Central Midtown is the oldest section of Midtown and is listed on the National Register of Historic Places. Beautiful city parks, top-notch restaurants, and historic architecture help to define this iconic neighborhood. Midtown is one of Atlanta’s most popular neighborhoods for renters, so Central Midtown is in high demand. The Midtown Marta Station and the North Avenue Marta Station make commuting simple, along with Interstates 75 and 85 on Central Midtown’s western edge. Central Midtown is just two miles north of Downtown Atlanta, and it’s neighbored by popular communities like Old Fourth Ward and Atlantic Station.
Surrounded by the Georgia Institute of Technology, Emory University Hospital Midtown, and Piedmont Park, home to the beautiful Atlanta Botanical Garden, Central Midtown sits in premier location.

Property Ratings at MAA Midtown
I recently moved to this apartment coming from Maryland and had an unfortunate experience that I feel compelled to share. Before moving, I spoke with Talia from the leasing office. I asked her to send me a video of the apartment, and while she did, it didn’t show the view. When I asked about it, she assured me it had a "nice view." I also requested that the apartment be cleaned before my arrival, to which she confirmed it would be. I signed the contract remotely, and after an 11-hour drive, I arrived on August 21, 2024. At the leasing office, I picked up the keys and asked Talia to show me the apartment. She was initially reluctant, but eventually agreed. Upon entering the apartment, the first thing I noticed was a weird, stinky smell. When I brought it up, she claimed it was because the apartment had been closed for a long time. The "nice view" turned out to be a wall and a parking lot—nothing like what I was led to believe. When I expressed my dissatisfaction, she told me I'd have to wait six months to change units since I'd already signed the contract. The apartment was dusty, and the bathroom was clearly not cleaned. When I asked if it could be cleaned right away, she said I'd have to wait until Friday or Monday. I explained that I'd just driven 11 hours and needed a clean place to sleep, but she offered no help. On top of that, I was given the wrong mailbox number and key, and the buzzer for my apartment didn’t work. Now, a month later, the smell persists despite my efforts to eliminate it. I emailed the manager, and they sent a technician when I wasn’t home. The tech claimed there was no smell but installed a device to neutralize odors. There’s been no change. I even purchased a $250 air purifier and tried various solutions, but the odor remains so strong that I can’t use my kitchen or living room. The manager hasn’t even tried to contact me after I sent my email outlining these issues. To make matters worse, the apartment has cockroaches—small and medium-sized. Despite two visits from pest control, I had to buy bait myself to get rid of them. My advice: DO NOT move here. The leasing staff will say anything to get you to sign a lease, but once you’re in, they are unresponsive and unhelpful. My experience has been nothing short of frustrating, and I wouldn’t recommend this place to anyone.

If you're considering moving to MAA Midtown Atlanta, I strongly advise you to do your due diligence. This apartment complex is riddled with numerous rules and fees that make living here more of a hassle than it's worth. We recently had a small gathering at the Sky Lounge, and our experience was far from pleasant. Initially, a staff member approached us and announced in front of our guests that only two visitors per apartment were allowed. This was already embarrassing and disrupted our event. Not even 20 minutes later, another staff member arrived, informing us that parties were not permitted in the lounge and that security would be called if we didn’t leave immediately. Trying to be reasonable, we said we would finish our food and then leave, but once again, within another 10-20 minutes, yet another staff member came and threatened to call the police if we didn’t vacate the premises right away. This level of harassment is unacceptable, especially when we are paying rent and should be entitled to use the public facilities. The constant threats and interruptions ruined our event and left us feeling unwelcome and disrespected. Moreover, the apartment’s policies are excessively restrictive. If you have family visiting, you could easily violate the guest limit rule and incur a hefty $300 fine. This kind of environment is incredibly stressful and not conducive to a comfortable living situation. In summary, MAA Midtown Atlanta may seem appealing at first glance, but the overbearing rules and poor customer service make it a challenging place to live. Think twice before moving in here.

