When Cordova began around 1830, it was a small farming village on the east side of Memphis. Today, it's still on the east side, but much of the town has been annexed by Memphis. Cordova begins on the east side of Shelby Farms Park and follows I-40 east to about Fisherville. The Wolf River runs along the south side. Shelby Farms Park provides a terrific outdoor space, covering 4,500 acres and including bicycle and horseback riding trails, playgrounds, lakes and the river for fishing, the Shelby Farms Dog Park, and the Go Ape adventure center.

I’m moving to the area in about a month and found this place while looking for an apartment that accepts my dog. I went ahead and reserved an apartment because there weren’t too many left that fit what I was looking for. While I can’t give a review on the apartment itself at this time, I can say that the staff here is incredible! Keyanna was very helpful with the application process and answered any questions I had regarding that. I’ve dealt with Bridget since then and she is amazing! She has made the process of being a resident there while living hundreds of miles away a breeze! She returns calls quickly and goes above and beyond to handle requests (such as a video of my apartment since I cannot actually see it yet) in a very timely manner and is always extremely kind. I’ll update the review if needed at another time but I am very impressed so far!

Overflowing trash compactors, armed robberies, stolen vehicles, outrageous move out costs even though your apartment could be in pristine condition, oh and someone died in the pool. Need I say more? Don’t live here. It’s a complete dump and so unsafe. They do not care about you, they want is your money.

I moved in here April of 2020 and I’ve loved every minute of it! Although my roommates and I weren’t able to use the facilities, like the pool, due to covid even though they were open, we chose for our own safety not to use them. Other than that, we have never had issues with the office or our neighbors. We live right by the gate so we hear noises but nothing we can’t ignore. My only “complaint” would be the maintenance people don’t always call when they’re coming in but other than that living here has been great and I’ll be sad to say goodbye when my lease is up!

I would absolutely not recommend these apartments to anyone. It has been an absolute nightmare living in this complex. You can hear everything because the floors are paper thin. We had three major water leaks in our ceiling from the neighbor upstairs overfilling their washing machine and dryer and it shaking the floor. The repeated shaking caused damage to the ceiling. Maintenance tried to fix it, but after the third time it happened, management only “sent a letter” to the neighbor, and a month has gone by and it is still happening. Other reasons are as follows: 1. The gate is repeatedly broken, nonresidents are able to come in and take up parking spots. There have been robberies. People tailgate your vehicle at the gate in order to sneak behind you to get into the complex. 2. Amenities are outdated. The boats on the lake were sinking and the pool was always dirty. People barbecue on the decks of the apartments which is a fire code violation. 3. Unit wasn’t initially clean as specified on original move in date. When we looked at the apartment, we were told both of the storage closets outside would be cleaned because they were extremely dirty and full of large cob webs and spiders. They were never cleaned and looked filthy when we moved in. 6. Trash compactor is always overflowing. If you ever have a guest over it is very embarrassing and nasty seeing trash pile up. For there being over 800 units, only having two trash compactors for the entire complex is ridiculous. 7. The stairs are always cracking. Walking up and down the stairs is dangerous because the concrete steps are halfway deteriorated and never fixed. 8. Residents let their dogs poop all over the sidewalks, in the grass, and there is no enforcement from the apartments. 9. Be prepared to pay a hefty fee when you move out. More than likely if you have pets they are going to charge you for the carpets which can be thousands of dollars even if the carpet is spotless when you move out. The initial pet fee you pay at move in does not count towards anything at move out. 10. If you live near the lake, be prepared for loud noises at all hours of the day including from people, and geese. There are kids running around everywhere which is very noisy. There are speed bumps every 10 feet which are good for safety reasons but it takes you forever to get to your apartment. I hope this review provides enough detail so you consider other options.

The apartment appearance inside and outside is immaculate most of the times. The maintenance comes quickly to repair any problems. However security has played a major role in me not renewing my lease and shouldn't have renewed it this year. When I first moved here there was security patrolling the property and at night it was very lit. Now there is no security, most areas are dim/dark and the gates are always down. I don't feel safe anymore so I will not return.

I have been living here almost a year and it has been an amazing experience. I’ve recommended all of my friends to move here as well. Wendy has been amazing since the first day I’ve been on the property. The staff is always in a great mood. The maintenance men come fix problems within 24 hours. The only problem I have is the walls are thin I’ve received 2 noise complaints for playing normal noise level music which makes me walk around the house on egg shells. But other than that I wouldn’t want to call anywhere else home.
I have been here for almost 3 years and love it ... I share a 2 bedrooms with my daughter, we have a lake view and maintenance always come within a day to fix whatever we need, sometime even after office hrs.My daughter and I are not renewing our lease next year . Only because we want our own places, but I plan to down grade to a 1 bedroom and stay... I really feel safe here!

