It would be easy to characterize Gainesville as a pure college town—the University of Florida is home to over 50,000 students in a city of 130,000, and the campus is arguably the defining cultural hub of the community. Between the art exhibitions, concerts, lecture series, and, of course, the wildly popular Gator sporting events, the UF campus culture is a magnet for students, locals, and visitors alike.
But Gainesville has much more to offer than just an electric collegiate atmosphere. The historic Hippodrome State Theatre anchors the thriving Downtown district, which is packed with a vibrant assortment of bars, nightclubs, and restaurants. Local favorites like Flaco’s Cuban Bakery and Volta Coffee attract a steady stream of students and non-students alike at all hours of the day and night.

Property Ratings at MAA Magnolia Parke
The apartments have old appliances, used cheap carpet, run down amenities and terrible customer service, roaches. Only good thing is the location, and there are plenty other rentals in the area.

Comfortable and peaceful
My living experience is good but I wish it wasn?t so easy to hear neighbors and that the rent wasn?t so expensive.
I?ve lived at the retreat for 6 months and it?s all been a positive experience. This is my 4th apartment in the Gainesville area and by far the best experience I have had!
Great experience. Friendly staff
Living at the retreat has been great! It?s quiet and clean. I?ve not really had any issues. Maintenance is always very quick to respond and they are very nice. My only issue that there?s not enough parking closest to our building, but if you live in higher number buildings that doesn?t seem to be as much of an issue.
Love living here! The office staff are so kind and amazing. They organize a lot of fun community events. Maintenance requests are always addressed quickly. The other tenants are friendly and there's a great community atmosphere. The only thing I would change is increasing parking in parts of the complex. The parking lot in front of my building often fills up after 7-8 pm and I have to park a couple buildings down and walk. Otherwise I love living here!
We love this property. The staff is friendly, the apartment and complex is very nice.
Enjoyable on many levels.
Simply put in one word AWESOME
Nice apartments. Well landscaped. Office and maintenance staff are friendly and responsive. Close, but not too close, to UF and downtown Gainesville.
Nice and quiet. Parking is less than optimal depending on the building you live in.
Very nice and safe place to live. Neighbors ate nice and maintenance keeps property in good shape. Carpet in our unit is stained and office is not willing to replace. Otherwise, great place to live.

The living experience is pretty good. I have not had any real issues since I have moved in. I wish there were more maintenance on the gym and garbage area. The outside door on the gym will not remain close shut when working out. There is no maintenance on keeping the wipes and purell stocked. As for the garbage area, there should be some sign with instructions on how to use the compact machine on the weekend when garbage typically over flows.
Great walking and bicycling neighborhood. All of the people are nice. The property is well maintained and beautiful.
Living at Retreat at Magnolia Parke has been wonderful! They respond to maintenance issues quickly and it is very quiet. The complex is always clean. The only negative is there is limited parking after 5PM around my building.
My husband and I have been at The Retreat for just over one year. The maintenance staff is wonderful and very quick to respond. The gals in the office are very helpful and friendly. The apartment is fine overall but needs to be upgraded.
My experience is fine, been here since Sept of 2009,very satisfy
Moved to area in April - rented apartment based on internet, reviews, and local relative?s recommendation. Need 2b/2b ground floor. Need to move in on a Sunday. Office staff was amazing - left everything for me in apt because office was closed. Within walking distance of Starbucks and some good restaurants. Well maintained and comfortable place to live.

Sends out unsolicited ads to UF students' email accounts. This is not a way to do marketing. Also, the Retreat has an expensive pet policy, hence the two star rating.
I enjoy living at the Retreat at Magnolia Parke. It's in the city but set off from the road so you don't really hear traffic noise. There are a lot of trees and a pond. You will occasionally see deer roaming around. The staff are very friendly and helpful. I like the fact that pets are allowed and enjoy encountering other pet owners on the property. What I like the most is that there is a traffic light by the entrance so you can get out onto 39th Ave.
The apartment is nice. A little small but is well built. The biggest draw backs are the closets are a little small and there aren't a lot of parking spaces, so at night it can be hard to park by your apartment.
