It's so quiet and there is more than enough things to keep you occupied from the tennis courts, to the gym, to the playgrounds for the kids! Don’t move here!! The staff is all smiles, but will not do anything. The apartments are a nightmare. Maintenance is worthless. I have spent 4 months here trying to get them to fix things. They tell me they will, and then don’t come back. Mold, disgusting carpets, water leaks, AC not working, no water pressure…. Too much to type. Wish I could get out of my lease.

i work from home and it doesn't have any fiber wire connections, so your max speed is 5mbs. everyone also complains about the gates that are always broken and not working. most of the apartments are outdated and have horrible pest prevention for the buildings and the common places. the best way I can describe this place is like lipstick on a pig.

Safety is not a priority. The gates were broken and open for 3 weeks in May without any communication from office staff. A fire alarm went off late one night and my family evacuated but never received any information on why or if it was safe to re-enter from MAA or office staff. The office staff is only concerned with commissions and have some shady lease practices.

Looking at the outside, this seems like a nice place to live. When we did the walk through of our apartment before signing the lease we had a kitchen cabinet door missing (which they said they would replace shortly after us moving in) and rings around both toilet bowls (which they said was because no one has lived there in a while). 5 months after living there I called and told them our cabinet was never replaced and they told me they would take a door out of a vacant apartment and replace it. Both our toilet bowls have a constant ring around them, so we clean them both once a week and still get a ring around them both constantly. Half of our electrical outlets don’t work, even with every light switch turned on. We have a cockroach problem and were told that even though EVERY tenant pays a pest control fee that’s included in the base rent that if you have a problem you have to call the leasing office and THEN they’ll contact the pest control company to “fix” your problem. After numerous calls and pest control spraying of our apartment, the problem has yet to be fixed, and we keep our apartment very clean due to our youngest son having health issues. If you need to get in touch with the leasing office by phone, forget it; they are almost impossible to get in touch with. They claim to be a “gated community”, but in the 8 months of living there at least one, if not all three, gates do not work. My husband has had things stolen from his truck bed in both his personal truck and his work truck. When trying to reach the leasing office to notify them, I could not get in touch with them, I left a message and never got a phone call back. They talk this complex up and make it look nice, but once you sign the dotted line it’s all over. I refuse to renew our lease and my family and I are highly disappointed, especially with what we pay in rent each month. Don’t waste your time or if you do, make sure to ask a lot of questions when you go.

First is I have been charged more then I was supposed to 3 times out of the last 12 months I have lived here. The gates are always broken as well and never get fixed which is supposed to be a gated community. The cops are outside my apartments at least once a week for what I’m not sure. I will never recommend this place to anyone because of the experience I have had. Almost makes me just leave and pay rest of my termination fee.
I work in IT. Therefore, internet access is very important to have from my home location. I was given the choice of what I believe was DSL or the other company that offered “high-speed internet”, Direct Path. Obviously, I went with Direct Path. Over the course of my stay here I’ve had to contact them over a dozen times with regards to outages, slow speeds, missed technician appointments, etc. While it is common to not get the exact speed that you pay for with most internet service providers, I have never had to deal with only getting a slim fraction of my speed more nights than I would like to admit. They had given me the “oh we are trying to improve the speed in that area” speech on multiple occasions, but they’ve been in this complex for over 5 years, and I know they have yet to improve. Now regarding the apartment complex, itself. Community for the most part was okay. Wasn’t too noisy or trashy. On the topic of cleanliness though, I don’t believe I’ve ever seen the stairwells cleaned. As summer came around, and insects built their nests. I’ve had more bugs in my apartment than I have had in my house in the woods. And no, I’m not a typical messy guy. There was also a long period where the trash dumpster was never emptied, and trash proceeded to fill the parking lot. When having to deal with bugs and trash constantly, I don’t really feel like a “gated community”. Speaking of the gate, I don’t know how many times I’ve been able to drive right through open gates at the entrances and exits. I get it, that it may be for “convenience” for some but isn’t the gate there for a reason? Thanks to Facebook, I have been made aware of two different instances where people’s cars were broken into while they stayed here. I was led to believe this was a safe area. Was it a resident here or someone that just waltzed right in thanks to the open gates? Who knows. When it comes to digital media, most people stream their entertainment now. I don’t know the last time that I’ve watched cable television. By the time I leave here, I will have given you $480.00 to pay for cable that I never used. This “mandatory” fee that is built into the rent baffles me. Streaming was big four years ago, and it is now common practice, yet you still push a required fee for cable. That is absurd. Exercise equipment was constantly broken and never repaired. Was always a game of which treadmill to use each day.

The apartment complex has the potential to be the nicest one in Gainesville, GA. The complex has two very nice pools,architectural wise, a two slip boat dock, and great views of the lake. However, it is managed horribly. My two roommates and I are very easy going and were OK with the place but we were constantly dealing with roaches and other bugs in the apartment. They charge you every month a pest control fee but I had to request extra treatment 3 separate times in the fall and just gave up for spring on dealing with the bugs. I have not seen the pools clean a single time and I was a frequent user of the gym and upper pool. Our water in the apartment was not clean as it would mold very fast, even in dry areas of the bathroom. When you take the tour it looks really nice until you start looking around and see how poorly everything is managed.

