Property Ratings at MAA Cosner's Corner
Location is nice and apartments are modern. Lots of issues with noisy, inconsiderate neighbors and despite talking to management for months about it and sending proof of disturbances, nothing is done. Rent is ridiculously high and keeps going up, the trash compactor is almost always shut down for several days at a time each month. The parking areas alone can be a hassle - I had someone scrape the front of my car horribly and ding it while parked here, and people will drive around revving their engines late at night.

Run away, the management team at this place treats customers terribly. First, they increase the rent by almost 40% after a year, then if you don't want to stay they will charge you a ridiculous fee for moving out.

Nice apts! Landscaping is nice, amenities are decent. Rooms and storage are mega big! Screened in porches, no breed restrictions!! Garages are affordable, fully gated community. Wish they had valet trash because compactor is far... Garages need to be updated, it has old keypads...washer and dryer like any apts are old top loaders. Smart rent which is home automation is a nice touch but could be better as far as options. Overall is a great place to live and I think anyone moving in would be impressed if you saw it In person.

Iāll never live in an MAA apt again, this place slaps you with fees every chance they get and treat tenants like petulant children while using them as props in their doll house to attracts more people to their poorly run apartment complex where things are falling apart or broken all the time

Amenities are great, location is great, the staff is even competent, friendly, and courteous; however apparently nobody is empowered to use good judgement and common sense. They will fleece you at every opportunity. Beware the subtly hidden processing fee when you go to sign your lease on top of the application fee, on top of the service fee. If there is an innocent glitch in your bank or your computer they will be happy and eager to charge you a 10% late fee--even as you try to immediately rectify. To be fair when they do tell you to take a hike its done with politeness and courtesy. If you come in expecting to taken at every opportunity, you may be diligent enough to avoid too many excess fees. If you are at all a normal human being, subject to the occasional error and set back, plan to spend a lot more than what is presented to you. It is a nice place though.

Loved this place. There for two years with my son and had nothing short of a wonderful experience. I read so many negative reviews about the move out process and none of them are true. I opted to do the full apartment clean through them (including the carpets) and Iām paying less than $75 to close out my lease. The leasing staff is amazing, our maintenance guys are caring/prompt and Iāve met so many new friends. Absolutely would recommend to anyone I know. Sad to have moved!!
I've been living here for about 5 years now. Since I've have been here management has changed but not the service. The complex is well kept. The maintenance people are always helpful and they always clean up after they leave. So when I come back home I did even know they were in my apartment while I was at wk. Management has been great too. I feel safe when i leave and come back in the evening. I look forward to staying another year or so. Keep up the good work. AG

The property is great however the rent gets too high too fast.
Living at Station Square is the perfect apartment setting. I have had an excellent experience and highly recommend living here.

Great maintenance and office staff ! Apartment is open and spacious ! The outside back area and porch screens need up dating.The grass area and plants around my porch and back walk way are not appealing. Poor lawn up keep. Porch screens have holes that need to be replaced. I have put in requests. Dog poop is a problem in my back area also! I have requested dig bag station in the back of my unit!
It has been a very good one. Management has provided stellar service. The property is kept emmaculantly clean. The experience has been a good one.
I?m satisfied, been here since section 2 opened up. It?s a little pricey. Someone who has been there at least 2 years or more should have a break. Allow longer leases at one time for the same rent amount and not go up every year. It?s something to consider. Thank you

We love the staff everyone makes sure to make each of us feel special.Maintenance is on top of anything that we need even, though it turned out to be RENTER error they were very kind about having to come out for nothing.The Grounds keepers work very hard to maintain the grounds.We have enjoyed all of the amenities.We hope to be here for a long time.
Very clean, easy living. Only needed maintenance for one item and they were quick and punctual to resolve my issue. Very quiet community but you will get tired of the occasional siren at any point since the hospital is less than a mile away.
I have completed my first year at the apartment complex and signed for my second year. I love where I live. I have read the reviews and disagree with a lot of the bad reviews about the grounds, staff, and the maintenance of the apartments. The grounds of the apartments are beautiful and well maintained. The reviews talked about high rate of turnover staff in the office and the office staff being rude. Turnover is expected in business and that shouldn't be looked at as bad business and the staff is far from being rude. Everytime I enter the office there is someone that acknowledges me. All the staff is pleasant and willing to help if there is a problem. The maintenance team is fantastic. Every service call that I have placed has been taken care of the next day and fixed. They are very pleasant when they pass you they never pass without saying hi. So if anyone wants to know...this is a great place to live. Be aware, if you have a 4 legged fur baby, there have been SEVERAL times my baby and I were chased back into our apartment. 3 times by what most call aggressive breeds. Unleashed dogs are everywhere. Rent has went up every year guess long term tenants arenāt important. Also, the move out process is unreal. High turn over in the office. This makes me wonder what is going on. Be VERY careful. On a good note, very spacious apartments and quick response by maintenance means a lot, just not enough.

