Property Ratings at MAA Hammocks
The location on the marsh is lovely (bugs aside) but I can’t figure out the property managers business model that seems to be focused on turning units over every year. Once you sign the lease, the service is horrible and when your lease is due for renewal, your rent it jumping, even if new renters are being offered lower rates for comparable units. Recent rent increases have been really out of hand so long time residents are leaving. What has been really noticeable here is that it used to be a lot of singles and couples and it was pretty quiet with lots of parking and a nice sense of community. These units are now going to 4+ people and it is far less quiet, parking is often challenging, and the people aren’t looking to get to know their neighbors because they aren’t staying.

Apartments are significantly below average. The photos online are nicer or remodeled units. I moved in and the appliances were old and dirty, the washer and dryer must be atleast 15 years old and had mold inside. The toilets were moldy too at move in. All the cabinets are covered in contact paper which is chipping and peeling all over from previous tenants. The paint is poorly applied and looks like it was slapped on the walls. Maintenance is non existent. The office says that maintenance is always backed up, well that’s very obvious since the apartments are absolutely deplorable. This complex has alot of units, they should probably take the time to remodel them instead of just trying to flip them to new tenants so quickly.

Potential renters should avoid Colonial Grand at Hammocks at all costs. We moved from out-of-state in 2022 and had no other option but to rent here and it was a great mistake on all accounts. During our time here, we dealt with constant issues with bugs, a broken air conditioner, missing packages, and a serious mold problem that took weeks to get someone to look at, only to have a third-party contractor come out and paint over it and despite this, still paid a "luxury" cost for renting here. However, our experience with this company got worse and upon move-out we were met with nearly a $1000 bill to replace carpets and a 3-month water bill charge for dates that we had paid. We contested this with the company, only for them to say they had no record of our reporting the carpet issues and the dates for the water bill were, in fact, incorrect, but that they had not charged us a water bill for our first 3 months of residency. After several attempts to get clarification on these charges, we asked to utilize the payment plan option to take care of the outstanding bill, only to be told the assistant property manager was out of office and they would speak to someone else about getting this process set up. 5 days later and no response, I emailed again yesterday and received a response TODAY that our bill has been automatically sent to collections as of TODAY, despite the charges being in contest and requesting a payment plan, and they can no longer assist us. To say their actions have been egregious wouldn't do it justice. The only positive thing I can attest to is the maintenance staff, Bruce and Danny. It's a shame the company they work for has no respect for their tenants. Do yourself a favor and rent elsewhere.

Of all the places I've lived, I have never had a worse tenant experience than Colonial Grand at Hammocks. My noise complaints fell on deaf ears. Management did little to nothing to correct the bad behavior of constant stomping above me and occasional bass thumping music below me. My take is there is no empathy, but there is plenty of apathy. It's a shame, too, because the apartments and amenities are nice, and the maintenance team is fantastic. If you get lucky and have good, quiet neighbors, you'll enjoy it. If not, don't count on help from management. I broke the lease and paid the price to find my peace and quiet. Casey Jones Tybee Island

Colonial Grand at the Hammocks is by far the best apartment community I have ever lived in. I felt that I was the first person to ever live in my apartment due to the high-end upgrades. Everything was fresh and new - from the designer paint color on the walls to the brand new brushed nickel appliances. The grounds are exquisitely landscaped and feature fresh new plantings every season. Maintenance is prompt and professional, and always does a top-rate job. The staff is friendly and professional, and always greets me by name. One of my favorite features of this complex is the beautiful boardwalk leading out to the tidal marshes. A home with a comparable view and water access would be valued in the millions. The staff always goes above and beyond to create a community atmosphere, complete with cook-outs, holiday dinners and other special events. Did I mention the resort-style swimming pool? Colonial Grand is apartment living at its best!
Drew and Shawn from the office are great at customer service and try to do everything I?ve asked them to do. The landscaping is neat and the flowers are beautiful. I feel safe and it?s quiet.
So far so good, a few things could be improved
I love living at the colonial grand, it is clean and the staff is friendly and efficient. I do wish that each unit came with a storage closet. I also wish the rent did not continue to increase for loyal tenants. It is very expensive to live here which makes me want to look elsewhere to live.
I am satisfied right now. I appreciate the staff and their efforts to keep everyone happy.
Only been here six months, so far so good, the apartment is old but maintained and cleaned, I do believe it needs an upgrade.

