Originally named Howell's Crossing after a cotton merchant named Evan Howell, Duluth was renamed in 1871 after a flowery speech given in Congress by Rep. J. Proctor Knott condemning the expansion of the railroad to Duluth, Minnesota as wasteful. The over-the-top, tongue-in-cheek description of the northern city inspired residents of the Georgia town to rename their community Duluth. Today, Downtown Duluth is a busy, attractive suburb of Atlanta, offering a variety of shops, restaurants, and entertainment.
Downtown Duluth has a town green, located along Main Street on the southwest side of City Hall. Historic Downtown Duluth features a variety of businesses, theaters, gift stores, art galleries, and cafes. My wife and I were moving in from another state and we had no idea about the area. After visiting various MAA communities, we realized we found a jewel and we just needed to decide between one of them. We picked Pleasant Hill because it had everything we were looking for. The staff was so helpful and even gave us a few places to go on our first visit to Atlanta. I couldnt be morr happier to move here and be part of the MAA community. I had a great move in experience, thankd to the staff for being so friendly, the ease of doing everything online, and the flexibility given. Thank you, thank you, thank you but special shout out to Kristin. You are great, keep giving that great welcoming energy so needed during this stressful times of move for so many people.

The apartment complex has A LOT of room for improvement. Cats: There are so many feral cats on the property and no one does anything about them. A kid was scratched at the playground by a cat but nothing was done by the community or animal control . Common Areas: you are charged an additional $18 every month as a community fee and no one has an explanation where that goes. The common areas are always terrible looking (see pictures) and there is always trash in the parking lot. The parking lots are also very unregulated as there are tons of broken down or abandoned looking cars parked here. They do keep the grass cut and the bushes trimmed. Maintenance: maintenance is very inconsistent. Sometimes it takes a day to get a work order completed, sometimes it takes a month. Sometimes they just cancel the work order and dont tell you. (Please see pictures). When the work orders are completed, the work is shoddy and half-done or rigged, not repaired. Safety: they have installed lights in the breezeways which actually helped a lot with feeling safe. There are still cars being broken into though but I guess that comes with urban city life. The courtesy officers NEVER respond to calls placed on the courtesy officer line. Of course the gates are always broken but the odd thing here is the exit gate breaks often which sorta traps you inside the community. Front office: NO ONE ANSWERS THE PHONE. When you talk to them in-person, no one ever has an answer for you. Even in the most minor things. They’re all very nice but not very helpful. Misc: the water gets shut off without prior notice about once a week for some emergency or another. There are two swimming pools. They told me I would be right next to the back pool but they didn’t tell me that the back pool would be perpetually closed for maintenance for all but about 3 weeks a year. Overall this place is a mess but the rent used to be affordable. With the rent going up very high here, you can definitely do better elsewhere

When I moved here I ignored the reviews and decided to give this place a chance, worst mistake of my life. Almost everything in the reviews were true and it's all smoke and mirrors here.Don't move here they need to find a property manager that really cares to turn this place around.It has a lot of Issues here.

Of course the rent goes up after 12 months. The pool remains filthy and padlocked, the fitness hours are limited and both the front gate and back gate have issues opening for residents. Car break ins are frequent, too. Location is good and landscape is pretty, but I want more for my money than location and landscape.

I love this apartment community. The maintenance staff is the best and fastest to respond of all the places I have ever lived. I feel very welcome when I need to stop at the office. The staff is personable and receptive. My apartment is in good condition. I love the layout. Parking is never a problem, which has been rare in my experiences living in an apartment complex. Also it is very pet friendly.
So far, I?ve loved this experience. This is my first time living on my own md the complex has made me feel safe and made me realize the importance and how special it is to have your own.

In the beginning of our stay here we experienced a lot of things needed to be fixed. And they were right on top of them. We like that is said a gated community the problem with this is the gate was not closing on all sides. Now for the past week the gates have been closing and I fell better about this. I was looking to move because of these issues but they seem to have worked on this. Thank You

I love living in this apartment complex! I feel very safe here, I don't hear a peep from my neighbors. Whenever I have a maintenance problem, they are there the next day to fix it. The staff in the office is always friendly and takes the time to answer any questions and concerns that I have. I also love the gym in the club house. They have a variety of equipment and more than one of the more popular machines so you don't have to wait for the treadmill or bikes. I have renewed my lease and am so happy to be living here for another year!

When I first arrived in July 2017 the staff treated me as family. I was relocating with my job so I spent many weeks looking for a HOME that was suitable for me. When I call Colonial Grand at Pleasant Hill they took time to find out how far they where from my new job and explain all the amenities of choosing their facility. Once I arrived I was given the best customer service in a timely manner that you could want. In July of this year will be my first year and I will be resigning my lease for the 2018- 2019 year. I've been here for almost 2 years and I still love the apartment. The staff is super helpful. The gym is clean, my only complaint is one of the treadmills is always broken or there aren't enough outlets to plug it in, but other than that I am still happy with my apartment. Very safe for a single female.