Not being from the area I had to move up here not knowing much about the place. While the pictures online make the place appear to be great and the view of the lake when you get here being great, the complex is managed so poorly you will go insane. Firstly, there is no security, NONE. the front gate has worked maybe for a month since I got here and there are constantly people here who do not live here. Also if you are reading that they have a gym that is also a complete lie, There is one treadmill that sometimes works, a broken bike, a weight machine with one end that does not work and no handles and very very few free weights. I have been told by many of the other residence that upon leaving they were smacked with all sorts of fines just so the complex could replace things. I have also witnessed twice this year where they did not make arrangements for the trash to be picked up so for a two week period we had trash pilled from the dumpster into the road (had this been near a holiday or anything I might have understood the extra trash not being taken into consideration however, it was not). Pros- great view of the lake Cons- expensive, poor management, forced to use one internet and one cable company both with terrible coverage, pools always closed, the lack of gym, no security, always looking to make a dollar off people leaving, there was a murder here

The apartments are beautiful, but that is not enough to get past the ridiculous management at this place. Constant fees, inconsistency between staff members, total and complete shame after you complete your first month of rental. Not to mention they didn't even properly install the carpet in our place.

They will lie, cheat and steal to keep your refund. Told me if I had carpet cleaned professionally to bring receipt and that would be ok for carpet. Later said I could not get refund as I did not pay pet fee (never had a pet) and then said carpet had pet stains so it had to be replaced ( I never had a pet nor had a visitor with a pet); then said there were scratches on the walls from pets (I never had a pet), but pointed out on the beginning walk through that when they painted over pet scratches they showed and also that the commode had scratches from something; then they said they did not have forwarding address and that the check was ready. Of course when you leave you leave with a forwarded address. I did everything asked of me and they were going from one thing to another to keep the total deposit. After writing Better Business Bureau and Consumer Affairs, they mailed a check for less than a third. Would not recommend for this reason. Also they won't let you pay at the office and then charge a fee when you pay with other methods; must use the cable company they want you to use and then charge an extra fee. By the time you add everything you have more than the initially thought cost per month. With all this, I believe the thing that annoyed me the most was telling me I did not pay pet fee and that I had pet stains so carpet had to be removed. Let's say honesty is not their strong suite. We moved here in a rush decision fueled by faults at our previous residence. The staff in the office are exceptional! We arrived here to see an apartment ten minutes before the office was closing because we were in desperate need of a new place, and Christy in the office stayed after for over an hour to show us an available apartment as well as sign the lease with us. We moved in the very next day and have been here over two weeks and could not be happier. The place is on a gorgeous nature preserve right off of lake lanier. We can see the lake from our apartment and it is breathtaking and tranquil. I'm a stay at home mom and this community offers just the right atmosphere for my infant and I to relax and get to know each other. The price is unbeatable for the space and luxury you get here. We are so happy!

Bad management, outrageous rent increases, poor maintenance, constant broken gates, pool constantly closed, murder outside my apartment, man shot himself outside my apartment - enough said.
Having lived in LLC for two years I have experienced and/or witnessed enough events to justify my one star rating of the complex. Pros: I have met some amazing fellow residents at the complex who have become close friends (I was a transplant who moved to Georgia for work and didn't know a soul down in the south once I moved). Victor is the only competent employee in the main leasing office (if you actually have a question or need something done, then you better wait to see when he is around). They do offer a rent reduction for certain residents dependent on your place of employment (I work at a collegiate institution in Georgia). If there's a maintenance issues at your apartment it is typically resolved quickly or at least this is the personal experience I have had (I can't speak on the behalf of other residents) Cons: Again outside of Victor the management staff is incompetent. Upon moving into my apartment I was issued a lease violation notice for leaving cigarette butts along the building. I do not smoke and after contacting the main office and stating that I was going to file a civil suit for defamation of character they informed me that the notice would be removed from my file and that they issued to notice to everyone in my building (God forbid they actually have tangible evidence or proof before casting accusations and committing libel). The gates are never closed or functional yet you are charged to live in a gated community (Again if you are going to state you care about the safety of your residents, then you should actually hold true to your word and not allow non-residents walk-in access to the complex...but again I feel this is a concept that is lost on those that have the minimal intellect to work at a fast food establishment let alone run an apartment complex). There are no security cameras or security on-site to remove non-residents, rather management issues wrist bands that are supposed to be worn at the pool for residents and guests yet they never are there to check and even if they do they will not remove non-residents. There are no recycling bins or collections on-site so forget about trying to be green or lowering your carbon footprint. You are strong armed into being forced to chose internet service through direct path. Good luck getting a consistent connection at the complex that
This is my first apartment I've ever lived in and I've always heard just bad things about them. But I have been so impressed with this place. I took a chanc to start a family with a new born daughter and having saved some money to support a family. I feel so safe with the community here and the comfort of all the staff and ammentities. This place is awesome!
Was in a circumstance where I had to move to this complex without seeing it first. Being able to do everything online easily was great, and turned out my apartment is amazing! Very appreciative!
