The location is great and the staff and grounds are nice but the apartment sure needs updating. The paint on the walls is a cheap flat white and you can see all the brush strokes. Terrible! Cracked floor tiles in kitchen and bath, ensuite mirror and light panel damaged from humidity, toilets weren't sealed so a very strong odor our first 2 days. No washer or dryer even though website for our unit advertised there would be. Dishwasher doesn't drain completely. HVAC doesn't function well, only heats main living area. No icemaker in fridge even though one was advertised. We were told there were multiple maintenance people, turns out there is only one for the complex! Very Disappointed!

Love my one bedroom apt!! Moved in approximately 4 months ago. Where I live is the neighbors are very quiet and friendly. Lots of dogs but the grounds where we walk seem to be picked up for the most part. Office and maintenance staff have been great. No issues.

My roommate and I have only been in this complex for a little over a month now and it has been an awful experience. Since move in, we have had to make six maintenance requests. My roommate's toilet was leaking, our AC fan would run but not cool the apartment, every single coax outlet in the apartment was caked in paint so bad to where we couldn't connect our internet/cable equipment, my bedroom window leaks, and every single outlet in the apartment will not hold a plug in place, when you put it in, it falls out or barely hangs in there. On top of that, I don't think there has been a day gone by where we didn't see a bug in here, ants and fruit flies are all over the place. Not worth the money we are paying for it, terrible living space for an absurd amount of money. We are counting down the months until our lease is up so we can move out of this place.

I must say this has been the worst apartment complex ever. First of all, the apartments are outdated and overpriced. You will literally be paying for the lake view because that’s all they have to offer. My air conditioner constantly leaked leaving black mold in my laundry room! And I was charged 1000 for “furniture stains”. Yes, I was charged a carpet removal fee because you can see the spot on the carpet where my furniture use to be. The fees are ridiculous and they literally find any reason to make you pay. Please look elsewhere. Their are better apartments in the area for the same price.

Overpriced. The apartment are not up to date. Management is okay but the price of the complex really makes me overlook everything else. Also some of the fees are unnecessary. For example, you HAVE to get cable which is an extra 35 dollars a month. I believe that some changes need to be made fast.

I was in the market of moving to the Madison area and spoke to a buddy of mine who gave me a list of issues this place had. After looking on three different places for reviews I found that this place is not somewhere ANYONE should move to. I drove by the area and saw a burned down apartment, traffic was heavy trying to leave the complex not to mention the guys revving their motorbikes in the middle of the day. After searching at other place in Huntsville this place has some work to do. Not to mention the customer service of this place is lacking and they have a corporate feel in trying to get answers for fees and concerns.

Do not recommend for anyone! Stopped by during my apartment hunt and they will find anyway to add a penny to your bill, apartments are not that nice at all for the price range, traffic in the area is horrible, and customer service is mediocre.

I've lived at Colonial Grand at Edgewater for 15 years. During that time I've found the management and staff to be very responsive to my maintenance requests, the grounds and buildings are well maintained. The pool and exercise areas are kept clean and in good condition.

The living experience is superb. The maintenance team responds speedily. The neighborhood is serene and safe.

Pleasant people working here, timely fixes on repairs, the grounds need better attention, some of the people that rent here are friendly and some are not
Moved here in March it?s been a pleasure so far the maintenance team is quick although it takes a day or two but they always correct he issue with ease due to their excellent knowledge and expertise, the only issues I have with the complex is that it is apartment living so you can hear your neighbors and other pet owners not being responsible for their pets (ie not cleaning up their poop) with receptacles for that extended purpose, I do wish they kept the grounds better he lawn service once in a while and the bushes and shrubs aren?t really kept and the grass is dead in some places or just bare clay. The other thing that makes me think that they have a monopoly with the Local cable provider they ?provide basic cable? on top of your other cable bill if you want anything outside of just the basic cable. Those are the only issues I have with the complex, the staff is top notch and are eager to help in anyway and are very approachable and friendly.

