The air conditioning unit has been non-functional since the inception of the lease in January 2023. I have opened multiple maintenance requests over the past six months and was told they will only replace the 20+ year old unit once the system totally fails. The unit finally completely stopped working on June 19th, 2023. I have been forced to purchase my own portable air conditioner in order to have any sort of cooling in my home. There are only windows in the living room so I have been forced to sleep on my couch for over a week now. Their contractors finally came to install a new unit on June 26th, 2023. After watching the contractors mess with my personal belongings through my camera, I came home to still no air conditioning. I went to the leasing office but the leasing agent was not aware there was still an issue. A maintenance worker came into the office and told us the contractors messed up the wiring. Understandably frustrated not having central air conditioning in 90 degree plus Florida Summer due to your neglect and incompetence, I stated I will not be renewing my lease. The maintenance worker stated that when I own a home, I can hire whatever contractors and work at whatever pace I choose. He further stated he does not care if I do not renew my lease. I assured him MAA generally wants to retain tenants who pay on time and have zero community complaints as long as they can. Lastly, I have contacted their corporate headquarters numerous times over the past week for some sort of relief but keep getting deferred back to the leasing office. It is clear to me the local leasing office nor corporate cares uphold their obligation to maintain a suitable living environment for their tenants.

Initially the move in was not great! Was told after my belongs were loaded unto the bed of pick up truck that they would not allow me to move in until noon, due to them not having apartment ready. I found that unnecessary. Mailbox key didn't open my mailbox, and there were SEVERAL issues wrong with inside of apartment, from " upgraded kitchen" cabinets falling apart, no glass on refrigerator shelves, wrong size air filter, etc, however the MAA Resident portal is extremely user friendly and allowed me to submit all my service requests to maintenance, who has been ON TOP OF THEIR GAME with all requests!! They are out usually the next day if not the same day to fix an issue. They have been my saving grace and my calm in the usually crap storm of moving. I must add too that I love how clean and inviting the pool always looks!

When I first moved in everything was great. The price was decent for a 2be2ba. Then slowly as the months went by the roaches would come out. The mold on my window sills would come after it rained. My A/C bill would quadruple in the summer because the windows and doors aren’t properly insulated. I’ve had a leak in my guest bathroom since august and each time I put a trouble ticket in they would wait a week to come “look” at it. They never cared about it until I called corporate btw the issue still hasn’t been resolved, just a temporary fix until the next leak. My fridge went out one summer during the weekend and their “24 hour” on call maintenance people refused to come in to help because they lived 40 minutes away. All my food went bad. I work nights and had asked if they could call me before coming into my apartment because I would be sleeping, too many times I had to rush to put on decent clothes because the maintenance people would barge in with no phone call. Then at one point they “lost my key”. The amenities for the amount of rent we pay is ridiculous, the basketball half court was never upkept, the A/C never worked so it was basically a sauna. The gym was so small and half the machines either didn’t work or too old and unsafe to use. The “wipes” they had to clean the equipment were either dried up or just weren’t there. The gutters on the buildings are constantly clogged so when it rains (like all the time in FL) you have a lovely waterfall right in front of your balcony. I’ve had so many outdoor furniture ruined because of it. And when I put a trouble ticket in for it to get looked at, they marked it “done” the next day. After constantly complaining I found out that they need a contractor to come take a look at it which would cost money out of their pockets therefore it was never fixed. And the staff at the front desk can be rude. I waited 15 minutes at one of the staffs desk to ask a simple question, while she proceeded to tell her son or husband how to cook the chicken she had thawing in the kitchen... Too many negatives. I DO NOT RECOMMEND LIVING HERE. Headache. If I could do zero stars I would.