There are very noisy people. We reported the problem of noise to the Office many times. But They don't care about it. Rude office workers. Dont panic, suddenly someone you don't know can enter your home that is a normal situation for this complex. if you can say this situation to office staff probably they dont care about it too. This is the ABSOLUTE worst property management I have ever dealt with. Your deposit will be taken from you even if your apartment is spotless. DO NOT rent from them and if you do make sure you take video of the apartment while doing the walk through or you will be stuck with a bill. STAY AWAY!!!!!

if You hate rodents and bugs, do not come here! I think this may be a problem with the basement floors and the apartments by the woods but Iām not sure.

I have lived here for 2 years and I have to say it nice to live here. BUT I recommend DO NOT LIVE BY THE POOL or ABOVE THE GYM. I currently live above the gym and next to the pool and you can HEAR EVERYTHING from screaming kids to running on the treadmill. This place is good to live but it is very expensive for no reason at all. If you can afford it then so be it but you can find better. I am happy to be moving out this month. P.s your rent goes up by a lot after each year of living here. Make sure you know about the move out policy because they charge you for a lot!

Our apartment was cheaply built. Dishwasher would fall out of its cubby because it was not properly secured. Towel rack came out the wall the first time I hung a towel. The interior doorknobs to the beds, baths, and closets had a tendency to fall off every few weeks. Most of the top electrical outlets were NOT functional. There were many eye sores due to the poor standard of quality when being built. THESE WERE BRAND NEW APARTMENTS. Staff are stuck up and rude. They harassed me when they lost my financial information about 5 or so months into my lease. The place is full of crooks! Upon move out, I shampooed the carpets myself and left the place SPOTLESS because no company could work with my work schedule and they continued to rob me of $95 after explaining the situation on top of the multiple $20 on each bill for "no proof of insurance" which was presented IN OFFICE AND EMAILED. Theres tons of bogus charges and will find ANYTHING to charged you for and their answer was typically a form of "not my problem" when presented with your side of the argument. When our apartment was 53 degrees in the middle of winter because the A/C would turn on while the thermo was on "HEAT". I COULD SEE MY BREATH. I HAVE IT ON VIDEO. They "fixed" our HVAC system and all seemed well. Until I realized that the "AUTO" option was selected and realized the fan and heat stayed on 24/7 resulting in a $331 ELECTRICITY BILL. They don't fix a single thing and will not come when they say they will. During the winter snow storms they do a HORRIBLE job at plowing and thats IF they had someone plow. Nobody answers the front desk phones during the hours whenever I had a concern either! I suggest that if you are looking to rent, SEARCH ELSEWHERE! CROOKS. RUDE. CHEAP. UNRELIABLE.

These apartments are absolutely gorgeous, the grounds are secure, and the amenities are abundant. Unfortunately, the price is extremely high for Massapannox/Fredericksburg and you can find much better deals within the same area without sacrificing quality of living.

It is in an ideal location and great dog owners; great apartment size, comfortable; very pet friendly.
I have lived here for over a year and these apartments are stylish and unique. The community is surrounded by a gate and nearby there are plenty of running paths, shopping, and plenty of quality places to eat making it a very convenient location. Each apartment is up to date and is very modern. There are high ceilings, spacious living areas, and a wonderful screened in balcony on each unit. Plus, the community has a salt water pool, barbeque grills, a large campfire pit, movie theater room, gym and more. The office staff is nice but sometimes you have to ask them more than once to get things done, but overall it is a very lovely place to live!
