with.
Great community near downtown. After a couple of years living here, i love it. The only downfall is the rent increase yearly because of location & other factors; but other than that its great renting here!
Great location, all the amenities, nice swimming pool, staff is always nice and helpful any time I?ve needed anything. My only complaint is that the floorboards creak really loudly above my bedroom when my neighbors upstairs walk around.
A lovely complex, convenient to Down town!
I enjoy it. However, every time I see dog poop on the sidewalk, in the grass, on my grandkids shoes, or any fecal matter infuriates me.
Well maintained property. The staff are always helpful. The residents all seem to appreciate the need for consideration for others. Being a pet-friendly property is a plus (and my only suggestion is to repeatedly emphasize the need to clean up after your pet as well as an emphasis on keeping the doggie "poop-bag" dispensers stocked. More of these dispensers in "strategic locations" would also be a boon). Overall, my experience at Cobblestone has been outstanding.
Clean, quiet, friendly, it's my home
Cobblestone is great. The staff are always friendly and willing to help, even in unusual situations. The buildings are well kept and maintenance is always ahead of the game. The location near the VRE and downtown Fredericksburg is excellent.
If there's a problem, management will find a way to make it right for you. Maintenance team is outstanding, and will go above and beyond to fix the issue.
I've loved living in these apartments. I only have one complaint: my building (and apparently a few others) haven't had A/C in a few months. These months also happen to fall during the entirety of the summer. The individual apartments have A/C, but the hallways/stairwells/elevator don't have any. Going to your apartment in a 93F hallway/stairwell/elevator is annoying, but more importantly it's costing all of the residents more money to keep their rooms cool. I've spoken to the office about the issue and they said that they've brought it to the attention of the higher-ups, but they can't know when anything will be done. It's not the office's fault, but it's ridiculous that it's taking this long. I guess my complaint is less about Cobblestone and more about MAA, the company who owns it.

My roommate and I moved in nine months ago, and we'll be leaving when our lease is up. There's a lot to like about Cobblestone - it's within walking distance of downtown and the VRE, the apartments are spacious and modern, the grounds are well-kept, and there's a clubhouse, pool, business center, and 24-hour gym available to all residents. However, it isn’t a place for the price-conscious. Going by the base rent alone, Cobblestone is already the most expensive apartment complex in Fredericksburg. However, once you factor in all the fees and expenses they’ll charge you throughout your residence, the prices are truly exorbitant. Expect to pay an additional $384 per year for valet trash service that is frequently skipped and “pest control.” If you move in, expect the leasing office to “forget” about any discounts or special offers they promised you, unless you call and visit their office in person at least three times. If you refer a new resident, expect them to reject your referral bonus unless you can offer incontrovertible and impossible proof that this person moved in solely because of you. Expect unexpected expenses, like a $50 new account set-up fee to pay your rent online, which they require you to do. And when they contact you about lease renewal, expect sticker shock, because everything will be 5%–10% higher than last time. The good news is that nothing Cobblestone offers is exceptional; you can find a dozen new apartment complexes with the same amenities for 25% less, and that’s where my roommate and I will be in three months.

Cobblestone decided to reseal a large amount of parking spots, forcing me to park on the street. They claimed overflow parking would be available, but they was a lie. This is completely unacceptable for the amount of rent I pay. I could easily get a mortgage for less than I pay. I will not be resigning when my lease is up. Frivolous noise complaints are also a problem. I had the cops knock on my door while I was doing dishes. The TV was not even on. I'm not joking. I would recommend either saving up for a department or finding someplace cheaper if you went to live downtown.
Lets see... They just virtually doubled the trash fee without notice... They are now assessing a separate pest fee (isn't that the property's responsibility as part of the rent charge?)... They just spent money to wash the exterior walls to paint them into the new company colors, to include balconies. However, they only power-washed the walls to be painted and not the decks despite having residents clear the entire balcony. They spent a bunch of money on new furniture in the common areas and pool replacing furniture that was absolutely fine as well as painting the fitness area which didn't need it. They just made modifications to the dog park that are incomplete and sub standard to what existed before. They fluctuate rents so that those who had renewals in the summer paid a premium to renew while now that the company has too many vacancies, they drop the prices. That's a way to inspire loyalty.. Don't expect timely replies from the front office on billing inquiries.... That being said, the only apartment within walking distance of old town, so it's a balance.

I would never reccomend a friend to move here. All of the people are extremely stuck up. I work a 7am-3pm job so I understand waking up early. But at this apartment complex I have had cops show up at my door at 7:30pm telling me my music was too loud. The music was not even playing on the loudest volume on my phone. Don't move here unless you want to be in jail. Also you have to notify the complex when you have guest for over 3 nights. Horrible place.
My fiance and I have enjoyed living at this apartment complex. They have a 24 hour gym that we use all the time. The pool and clubhouse are really nice. They often hold events such as brunches and themed parties at the clubhouse which is a nice touch. There's a coffee machine and games with comfortable seating at the clubhouse as well which is nice for entertaining friends. The dog park and grilling area are also very nice. The maintenance staff is very friendly. The grounds are always nicely maintained. The only complaint that I have with the complex is parking rules not being enforced. A couple residents let their guests take up resident parking. There are visitor spots but they're not always used which can get irritating. A lot of the residents are also young twenty somethings or college students as the complex is close to a university and they can get a little loud and obnoxious at times (though they are friendly). Overall, however, it's a nicely maintained and safe place to live that's convenient to the downtown Fredericksburg area.