One thing I didn’t like was how old everything looks. These apartments need an upgrade and for these prices it’s absurd that the appliances/faucets, etc. are so old fashioned and dated. I’m debating renewing only because the rent will go up and water isn’t included; which it stated when I moved in that it would be( looks like they removed that recently so no one else would complain about the lie of water being included) there’s no microwaves either which that still is listed in amenities. You have to buy your own. My apartment has a great view, it’s peaceful and quiet and I love that. It’s also very spacious. Lots of parking space and the landscaping is superb. The lighted fountain is my favorite thing about it because I can see it from my balcony, at night it’s pretty. Hate that there’s only one dumpster and it’s far from my building. I’ve been living here for a year and never seen not one insect until recently , end of summer they started to pop out but at least management is on top of it if you mention a bug problem. Overall it’s just ok and in my opinion not worth the price. You’re basically paying for peace and quiet and really good landscaping.

Been here less than two weeks and literally every day that I've lived here, I've spotted multiple roaches in the living room and kitchen areas. Other pests including spiders and baby lizards also find their way in. I've communicated the roach problem to management and they sent pest control but that hasn't done much to change anything. Every morning I can expect to kill at least 3 or more roaches in the kitchen. I haven't even used my stove or oven yet because I don't want the grease/food odors to draw more in.
I've been living at Hunters Ridge for over 12 years, and I love it. Great and friendly staff and maintenance, parking is good, great part of town, and affordable.

I do not live by the lake nor by a lot of trees, but they have thumb sized roaches just pop up in your apartment, especially in the kitchen and bedrooms (even after them spraying) and a disrespectful property manager who thinks she can speak to residents in any manner just because of her title. I had never complained about anything while staying in the complex for over a year, but when I called with a general question she decided to tell me what I should've done "as an adult" instead of exhibiting customer service or showing compassion or concern, especially after rent went up tremendously. I will be moving out as soon as I can. I will not continue to pay my hard earned money every month to a company who thinks it is okay to talk down to their residents.

My wife and I lived there for a year and we enjoyed our stay overall. The maintenance was good and responsive when we called them. In fact the first time we contacted them, they came in less than half an hour! Their average is about a day or two though.They seem to have gone through multiple maintenance teams but the one they have now is doing a good job. The amenities were well kept and we used the gym and dog park a lot which were great to have so close. They have waste bags for dogs throughout the community which makes it easy to pick up. We rented an upgraded apartment, which I would highly recommend! It's only a little more expensive but you get newer appliances and cabinets which is worth the price. Also, if you are a couple and renting a 1Bd apartment, go with the beechnut if you want more space, the other is very small; more suited for one person. The neighborhood is also relatively quiet for an apartment complex and we walked around it all the time for exercise (ps. it connects to another close-by neighborhood for a longer walk/jog). They also have a car wash station which came in very handy and is much cheaper than a regular car wash! It only services one car at a time but I rarely saw it being used. During peak moving times, they bring a large dumpster for trash and it overflows for about a week, but the trash area is clean and well kept the rest of the time. We were satisfied with our stay there and would have stayed longer, but had to move due to a job change.

Trash compactor is always broken. The maitanence men come into apartment without knocking. We had several maintenance request canceled by the office before they were fixed or looked at. You can hear through the walls and mold grows everywhere...toilet,shower, air duct it doesn't matter how much you clean it's back in a day or two max.
The trash compactor is ALWAYS BROKEN with trash spilled out everywhere. The apartments are small and old old old. They will show you a nice look one and put you in a dump where everything is broken cause they dont want to poney up the cash to ix it. One of the sales reps will tell you he kept his AC at 68 degrees every day and never turned off and only had a $60 electric bill but I have had mine at 73 everyday and i pay like $160 a month. They lie and tell you anything you need to hear in order to get you to rent a place. My AC broke 7 times living here. I even complained to corporate with zero help. I HIGHLY recommend anyone looking at these apts to steer clear!!!!
The apartment is not perfect, the bar in the kitchen is so close to the front door it made moving my couch in difficult:) but overall it's a nice place and the staff is efficient and they are always polite. They also spray for bugs much more regularly than most places I've stayed, which is a nice bonus.
