Extremely expensive apartment for lowest quality apartments. Molds, constant roaches, overflowing trash area, dirty and unclean surroundings, constant car break-in, house flooding when it rains. It just about the outrageous money demands from when you enter to after you left. I stay here for almost 3yrs and I had the worst accommodation experience. Save your money for elsewhere

I have lived here 5 years and I can say every review that I have read is 100% accurate. MAA is very strict on their late rent policy which can get pretty hefty, really fast and they are not willing to work with you. To them, this is not a community, it's a money bank. Very plain put, these apartments are falling apart. I have had water come down from my ceiling twice now. My light in the hallway fell and it proceeded to stay like that all night with live wires after making an emergency maintenance request. They will tell you to replace your blinds if they are even slightly broken or they charge you $30 per set. Paint has chipped off the walls. When I moved in, the bottom of the cabinet under the kitchen sink was sunken in and has never been replaced. These apartments are very far from "luxury" especially for the price and multiple car break-ins throughout the years. Maintenance is honestly a hit or miss. Sometimes they fix it but most of the time, it is just patchwork. Garbage is a consistent issue. It piles up and it's disgusting. I am finally moving after all these years and I cannot wait.

Mold, roaches, unsanitary condition trash compactor located at the entrance of the complex. 2 month turn around on maintenance request, phantom maintenance request in order for management to gain access. Zero notification to inform tenants entry was made. Be prepared for management to go through personal items unrelated to physical structure of apartment. And zero upgrades with high rent prices and fees. When they mention upgrades, they are talking about 1/8 of the complex grounds.

We just moved in though they had us sign a lease to move in the 26th and the location wasn't available until the 28th. When we showed up to move in on the 26th the roided up guy that came to the door seemed more interesting in instigating a fight than assisting in figuring out what was wrong. Our washer and dryer weren't here on movein and we still had to remove doors so they'll fit and be usable. They claim there's a fee for pet waste that I need to know how it applies since I've had many neighbors dogs outside leaving piles in the walkway without their humans cleaning up after them. We have had to stay on top of them about documentation wording, and there has been a bug issue though that's supposed to have been part of why we couldn't move in on the original date.

I have lived on an MAA property for 3 and a half years now and all I can say is beware. MAA is touting their properties as luxury apartments and that couldn’t be further from the truth. There are 3 properties owned by then around me and the two I don’t live in look similar so I can only assume that the insides of the apartments are similar as well. I can say they do one thing right, just as any other managements company would do, collect their money from their tenants. Don’t be a day late on your rent payment because there’s an additional $100 late fee disguised as something else. They also send a maintenance person to come look at the requests you submit. But that’s pretty much it. They look at it and say someone else will come fix it. There’s no notice as to when this other party is supposed to come and fix the issue, they just show up and hopefully you’re home when they do. Just remember they expect you’re rent to be paid on time but when it comes to maintenance issues it’s whenever is convenient for them. I had water leaking from my ceiling and it took about 2 weeks for a contractor to come out and “fix” it. The contractor showed up with no noticeable markings about who he was or what company he worked for. He got on the roof and patched what he thought was the problem. However that resulted in worse leaking down my wall that I didn’t realize because it was happening behind the drywall. It wasn’t until a much worse rain storm that the water started seeping out and onto my shelf that held family photos. Additionally, the opposite end of the building I live in caught on fire in January 2022. It is now November 2022 and they are just now starting to repair all the damages. Now I understand it takes time to coordinate contractors and everything but this just seems like a long time to just start a project. And the day they stated they started leaving roofing nails and trash all over the the place. They even left enough for me and my kids to collect over the weekend. Then when I went to talk to the management about it I asked the name of the contractors and they became very apprehensive about it. Telling me it would be taken care of when all I asked was the name of the contractors because they continually show up with out any markings about who they are.

I paid this complex over $40,000, over a four-year period, on time or before the due date. I was never late. We were forced to move out early due to a fire in our building on January 18th 2022. They promised to refund the portion of the January rent that I did not use. They told me it would take about 2 weeks. Well it is now February 22nd 2022, and no refund yet. They are very good at taking your money, but very very very slow in refunding your money. I wonder if I can charge them $100 late fee. Not to mention, they are way overpriced for what they offer, in my opinion.

The units are poorly built; you can hear all of your neighbors and constant noise no matter the time of day. Property management doesn’t care at all and treats you like you’re whining whenever you have a complaint. Do not move here.