Everything about this place is awful the management the communication between management and the staff. One person tells you one thing another tells you differently. They love to sneak fees on the day rent is due. I call up there to see if my package arrived they tell me no then I call back and they tell me yes there is no communication. No security at all the gate is open every night I don’t live in a gated community for the gate to be open every night!! Multiple emails about apartment break ins car break ins and even a car was stolen and I haven’t even been there a year yet. The trash is disgusting it’s just left out of the compressor so it looks trashy. When I moved in the leasing agent did not do a walk through with us and it was all very rushed because she wanted to lease. So unless you want dirty unsafe community don’t live here.

If i could rate this community half a star, i sure would. First off, i have lived here for 12 months and my apartment was broken into the first three months of living here. An apartment the next night was broken into as well. I decided to ask management to move me to a different apartment and they accepted my request BUT the apartment they moved me into ended up costing me more than the last unit. Then 3 months go by & my roommates girlfriend gets robbed at GUNPOINT in the parking lot in front of my apartment building. Management refused to do anything about it, given that the gates work once a month. The trash compactor is always overflown. It always smells like dope at night and the neighborhood is full of drug dealers. I feel that my 8 year old nephew could lease an apartment here if he really tried. The insulation is horrible, i can feel the wind blowing through the walls.
My wife and I live in the same apartment... obviously. Both of our names are on the lease. The leasing office has copies of our BOTH photo IDs, in the SAME FILE. The leasing office KNOWS we live in the same apartment. They KNOW who we are... yet... I cannot pick up a package that has been dropped off in the office if it doesn't have my name on it. Which would make sense, if the other persons name wasn't on the SAME LEASE. The manager says "we operate the same as a post office". The post office doesn't have a copy of my drivers license and my lease with my wife's name and drivers license, in the same folder. Also, I don't have to give the Post Office a security deposit, or go through a background check... so, no, you don't operate anything like a post office. You are a leasing office, whose duty and obligation is to take care of residents. As a resident, I can safely say that NOTHING management has done has been of benefit to me, or my wife. Also, incredibly important factors for the rating: The complex has also had 4 break-ins in this neighborhood (this past week), and the management has done literally NOTHING except perhaps park an empty cop car a different locations at night, oh, and send an email... The gate almost NEVER works. The parking is uncontrolled... People will follow other vehicles in, so there is no possibility of knowing who should or shouldn't be in this "gated community". I gave management MANY suggestions on how this could work and to help control the people coming in and out and she just came up with dumb reasons not to do it. We were told that we could wash our cars here, and then when we do, we get a letter saying that it is "strictly forbidden". Neighbors are loud and very obnoxious. Traffic on Pleasant Hill is also obnoxious... The insulation in the building is pathetic. Every sound carries from one apartment to the other. In the winter, you can feel the cold come in through the walls. Ridiculous. A lot of these could be solved with COMMON sense management. But stupid people create stupid processes and are too stupid to recognize their own mistakes to improve THEIR CUSTOMERS EXPERIENCE. Also, they don't have recycling... in 2017, it should be a crime NOT to recycle. The trash is often over flowing from the dumpster, which is gross. The second pool is hideously polluted (in the summer).

I've lived at colonial grand at pleasant hill for a year now and we have never had a problem. The grounds are beautiful and the maintenance crew is amazing, they come fast and they get the job done, but they are friendly as they are working. Also the gym and pool are nice amenities to go along with the grounds. The only thing about this complex is the gate is never really closed which sucks, because that means anyone can get in, but besides that everything is great.
I love the location. it's close to shopping, restaurants and the highway. It is not far from the city and close to parks. I have a view of the tennis court and one of two pools. I like the size of my apartment and I have a storage area and balcony.
My apartment is very spacious!! The property is well maintained and very close to stores and schools. It has two pools, one with a beautiful brick surrounding with built in grills, and a playground that my children can play in. It is also a gated community.
It's both for me. I have lived here 2-3 years in high school, 2 years after college. Back then, the apartment complex was renowned to be a cheap deal with the added benefit of a very convenient location nestled within the busiest and most flourishing part of Duluth, Georgia. It may have attracted some minor crime (As many apartments with lower class tenants and a lower level of security all do.) and was notorious for housing mainly minority classes. Fast forward several years, the entire complex from head to toe has been completely renovated/changed along with the staff, security, way of maintenance and yes, price. It is hard to shake off that past stigma of being a rather lower level apartment complex but definitely after being engulfed by a huge corporation, it has gotten massively better. Albeit, with all the changes for tenant and leasing office employees, there will be many occurrences of confusion and dissatisfaction but since I have seen what it had been, I feel like it may be one of the more realisitically affordable, yet clean and safe, extremely conveniently located (Nearby malls, grocery store plazas, Walmart, Walgreens, Kroger, several car dealerships, numerousgas stations with competitive prices, many popular restaurants and retail stores, and highway 85.) places to live in Duluth. You still may hate it though, because it's still a work in progress.
We moved in recently from a horrible complex on Jimmy Carter Blvd. we couldn't be more pleased. The place is nice, very nice. Everything's in place and works great. The staff is very nice and helpful. They actually listen when you have an issue. The two pools are great as well! The fitness room and lawn care are both top notch! As I said, we couldn't be happier and would definitely recommend this apartment complex to others!