I recently moved into MAA Midtown Atlanta, and I must say, my experience has been quite disappointing. Here are some of the major issues I've encountered: 1. Lack of Visitor Parking: Your guests will either constantly get tickets or have to shell out $30 for offsite parking. It's incredibly inconvenient and frustrating for anyone who has frequent visitors like family and friends, you get one parking spot that you pay for and that's it so if you have more than one car, forget about it! 2. Tiny Pool: The pool is extremely small, which makes it hard to enjoy, especially when it's crowded. Definitely not up to par for a complex of this size. The building probably can house 2000k people the pool can't accommodate 10. 3. Constant Smell of Weed: The smell of weed is pervasive throughout the building. It's very off-putting and makes the environment feel less than desirable. Being that these apartments have no widows for fresh air, you can't escape it. 4. Stinky, Stained Hallways: The hallways often smell bad and have stained carpets. It's an unpleasant experience just walking to and from your apartment. Pets also attribute to this issue, again there are no windows in the apartments. Speaking of windows... 5. Dirty Windows: While the views are nice, the dirty glass windows ruin the experience. They never seem to get cleaned, which is a shame. You pay all that money for the views, but they are obstructed by watermarks, dust, and debris. 6. Unprofessional Leasing Office Staff: The leasing office staff are overly casual, almost as if they think they're at home rather than at work. This results in an unprofessional demeanor and tone, making interactions with them unpleasant. They will come up with every reason in the book not to complete service request. Something they could fix for 20 dollars they would rather not. It's sad! Overall, despite some nice views, the numerous issues make living here less than ideal. I cannot recommend this place to anyone looking for a professional, clean, and visitor-friendly apartment complex. Save yourself the hassle and explore other options.

My partner and I moved into MAA Midtown at the end of October, Joselina and the entire leasing office staff were very accommodating. Upon moving in we were welcomed by the head concierge, Olando, who was beyond helpful with signing our lease, getting access fobs, parking and providing access to the loading zone and freight elevator. Olondo along with Sharlene have continued to be welcoming and helpful and just getting us acquainted with the new building! All of the concierge staff have been exceptional to be honest! I would love to name them all but I am still memorizing all their names! John in the maintenance department has also been a big help with making sure everything in our unit was in pristine working order upon move in.The pool, gym, club house and terrace are exceptional. The grills, firepits and water fountains are clean and well maintained. The cleaning staff and gardners seem to work 7 days a week. After a month of living here everything continues to only impress us although there has been some frustration with the assigned parking situation and access fobs, it seems to be an anomaly with the property. Having no guest parking is our biggest complaint but there is ample (pay) parking in the area so we make it work.

DO NOT LIVE HERE. FULL STOP. I was a resident at this property for three years and at first it was wonderful. But management changed and it has gone downhill significantly. Management and the leaf concierge are the most unprofessional people I have had the displeasure to work with. The corporate office is also equally concerning, they care nothing for the residents, only for their bottom line and defending their poor conduct. Take your business and run FAR, FAR away from this place