Terrible service from the front office, maintenance comes in your house unscheduled and leaves a terrible mess. The apartment above us had a leak which caused damage to the wood in our wall/ceiling and mold and they just very poorly painted over it. Cars broken into, people fighting in the parking lot. STAY AWAY

My first Rental in Florida, and I can say there were so many issues with the Apartment, & over charged for the SQ FT. the Maintenance men are So nice and polite. I received my final Bill and like i expected, they created fees & over charged. I would not recommend this Management Company, there are many others properties that are Fair & worth The valué in the Mandarín Área On my move in there were 7 Hives of Wasps On my Patio. The water from the Faucet was Brown, the Toilet Ran constantly, the appliances were dated, toilet was raggedy and old, the bathroom sink was stopped up. No closet space. Turn over rate extremely high.

We have lived her about three years and are very happy with the staff and property. When we have needed maintenance it was done promptly and courteous. The office staff are professional and go out of their way to be helpful. The building we live in is quiet and neighbors are friendly. Th er grounds are well kept and lovely.

We were duped into signing a lease and putting down our pro-rated rent before we were even able to see the apartment. When we finally were pressured into signing the lease for our mystery apartment, we almost cried. Bugs in the bathroom, spray painted sinks, kitchen from the 70s, etc. We went back to turn over the keys and told them we needed something else because there was no way we’re moving into this apartment, the only solution was to move us into yet another unseen mystery apartment that cost more than what we’ve ever paid for any apartment. My husband and I decided we would take our money order elsewhere because we were not about to move into another apartment there. My husband went to pick up our money order only to be told that it was already cashed and there was nothing they could do. Now we’re stuck with an apartment that we haven’t seen and no other option since they weren’t about to return our money order to us. We’re already over this place and we haven’t even moved in. If I could give negative stars, I would ??

just moved out a month ago. My husband and me spent one day at cleaning apartment. They still charged almost two hundred dollars for cleaning fee. Because it is part of agreements, they can charge the fee without receipt. They don’t even check the apartment,they just want the money. Also,the water fee is very expensive,we moved out half month early,still need to pay $80. Everything is about contract. I learned lesson from MAA very well. DO NOT MOVE HERE. It was one issue after another. They are so kind before you sign, then you're treated like a nuisance. Everything breaks, no one will fix it. They will try and charge you for ANY and EVERYTHING. That is NOT an exaggeration. Go somewhere else. Anywhere else.

St augustine at the lakes is unsafe and very irresponsible. They say they do an extensive background check on everyone but that is completely untrue. Because how can some who has broken into buildings, stole stuff, given false ID and deals drugs able to qualify and when brought to their attention they did nothing...went trust them at all

Constant issues with appliances, pest control is a joke, and way too expensive for what you get. Do not make the same mistake that I did.
Was once good with the drive in and the lake but now worse than awful. Management has built a fence blocking half the lake and has blocked off the wood to block off another part of it. Management also saw fit to close the pools for 4 days at the start of July while the pool nearest the entrance had a thick green slime for 2 weeks. And that is the problem. Management is content to raise the rent and sit on their fannies. You need to complain several times before they do anything, A don't care attitude runs this place. The complex is slow, tired and old lacking in energy just like management. But maybe it is not the fault of management? People who look 65 can't really be energetic, can they?

There's so much more I can write about this apartment but can only put amount of words on this page review. Since I took occupancy of this apartment, I have dealt with cockroach infestation. Daily I have seen active cockroaches in my apartment. Management has assured me that the pest control service has been completed; however, this problem continues to exist. On August 2nd, maintenance staff gained access to my apartment while I was as work to repair the living room wall inset cabinets. During the time they were in my apartment, they used my guest bathroom leaving dirt everywhere. They also did not put things back where they belonged in my kitchen sink area after they finished their repair. Please note: NO MAINTENANCE STAFF should be using an apartment tenants personal belongings in any way, shape or form. They do not have permission to do this at any time. On August 26th I was cooking dinner in my kitchen and experienced what could have been a serious accident. The tenant above me was running around erratically resulting in the light fixture on my kitchen ceiling breaking lose and crashing to the floor, narrowly missing me. When I informed the complex manager and the leasing consultant of this incident, I received little response. I was informed that a new fixture would be ordered and to date the kitchen still has no fixture. On the same date (August 26th) water was coming out from under the cabinets in the second bathroom. I informed the maintenance staff of this problem and they removed the water. On August 27th the water returned and when the maintenance staff came to fix the problem, he was extremely rude and disrespectful to me, insinuating ‘that I was deaf and could not hear him’ and also before leaving he abruptly stated ‘lock the door.’ His behavior was inexcusable. The laundry room at this apartment complex is an utter disgrace. It is dirty and is rarely cleaned. The garbage is piled high. The laundry mat has a rotten odor. Every time I get my clothes out of the dryer, I find garments in my laundry that do not belong to me. Are people just randomly putting their clothes in other dryers to dry their clothes and save money? This is despicable and disgusting, as is the constant condition of this laundry room.

