The Warehouse District is a lively urban neighborhood along U.S. Highway 70 directly west of Downtown Raleigh. This eclectic neighborhood is known for its red brick, converted industrial buildings that now house art galleries, upscale loft apartments, breweries, and the Morgan Street Food Hall. This bustling marketplace features local restaurants with a diverse selection of cuisines, from fish and chips to bubble tea. An array of other dining options can be found in town like the Pit, an authentic barbeque restaurant that’s a staple to the Raleigh community. The Raleigh Union Amtrak Station sits in the Warehouse District, a benefit to commuters in the area. Property Ratings at MAA Hue
I loved living at the HUE and downtown. I am not a fan of all things new so the smart lock (think hotel room entrance lock) is a little annoying to me as I do not care about turning my appliances off from my cell phone (I am not a youngster and this does not matter to me!). LOTS of hidden fees- the base rent is doable but if you are on a tight budget and have to stick to it, do not rent here. The price can swing $40 or more monthly. Management is great and any time I needed any repairs, maintenance responded quickly.

The apartments are nice but I wouldn?t go so far as to call them luxury. The hallways are freakishly cold, sometimes moldy and do not look clean. The garage is very nice with an abundance of parking but without clear lanes, cars zoom past in the middle and cause daily close accidents. The key fob system is great for security but is a serious annoyance with guests. There should be a way to unlock the garage or lobby doors from the apartment or an app.
The rooms are spacious enough, the amenities are of reasonable quality (with some minor issues here and there). Worth noting, however, that there are no options for recycling beyond cardboard, so if that's an issue for you then keep it in mind. Management is nice, but the gym and other communal facilities are a bit lacking. Overall, it's a fine place to live.
I enjoyed living there. I was there for 4 years and never had any problems. The apartments were nice, location is great, staff was helpful, and maintenance was quick. I also think you get more apartment for the price compared to a lot of the other luxury apartments downtown.
It's generally been really great. The location is top notch, and the construction of the building is second to none in the downtown Raleigh area.
Convenient location, great staff, good amenities
I must have moved in right after the people who had the bad experiences because there was all new management when I signed. I haven’t had any trouble with the new manager at all nor have I seen any thefts. My friends are always at my place because it’s so centrally located. I will definitely be renewing my lease. My main complaint is the mandatory cable package from spectrum. My cable worked for about 2 months. I’ve spoken with spectrum several times and they haven’t offered a solution. Pros: Close to nightlife, walkable to everything, maintanence comes within hours, price is not bad for downtown, there’s always parking and more than enough for guests, community events always have alcohol, no breed restriction for dogs, perfect for 22-35 yr olds, huge closets and large refrigerators Cons: Literally next door to a club, pretty loud Thursday, Friday and Saturday nights, carpet in the best room and closets is weird, constant construction is noisy and an eye sore, not enough cabinet space and everybody has dogs for me that’s a con because some people don’t discipline there animals, also the recycling is far from the trash

The good: Located in the heart of downtown Raleigh, the Hue offers an optimal location for an area that's quickly revitalizing. The amenities are solid, if unspectacular - there's a decent fitness center, free coffee in the common area, and a salt water pool. The building was originally built to be condos, with poured concrete, not just "sticks," so sound absorption is better than it will be in many of the newer downtown buildings. The bad: The property is owned by a multi-million dollar real estate company that has zero interest in serving customers. Be prepared to be treated as an entirely expendable source of income, not a resident of a building. The fees will wind up costing you $200-$300 more per month than the listed price, and the terms of leaving early will cost you anywhere between $4000 to $6000. Even if you pay them a buyout fee! In sum: It's a decent place to live. You'll pay less than you will at many other downtown sites. You'll also be treated poorly, and if you have to leave for any reason, you will be exorbitantly penalized.

First, the good: the building is clean, well-maintained, and ideally situated in downtown Raleigh. The neighborhood is rapidly evolving, and residents of the Hue will be located amid a bustling revitalization project taking place in Raleigh. The amenities are solid, if unspectacular. A serviceable little fitness center, a pool, and a secured parking garage. Response time on service requests varies, but the individual staff who supply maintenance are really great. Now, the bad (and, in my opinion, a good enough reason not to rent here): the terms of the lease border on extortion. You'll notice, off the bat, that you pay for internet connectivity regardless of whether you use it. There's a trash fee, despite the fact that you're walking your own garbage and recycling down to a dumpster. And various other charges. For a building of this sort, these are all fairly standard - but just to be clear: you will be paying a $200-300 a month over sticker price, once everything adds up. Worst: if you need to get out of your lease for any reason, you will pay them a 4 month penalty. That's right: multiply your monthly rent by 4, and prepare to hand them $6,000-$10,000 just for the right to walk out the door. What's more: the constant revolving door of leasing agents and property managers (none lasts more than a year or so) are either incapable of explaining this to residents or willfully mislead them. Buyer beware: it's a nice building, but there's a very real chance you get exploited financially for living there.

I've lived here almost four years and it has been great. The apartments are beautiful and high quality, in the heart of downtown. Service requests are done very quickly and well. Anything I ever needed they took care of me. I can't say enough about Armando who works in the leasing office. He is always there to say hello and help you with anything you need. I had to break my last lease early and he helped me understand my options and made it as seamless as possible while I was moving.

When we decided to move downtown, we toured every apartment complex and read all the online reviews. We saw the bad reviews for the Hue but, after touring the complex, decided it couldn't be that bad. Plus, it was a few hundred dollars cheaper than our other options. After living here for over a year, I wish we had listened to the reviews and just spent the extra money to live someplace safer with much better management. There have been multiple bike thefts, car break ins, and cars being stolen out of the parking deck. Instead of installing working security cameras and fixing the entrances, management spent money to repaint the building. Because priorities, right? More recently, someone broke into the complex (not hard to do since most of the doors to the building don't close all the way - anyone can walk in here at any time) and destroyed one of the elevators. Management handles all of these issues horribly. To people who've had their property broken into or stolen, management tells you that you need to take better care of your belongings and offers absolutely no condolence or reassurance that things are being taken care of. Or they tell you to call the security officer to report things like doors being propped open or suspicious people - guys, reporting all of that would be a full time job. It's absolutely ridiculous. I've never seen more unprofessional management or a more insecure building - especially at this price point. Until massive changes have been made here, I would never recommend the Hue to anyone.
Lived at Hue for a while... the place is starting to fall apart. The management is horrible. The elevators and hallways smell. There has been numerous car thefts. The security to the building is horrible.
Management sucks. They try to rip you off and blame any wear and tear of these old apartments on the renter. They will try to come after your for money no matter what when you try to move out. No way around it. The property manager is completely incapable of running the place properly. We had our bike stolen along with many other people in the building who had their cars broken into and bikes stolen as well. Her response? You should look after your belongings better. It is a complete nightmare trying to move out of here, again, because of how management runs the place. There are so many other options in downtown Raleigh that will be a better experience. Trust me, don't rent here.
My boyfriend and I just signed our second year long lease at the Hue. Quick highlights: beautiful marble countertops and brand new appliances (except the dishwasher-leaves some serious residue), amazing real wood floors, awesome sliding doors to the patio that let light in. I live on the courtyard side facing the pool and I never hear any neighbors and they never complain about hearing us. We live in a studio apartment that has a half wall and its tiny, but the way it is set up makes it comfy. I've looked all around raleigh for a better apartment in regards to price, cleanliness, and location-this is by far the nicest. Like living in a fancy hotel.