Thank you for your review. We understand our management team has been in contact with you. We appreciate the opportunity to serve you.
DO NOT COME HERE. I was very excited initially when I moved in a year ago but the renewal terms are ridiculous. Not only did the rent go up, now we have to pay for parking 50 bucks per vehicle. I was told : the value of your unit went up. How?? We lost amenities like visitor parking (there is NONE now) and can’t rent the lounges for gatherings anymore. They took away all the visitor parking so they can sell it now for a monthly fee. Forget getting your friends over for coffee or god forbid have a visitor from out of town for the weekend- they can’t park here! The closest garage is a few blocks away and it costs a lot of money! The staff is nice enough but literally everyone turned over in the year I’ve lived there- nobody with whom I communicated initially or worked here as a concierge still works here!! The good reviews here are only from people who recently moved in. I wonder what they would say after they’ve lived here for a while and have to renew their leases...My friends across the street renewed recently and their rent went up by whopping 35 dollars. Mine is about to go up by 230. Very comparable building and unit- both are 2 bedrooms on a higher floor, corner units...btw they kept their free parking too, and I won’t! In addition I’ve had several issues with my neighbors- one was smoking on their balcony (it’s a strictly non-smoking facility) and it took months before that was properly addressed despite me complaining numerous times. Then another neighbor loves to play loud music at all times of day and night. So despite the high rent you still get some “interesting” individuals as your neighbors. As I like to say- money doesn’t buy you class. Why would I renew here? Excellent question. ONLY because I’m stuck- paid a giant non- refundable pet deposit and moving on a short notice is not exactly cheap. They squeeze you just enough for you to feel the pinch and hate it but not being really able to act on it. Definitely not renewing next year and will do a better research for my next move. All of the above has been brought up to the local management and corporate. Nothing has happened.
Property Manager at MAA Midtown, Responded To This Review
Hello, thank you for your detailed feedback and for sharing your concerns with us. It is disappointing that you are not satisfied with the response you have received from our various team members. Rent increases are presented before renewal and in accordance with the policies in the lease agreement in order to allow our residents the time to weigh all of their options. We can understand your frustrations with others who are not following community policies regarding smoking and noise and have done our best to address these situations as they arise. We value you as a member of our community and ask you to please stop by the office if you have any further issues that need to be addressed. Thank you for your review.
I am very happy in my building with a couple of large exceptions. The walls are paper thin - I can hear my neighbors on their phone. That seems unreasonable for the price I pay. Also the lack of windows is frustrating. Atlanta is the only city I know of that hasn't figured out windows in a floor to ceiling style apartment - or maybe it's a weird city code.
Post Midtown has the perfect location in Atlanta with easy access to an incredible variety of restaurants, shops, cultural activities and to the mayor highways. It is a readily accessible upscale living experience in the heart of the best neighborhood in the City of Atlanta. The community is extremely courteous, friendly and welcoming. The Concierge services are of the utmost quality and ready to meet the highest expectations.
Apartment is new, modern, has nice amenities and is well-maintained. Our unit is spacious compared to others we visited and has a good view and great location. The fitness center is nice with great view and generally the concierge and sales team seem to be very helpful. Only concerns are that the concierge service sometimes does not seem to know what?s going on (we?ve gotten different answers to questions) which is possibly due to being new. Packages are inconsistently handled. Twice a shipper has told us that packages were delivered but concierge said since we didn?t get an email that had not been. However we only infrequently get emails and the packages have always later been ?found?. Most concerning is the parking gate situation. The first gate stays open long enough to allow several cars to come in and now that the second (resident gate) is open all the time, it allows any criminal to come in. Not only can they get to the parking lot but it?s easy to follow someone into the building.
The leasing office is competent at their job and holds the residents to the standards outlined in the lease. Also the apartment complex is kept in good condition and cleaned on a weekly basis. The guest parking situation at the apartment is annoying where the apartment complex slowly removed all spots.
I couldn?t have asked for more! The entire staff is amazing, they go above and beyond to be helpful. The building, maintenance and amenities are great! My small family and I love living here.
This has been a wonderful apartment. Staff is very helpful and friendly and the building is beautiful. The amenities are the best in midtown. The main downside is that there?s no more guest parking and we pay an extremely high rate to have no guest parking in midtown. Otherwise, I love it here!
Great location! Lovely apartment. Responsive, caring management & employees.
I've enjoyed my time so far, but I am really dissatisfied with the fact that they took guest parking away. The overall building is great.
Pleasant and helpful staff. Clean and safe building. Responsive maintenance. Quiet hallways. Convenient to restaurants, Marta, and Midtown entertainment.
It has been wonderful except for the parking. The parking was free with plenty of guest parking. Now it?s $50 and they are taking away visitor parking
We like it here very much! It is SO CLEAN and the people who work here couldn?t be any nicer!
Great staff, very accommodating and response is quick. Building clean and noise level is low.
I love living at Post Midtown. The building is kept very clean and the concierge is always helpful.
I have been living at Post Midtown since April 2018. The amenities, location and the apartment itself are great. It is quite expensive but i guess these are the prices in the area. Walls are very thin and you can hear your neighbors conversations. Pool is small and crowded in summertime.