Love the size and style. But people upstairs you can hear like they are in our apartment. And the card access to get in get is way to far for anyone to reach from car window. Everyone should be given a key fob.
Enjoyable, safe and quiet
Rear apts near hammocks have very poor landscaping compared with those around clubhouse. Interior walls are very thin with no soundproofing. Can hear neighbors talking ! Same thing with an apt above you. You hear every doorstep. Kitchen cabinets need new doors. Plastic covering well worn (off ?) Floor plans are very nice and creative. Like a home on a small scale.
Property is exceptional well maintained and managed!!! Security is the best of any complex in the islands.Highly recomend!!!
I enjoy living at the Hammocks because the landscaping is pretty to come home to. Also, most of the people that live here are of good quality and we have very few children that live here. I do not choose to live in kid dominated apartment complex at this stage in my life. I do wish residents would pick up after their dogs more often.
Have lived at Colonial Grande for 5 1/2 years. Lived in 3 bedroom apartment for the first 5 years. Had multiple issues with the apartment including air conditioner flooding the floor multiple times. Moved to 1 bedroom apartment recently. Have not had any issues since the move
I feel safe and all of the employees are friendly and helpful especially the office employees.
Great location only been here for a month, there are several maintenance concerns and a great need to have this property updated.

Since MAA took over it has been excellent. Staff is professional and maintenance as always is top notch.
I have only been here a month and everyone at the office has been helpful and friendly, especially Drew who signed me on. Walter has been the person who has done most of the small corrective things in the unit. I appreciate his concern and the efficiency of his work. I know I'll be here for years!

I had a little incidence and they did not accommodate me at all. They told me to contact the insurance for the hotel, which is ridiculous. I was not able to enter into my apartment for 2 days just because of all the water that came into my apartment from the commode leak upstairs. And manager did not even bother to talk to me. She was just giving messages to the front desk person. I had to go to my friends place. They dont even deserve 1 star. Manager is highly unprofessional. Administration suck big time. Please avoid coming here, you can find better deals than this. They are just bunch of thieves just need money, they will be nice to you if you dont complaint. The moment you start complaining they will pull up the leasing contract and will try to make a fool out of you. PLEASE PEOPLE AVOID THIS PLACE AS MUCH AS YOU CAN!!!
The Hammocks has been amazing. We live on the corner, top floor, overlooking the marsh with sunshine beaming in every morning. Living here has definitely been a positive experience. Nice staff, clean facilities (the pool could be cleaned more often,) other than that everything is going really well.
I have lived here for two years. I upgraded to a larger apartment during that time, so I've lived in two different buildings. I have never had a bug problem. (Rare for Savannah.) Maintenance has always responded promptly and the front office staff have always been professional and addressed any of my concerns/requests. In the first building, I never heard a peep from my neighbors, but the second building is structured differently and I do hear my upstairs neighbors if they walk heavy or talk very loudly. They just redid the pool area with gorgeous gas grills (not charcoal!), new patio furniture, and planters. The pool has always been clean when I've gone. The gym is limited (no free weights) but great views from the cardio machines (overlooking the pool/patio area). They are pricey, but roomy, clean, and in a gorgeous area. The location is ideal because the beach is 10 minutes one way and downtown is 15 minutes the other way. My commute to work is usually 15 minutes and I get to skip all the southside traffic. My only issue is the extra fees - during my first lease cable was advertised as free included in the rent. Which was true at the time, but you have to pay the cable company for internet and $10 a month for the digital receiver. It was billed as a $40 "connect fee" with your rent, but was included in the total price quoted for rent. However, when I signed my next lease the policy changed. All the apartments have basic cable automatically, but you pay the connect fee in addition to whatever rent is quoted. It is not optional. So you're paying $40 for basic cable whether you want it or not, and now that's on top of your quoted rent. There is also a $5 "utility billing" fee that seems silly - like I'm paying you $5 for the privilege of paying you my rent. So whatever market rent rate you see, add $45 to that for your cable and "billing fee."
My apartment has amazing views of the marsh and feels extremely private. It's a three bedroom with a nice size kitchen and nice modern features. Laundry room is a perfect size and has machines already hooked up. Being on the 3rd floor, the energy bill can be a little high, but I love it here.