Absolutely the worst renting experience I've ever had. I had to delay my move in several times, because an animal crawled in the wall and died. They knew the unit under me (decorated model) smelled foul, but just stopped showing it. They finally figured it out, when I threatened to terminate. My first night there, I slept on my air mattress, and was awakened by fleas biting all over my body. They were even in my hair. I wish I would have just left then, but I didn't have the funds to pay movers again, and just wanted it to work. I spent the whole summer begging them to fix my ac unit. My apartment frequently had temperatures over 86 degrees. My light bill was very high because of it. They refuse to give me an adjustment on my rent. I moved in 2 weeks late, because of their poor management, and suffered much of the summer. They changed my air handler in September. Summer was practically over. I paid my lease to the end, even though I bought a house 4 mos before the end of my lease. These clowns still sent me to collections, because they wanted me to pay for the carpet I made them replace when I first moved in. I left the unit much in better condition than I found it. They are the worst. I want my money back. I want everyone to know how much they suck.
This apartment is absolutely terrible...smells like smoke, drawers are falling out, open pipes under the sink( with a trouble call they gladly came in and just put caulk over it hiding the mold growing everywhere). I would not recommend this apartment complex to anyone. It is far below par and My son, myself and my wife are now sick due to the conditions in the apartment. DO NOT MOVE IN HERE. Also the "military discount" was applied I was was told it was gonna be one price signed a paper lease, and they went ahead and sent an electronic copy that I signed, not paying attention they raised the price to another $50 a month. I REPEAT DO NOT MOVE HERE. They need to get a building inspector to come through.

Renter beware...Do not rent from MAA, it was the worst experience I have ever had. I have lived there a few times in the past, but this new property company is awful. The office staff are manipulative, disrespectful, and underhanded. They do not follow there own contract, I had to get an attorney involved about the last month due, I tried explaining to them that I was being $300 over charged, and they kept insisting that I was wrong, but low and behold, wouldn't you know it, there attorney or so called attorney said That I was correct. He caught the mistake, but the office staff never apologized. Also in the interim of living there, they had my car illegally moved to another parking spot and breaking the rear brakes, then tried to pass the buck to the tow company, was never reimbursed on that. They never took care of nu sense neighbors even though going through proper protocol. The actual apartment was clean and comfortable, but way overpriced. Being a person working with customers for over 25 years, should know how to treat a customer, it's obvious the office staff does not.
I love living here! The management is so helpful. The property is kept very clean. Everyday there are employees walking around cleaning up. I highly recommend!!
By far the worst apartment complex I have ever been in, in my entire life. The staff is rude and disrespectful. They don't care if you have issues or problems with your apartment. Ant problems since day one and the apartment looks great on the outside but on the inside everything is falling apart. Management is the worst and when you point out a problem they become offensive and yell at you. Three cars were stolen and many broken into with the management shrugging their shoulders as if they have no idea how to stop this problem. Maybe get security?! Called corporate and nothing was fixed. I am moving out ASAP! Do not even waste your time.
It's a quaint complex. I like how the entrance is long and winding. It keeps the complex quiet and away from the traffic of a busy street. The neighborhood is safe. Laundry can be a hassle.
The apartments are very nice, clean , and have excellent upgrades. The staff are great as well. If repairs are needed, they are handled promptly! I have established a wonderful relationship with the staff and feel confident and comfortable with calling this place home!!
The place is awesome. The neighborhood is great, quiet , and kept really clean. The rent is reasonable and the apartments are luxurious. I would definitely stay here with or without free rent and have recommended several friends and family members here.
Once an apartment now a home in just a short two weeks the leasing staff has worked they're magic and now my fiancee and I are in love with each other as as well as our home and not just any home it is a place of tranquility from the entrance of the complex to the entrance of our door. We feel as if we are on vacation while driving to our building the grounds are not only well maintained and beautifully landscaped but they are inviting and though not all units offers the lake view you are just a short walk away from the beauty and breath taking umbre of the fountain settled in the heart of it. The units themselves are unbelievably gorgeous and comforting. Our home not only offers us a great vibe but for those like myself who is considered to be a Martha Stewart prodice it offers a blank canvas constructed of beautiful clean walls high ceilings in both ground and second floor units and vaulted ceilings on the third floor, ample space for furniture, and a layout that will suite and fit any style. I can go on and on in describing what is like living here but as I know for myself it still does it no justice as it would seeing it for yourself. I personally can recommend St Augustine at the lake apartments to anyone.