These apartments are terrible do not be swayed by the employees posting fake reviews of 5 stars and then responding to them. As a current tenant we speak amongst each other and we all agree these apartments are a joke! Crime, maintenance issues, unexpected fees and the staff are just the worst. My car was broken into twice! I put in a police report and nothing was ever done except for a email sent to all tenants warning about thieves and that “we here at dexter lake cannot GURANTEE your safety but we ask you to help protect yourself..” why even send such a condescending email to the victims of burglary? Also my door locks were tampered with as well. Apartment Trash compactors are usually full and cause cats bugs and an terrible smell for anyone whol lives near them. When you first move in you will be hit with so many fees your head will spin. One time charges that totaled to be about $250 dollars unexpectedly!! Anyone trying to get away from crime in Memphis by running out here, keep running because these are just as bad if not worse...but the kicker is that their wayyyy more expensive. Last but not least, the spiders in this apartment are unbearable. I took it upon myself to set 3 glue traps in my apartment and I counted 8 spiders on each trap. That’s 24 spiders!!!!! Spiders in the lighting fixtures, spiders in the tub. Roaches are in the breezeways outside, and they come and spray for bugs every Thursday but there is a infestation in some apartments and they won’t recogn that spraying only puts a bandaid on things, the carpet and inside the walls need to be gutted! LIVE IN AT YOUR OWN RISK!!!!

The living experience has been great so far, I only have one complaint which comes with parking. If you arrive home after 8 PM parking near your building is nearly impossible and you must park 3-4 buildings away. Each apartment should have one reserved park. Other than that it has been great!

I really enjoy Reserve at Dexter Lake and I believe it has be wonderful for my wife and I. I haven?t had many difficulties and I like that the front offices try to make a community environment. The only downfall is that Dexter Lake is slow to fix things such as the gate and trash compactor.

Great living experience, very pretty property and the grounds are kept up. However very antiquated system to get in the gate. Each leaseholder should have a gate code as this seems to be a community for busy professionals. It is an inconvenience to make sure the other person is available to open the gate for guests as we use our mobile phones and do not have a land line. Several times I have had to go meet my guest at the gate which is crazy in 2018. Please consider at least 2 codes per apartment especially if it's a 2 bedrooom roommate style that I have.
Very well-kept apartment-living area around Dexter lake. Very safe with gated entries. I love the running paths around the lake, which is one reason for locating here. It is very much a community.

The community is neat and so clean!! I love living here. Other than the minor gate issues, the apartment itself os amazing. Maintenance is on time and the office staff is always so accommodating and friendly. My neighbors are a bit of a nuisance with the marijuana smell and the noise but again that is out of the the apartments control. Love Love Love it.

Great! My neighbors are nice and I feel safe. I love my beautiful lake view, and all of the cool amenities offered to residents. Also the grounds are always nice and clean. If I report an isue to mintenance, it is fixed the same day almost 100% of the time. No complaints. This is a wonderful place to stay!
I have yet to have any problems. When I put in a ticket for maintenance, I?m always serviced at a reasonable time and manner.
The grounds are beautiful, apartments spacious, new paint and rugs moving in, maintenance is pretty fast when addressing issues in the apartment. Happy with our choice to live here.
Nice neighbors and love the staff! It is a beautiful place to live! The infinity pool is my happy place! My utilities are low which is a plus! The maintenance department is fast to respond to requests. I definitely would recommend living here!
I love the area I live in and have not had any bad experiences in the 13 years I have lived there. I really enjoy the lake.
Having only lived at the property 5 months, my overall experience has been good; maintenance requests has a good turn around time; parking can get limited at times, which can be a hassle. Main concerns is that some residents do not pick up after their animals and often time, throw paper down (which is cleaned up very every early). And nonetheless, you can test, your driving skills when accessing Germantown Parkway and going right. Thus far, I'm liking the Reserve, staff members are friendly, apartment upkept has been good.

The Reserve at Dexter Lake has been a very good apartment complex. I have had no major issues and I have lived there for 3 years. They are pretty prompt to response to maintenance issues and the office staff is friendly.The grounds are well kept and they have lots of activities for their tenants. It is sometimes hard to get them on the phone many days but fortunately many things can be handled through their online portal.
Love it here, hate that I?ll be moving next year. Would like to down grade since my daughter and I have decided to get our own apt. But the one bedrooms are very expensive.
For the most part I've been satisfied with my experience at The Reserve. The apartment is beautiful with a spectacular view of the lake. Maintenance is generally handled very quickly during the week. The only reoccurring complaints that I've had for the 3+ years that I've been here is often the grounds could be maintained better. Many people do not pick up after their animals and feces is left for several days or weeks before it is removed. There are also many geese who often ruin the grass and sidewalks with droppings during the warmer months. Finally there are weeds in front of my apartment that are unsightly and breed bugs. They make my patio completely unusable during the summer due to mosquito's. I've made several requests throughout the years to have the weeds/bushes removed and they have always been ignored. The only other problem I've had is that over the course of the 3 years my rent has increased by of $400 from what I originally started out paying.
