Do not move to this apartment, since day one issues with the property we had to call maintenance constantly, and now we been force to place a tablet on the only wall of the apartment we can place a tv, a tablet that no one has asked for, this is ridiculous, i am paying for a 1 bedroom that now has become a studio cuz of this absurd situation... DO NOT MOVE HERE LOOKS NICE IN PICTURES BUT REALITY IS DIFFERENT!!

I am a resident of MAA Hampton Preserve, Phase 2 (formerly known as Cypress Manor). I live in 34-206. The past year has been a nightmare with neighbor noise above me. It affects my sleep, state of mind, and there is no peace. Every day. Constant banging and foot stomping. I have contacted the local office by email at least 15 times, by phone at least 20 times, and went in person, only to be told someone would call me back. She never did. Silent treatment. And my rent went up 300/mo. I have been more than nice and reasonable. The noise, every day for the past year, has been in direct violation of the Lease Agreement stating "Quiet Enjoyment". Quite frankly, it is unliveable here. And against the lease agreement. Daily

They'll try to raise your rent higher than a new renter would pay if you want to renew your lease. Then, when you don't renew your lease, they'll rack up unspecified fees that total over your security deposit. No matter how well you clean the place. Also, the power grid is terrible. I went without power at least a dozen times in one year. You'll get power blips at least once a week. Be warned. They'll take as much money as they can from you.

Colonial Grand at Hampton Preserve is gorgeous, especially at sunset! The pool is unbeatable. I LOVE the huge dog park & the staff is the best! I couldn't ask for more in a community. Close to everything including my job & Tampa! I spend a lot of time in my screened in huge patio 5 Stars!

Overall my experience has been positive. When I've had maintenance issues they've been handled fairly quickly. Given the current housing market, the rents are nearing cost of house rentals and mortgages. This could greatly affect my decision to stay. My other negatives have had to do with other tenants, primarily noise and animal waste. However, this is a human behavior issue outside of management control.
I wish for a shower not twotubs and higher toilet seats. Otherwise this is a great place to live!!! People have told me they can?t see the building number thru the trees.
Safe place to live especially if you have children. There are Spacious rooms and updated appliances. I wish the ceiling had more sound installation from hearing the walking, running, dog tail back and forth,etc. walls are thin.

This is my second lease term at Colonial and I am very satisfied with the apartments. Maintenance is prompt and people are nice.
I really like living here @ Colonial Grand Hampton Reserve. I like the openness of the area, along with a sense of security and safety. I the design of the apartment in particular. There is a short walk up the stairs, and everything is available. The place is relatively quiet even with children living on the property. Suggestions: This place is to nice to have cheap lighting & bathroom fixtures. They don' t keep an amble supply of materials on hand so often times you have to wait longer for service requests to be completed. I think the property is large enough to separate tenants with pets and without pets. I have no pets, yet I can smell dog pop walking inside upstairs to the living area. You can smell the scent in the garage. I wish that they would offer 2-car garage attachments to your apartment. During the holiday season, this is the only apartment complex that decorates the least riding down Bruce B Downs. It makes us look cheap. You will often have problems with circuit breakers shutting off. Overall this is a nice to place live, there was no flooding issues during the hurricane. Please give tenants with tenure more of a discount to stay. I would hate to leave because it became too pricey to live here.

We love the community. It?s like living in a Resort. All the staff are friendly, courteous and helpful.
I have been for 2 years and overall the experience has been positive, but there is always room from improvement. The dog park which was highly advertised, hasn't been touched in months. Everything is broken, the turf hasn't been washed and a lot of residents owner of pets had complained of pets developing rashes and infections. Another that I would like to suggest the management is to put certain limits in patios. Some patios look awful, extremely dirty and in some areas the use it to hang clothes or store an entire storage room in a small patio. Again the overall experience has been great, but some things could be better.

We have lived at the apartment complex for 3 years and are very happy. The maintenance people are exceptional and come within a day to fix whatever problem presents itself. The grounds people keep the property looking immaculate. The office personnel are friendly and helpful. We have no complaints. Moving here was a great choice.

Staff is friendly and helpful, repairs are usually made in a timely manner. Grounds are maintained well, but there are some times issues with things like fountains that need repair for months. Lease/rent is becoming an issue as every year it is increased by $75-$90. Dogs droppings have been an issue for some time, with no relief insight, as little is done to encourage/force owners to pick up after their pets.
They take along time to get outside lights working
Enjoy the property. Only two things I wish we had was a large dumpster at the front entrance (there is one at the second and third, but not the first) and a tennis court. Everything else is Wonderful!
I've been a resident here since 2011 and I can say I have never been so comfortable . This is great for me because any problems or issues are immediately taken care of. The staff is exceptional and the ground keeping is above par. Overall, it has been a great experience.Would definitely recommend Grand Hampton to my friends

I very much an enjoying my time at Colonial Grand. The only issue is I submitted a maintenance request and they never came. Other than that, I absolutely love these apartments
We have been here for 4 years and love living here. The property itself is beautiful, apartments are new and nice, maintenance is very responsive and friendly. Neighbors are all pretty nice with alot of families. While things can be found the gripe about, this is about as good as it gets for apartment living in my eyes.

We recently rented an apartment here. The apartment and the grounds are very nice but they need to enforce the rule about tenants cleaning up after their animals. There are piles of dog feces everywhere and no one seems to clean it up.
Office staff are very nice and extremely helpful. Maintenance staff is very quick to respond to all work orders regardless of the severity of the issue. The complex is set on a beautiful preserve with giant ponds with fountains. The dog park is really what sold us here. It's a large fenced in olympic style dog park with obstacles and there's usually always a dog there for yours to run around with. Our unit faces the preserve. It's very peaceful and this has been the best apartment complex I have ever lived at.
The design of the buildings help alleviate neighbor noise. Very clean grounds and good staff.
This is the perfect place in Tampa. You get the best of both worlds, country and city. With the resort pool, dog park, and pond view apartments, you can't beat it. Wood floors, spacious bedrooms and bathrooms are icing on the cake. Living on the pond is the best part...nothing beats coffee on the lanai on a cool morning enjoying the wildlife and quiet.
