Giant, fake swans – and some real ones – circle the fountain of Lake Eola. The fake ones are paddle boats, rented by residents and visitors for relaxation and amazing views of the Downtown Orlando skyline. The Lake Eola neighborhood consists of the historic Eola Heights and South Eola. The large lake is the star of both communities.
Eola Heights features brick-paved streets shaded by oak trees and is a short walk to Lake Eola Park. It is also within walking distance of South Eola, which is a shopping, dining, and entertainment hub. These two very distinctive neighborhoods combine to provide the best of Orlando – natural beauty, history, fun events, and the Orlando Farmers Market.
Eola Heights extends from East Colonial Drive to the north end of Lake Eola Park. South Eola is located on the southeast side of the lake and is the location of the farmers market, the Stardust Lounge, and the World of Beer.

Property Ratings at MAA Parkside
Let me start by saying the only positive thing about living here is the maintenance. Luke is great. Aside from that, I have lived here since November and like many of the other reviews, it gets progressively worse almost immediately after you move in. I absolutely loved it at first and then I began hearing what sounded like heavy vibrations about a month or so in. A few months later, I finally realized that it was my downstairs neighbor blasting their TV stereo to the point it is shaking the foundation and my oven. I haven't sleep properly for about the past 2 weeks straight because of it. When I brought the issue up to the leasing office, I genuinely thought they were going to do something about it. They sent out an email reminding everyone of the "quiet hours". After I followed up with Carmen and Amanda, I was told that they couldn't "substantiate" the tenant (who is not on the lease) was making the noise. The time stamp on the video is 12:36 AM on a Tuesday. The only solutions I was offered was to either move down the hallway to another unit (next to yet another neighbor that is playing loud music during the week) that was smaller, the cabinets in disrepair, and the floor was outdated (unlike my unit). They said it would be the SAME PRICE as the unit I'm in now. As if they were doing me a favor. I asked if they could at least fix the cabinets to make it comparable to the unit i've been in that ive taken care of and kept in great condition for the past 4 months for them. The response I got was if you don't want the other unit, then "you can still move out in 45 days with no penalty". Rather than addressing the issues with the tenants making the noise past the "quiet hours", as per our lease and Florida Law, as well as the Orlando City ordinance, their "solution" was move me to a smaller, lesser quality unit and pay the same price as what I'm paying now for the newer unit. Then to add insult to injury, in good faith, I paid my rent 3 days early (as I normally do) through my checking account. Instead of processing it on the 28th of March (when I paid it), they waited until April 4th (6 days later) to process the payment. Adding $200 in fees and threatening legal action. Move somewhere else that doesn't treat people like this.

I hope you like weekly visits from maintenance, being harassed by homeless people, and constant noise! Because I have the perfect place for you I moved out after only 3 months, having active leaks for all 3 months.

There is no security for the property. You will pay astronomical rent prices only to have your property vandalized and your safety threatened by the numerous drug addicts who frequent the area. These individuals trespass onto the property consistently with no repercussions. The office staff could not care less.

Move in experience was not perfect but the fast response and professionalism of the staff definitely helped. Rain dampened the day and showed a leaky ceiling which was quickly taken care of. Staff did everything in their means to help. Overall positive experience; loving the new place.

To preface I moved into this place in October of 2020 under the assumption it was a luxury apartment complex. Beneath the glitzy and tacky remodel is a building unfit to live in. Dating to 1949 the building is full of lead pipes, notices not to use the water have came up multiple times in my short 7 month lease. Mornings without hot water are a common occurrence. A/c systems failing are a common occurrence. The elevators are from the 1980s and regularly stop between floors. Since they are serviced by the same people that put the bandaid fixes on everything else, they are probably unsafe. Regularly they will stop at the lobby but will not open, they will then take you to the basement and go into service mode, before closing and returning you to the original floor. I have brought this up to staff repeatedly and get shrugged off. The staff will enter your property unannounced without permission. The first time they did this was to provide an emergency repair, they pulled out the refrigerator and left it pulled out when I got home without notice. The second one occurred on June 2nd, I work in healthcare and wasn’t home until around midnight that night, my rent was paid in the AM hours of June 2nd in the front office, (the online bank total was down again) that day a staff member entered my apartment and evaluated my possessions while I was gone and left a notice that in the event I didn’t pay rent I would have three days before I would be evicted. This gross overstep happened after I had payed early several times prior, and was only a few hours late this time. The laundromat on site does not function properly, machines are moldy and poorly maintained. If you venture down the wrong corridor you will find flaking lead paint. The building wiring system is a mess and shorts out at least monthly. The fire department has been on scene twice since I moved here. The junction box in the lobby reads disabled now and lets out beeps every few seconds. If you open any unlocked corridor door you will find leaking pipes, exposed wiring, and more lead paint. The parking garage gates have been broken on and off for months allowing people from the streets to flood the place, so actual residents will usually only find a place on the roof, the garage elevator has been broken several times since moving here,. The turning circle is closed off permanently, as the building gets extra revenue by renting out the space. Saturday and Sunday you are greeted by loud music.

Post Parkside is all about location. I think that's really the only way they can get away with charging what they do. The building looks like an old hotel that sports stains on the carpets in the hallways, faulty elevators, and strange apartment layouts. The parking garage is a total nightmare, and there's no guest parking. On a positive note, the pool and workout facilities are conveniently located and always clean. The staff has been nothing but friendly and helpful, and are always there to answer any questions you might have. If you're a frequent downtown-goer and want a unique place to live, I'd say Post Parkside is a pretty good choice.