The location is great, but the apartment?s decor and layout is simply dated. The kitchens need updating, and the carpet needs to be removed for vinyl wood floors. There also is no a/c vent in the vaulted main room, making it 10? warmer than the rest of the apartment. Staff is great, but the apartment itself needs a facelift.
The staff are generally pleasant, although the leasing staff seem to be more scared to say anything without a major smile on their face... It almost seems fake but I've spent months attempting to tell if they enjoy my company or want me to go away. The maintenance staff care for the most part, which is honestly astounding and much appreciated. However, they seem mostly bound by the MAA guidelines for what they are able to replace/help with - and occasionally can be a tad bit incompetent and proven wrong by simple web search or them finally caving and replacing the part they were previously reluctant to replace. Overall the way water is billed is annoying, considering we probably use maybe 30-40$ worth and somehow pay 60 since it is a "shared" bill across all the residents/per occupant. The forced MAA connect fee every month is frustrating, and when I have tried to bring new residents in they are drawn by the pricing until they are told of the fee and feel tricked that the pricing is the same cost as roughly everywhere else. - with the water and the connect fee, it feels like MAA attempting to make their money back+ when they lower their "base rent" costs to $5-$15 below the local competition. It is a decent value and although occasionally I see things I don't like or that aren't well kept (sometimes the pool), I feel that I cannot complain about much more.
Maintenance and front desk people have been helpful and responsive. Pest control has been ineffective regardless of work requests, as we still find wasps and bugs inside and out often. The walking paths are nice to have but are constantly covered in goose poop.

Don't ever come to this place horrible services they dont pay attention when the customers walked in hopes all staffs lose their jobs

This place is an ok place location wise, but the rent goes up every year and they will fee you for everything. If the base rent is 700 you can expect the rent to be at least 800 every month because of fees. They send in plumbers that will destroy the drywall and mess up the carpet, the drywall will eventually get fixed but the carpet may not. The office workers can be rude at times and expect the prices to vary from talking on the phone with them and getting up to the office because as they say "the prices change all the time". If you do decide to choice this apartment complex make sure to get a top apartment because they will not tell you if the person above you has a 100lb dog that runs constantly which for some reason is very loud and can be heard from even outside the apartment. Overall this was my only choice at the time and I have regretted it, I will be looking for another place as soon as this lease is up.

The management staff is nice. Maintenance is kinda slow due to tenant/maintenance crew ratio. The lake view is awesome. The work out room and pool area are nice but to my dismay there is no clubhouse. Good price for size and location, very quiet community just wish my upstairs neighbors were quieter!

The apartment complex has great views of lakes so it is very peaceful. The staff and residents are quiet and friendly. The only thing that bugs me is that my building has a ton spiderwebs on railings and the walkway. I've killed 4 spiders in my apartment in the last week. Other than that I am very pleased with my choice.
We have lived at Coloniel Grand Edgewater for almost two years. The front office staff is very friendly and personable. Maintenance requests are usually handle very quickly. There is great community communication via email and letters. Important memos are placed in the door of every residents. The community is in a great location. There is a great lake with a clean walking trail. Everything to do in Huntsville is a close drive away, and I personally love having a grocery store less than 5 minutes away. While there is no granite, the apartments look great on the inside. You can get a better value for some much square footage and closet space!! Overall, I would say the apartment complex is fairly quite and very pet-friendly. I would definitely recommend to anyone looking for a move!!
This 500 unit complex is a very scenic, well maintained complex. Lady Ann Lake is gorgeous...the grounds are immaculate..the Maintenance crew very nice and have been helpful the few times Ive needed them. Ive lived here 4 years now, if only they would not allow pets...and limit the constant yardwork to two or three days a week. They, along with ALL other places...had a large rent increase last year I wasn't too fond of, but hopefuly next time it will be minimal. Nice place for a single person or couple. Still happy here overall!
MAA took over recently, raised all the rents, fired all the qualified service people to save money and now cant get anyone but criminals and drug addicts to apply to replace them since they wont pay a decent wage. Service calls take a wee or more to be answered and there are lots of angry people here.
I love my apartment because it has every amenity that I want and need within walking distance. The pool is large enough for a lot of people and the chairs are also nice. The gym is on the small side but its big enough for the amount of people that use it. The apartment itself is large enough for my family of 5 with 3 large bedrooms and 2 bathrooms. We also have a gorgeous view of the lake with all kinda of wildlife to see.
5 stars for the location. 5 stars for living on the lake. 1 star for the professionalism of the staff. 1 star for the 5 million spiders. (Don't worry pest control is one of the fees you pay as part of rent, they come once a year, but the spiders will visit year round!) We have lived here for 3 years. Why you ask? I ask myself that everyday.
