Property Ratings at MAA Prairie Trace
We moved here from out of state and the leasing office was very helpful. If we’ve had maintenance requests they’re very responsive and polite. The property is kept up pretty well, except a few issues with snow plowing. The fees for storage are pretty low. The downsides are the apartments are not well insulated, (hot in summer, cold in winter) and the walls are thin. It is also a bit far from the city (about 30 mins to Westport or River Market).

I have lived here for about 1.5 years and have had a great experience. The parking is pretty adequate, I do not need to rent a garage to ensure I have a decent spot. I appreciate the twice weekly garbage pickup so that I rarely have to make trips to the compactor. I also very much appreciate being able to receive packages at the clubhouse, where they will check items in and out to help prevent our stuff from being lifted. I would say the only complaint I have that provided me the reason to rate 4 out of 5 stars instead of 5 out of 5 is that the walls seem very thin for the price i'm paying; I do feel that I hear my neighbors & their pets more here than in most other places i've lived and I do expect a certain level of quiet/privacy at this price point (but since most of my neighbors are fairly quiet/respectful this hasn't been a big problem-just more annoying; and i'm sure they have at times heard us).

Lived in many apartment complex?s through the years and the ranch is one I can consider my favorite. Ammendities, room quality, and exceptional help from the staff assured me my decision to live at prairie trace was a good one.
I like that we do not allow smoking here my biggest problem is I have a north facing apartment and it?s terribly cold I wish they could put some insulation that would help. The bills are atrocious for a little apartment. I also like the location it is very nice
Love the apartment and the location
Clubhouse is fantastic, my favorite place to hang around on my days off and I love the monthly apartment events! I always try to attend all of them except when they fall on my work days. The maintenance team is awesome! The only drawback are noise (although still bearable) and the snow/ice clean up in the winter time is not as fast as I hope. Overall, I like to live here and most likely will renew the lease when it is time !
For the most part. Parking has always been a huge issue.
Overall, my living experience is satisfactory. The things that concern me are the number of dog owners not cleaning up their dog's poop. We have bins for waste disposal, but it isnt enforced. Things generally out of immediate control that I find concerning is the lack of available parking. I had to add on a garage because I work second shift, otherwise I would have had to park by the office and walk to the back of the lot in the middle of the night. Also, noise is a big factor for considering relocating. The walls are paper thin and I can hear my neighbors having a conversation on the other side of the wall.
My living experience during the summer/fall was frustrating only because of all the bugs that kept getting into my apartment, after being sprayed numerous times, they still kept coming in.
Its nice. Feels pretty upscale a compare to most of the apartments nearby. Great location. Just one con is, in winter roads are not well prepared.

Living experience is great. Staff is always helpful. Maintenance is completed super fast. My only complaint is that other resident?s don?t clean up after their dog, and I wish there was a small dog ?park? or fenced in area for them. Between building 7 & 8 would be a grand spot for this... hint hint. Make it out of turf, grass will turn to dirt and never grow back. Turf is also easier to clean/less maintenance and dogs can use it after a rainy day. Just my 2 cents worth.
The Ranch at Prairie Trace has been home for the last 2 years. We have loved the environment, price, and summers at the pool. They are very timely with maintenance and willing to work with you to make your living space be the best it can be. It is close to many restaurants and shopping. Super easy to access the highway, as well! We have had a wonderful experience. If we weren't moving out of state, I could see us staying here for a while longer.
My living experience so far has made me feel at 'home' and whenever I've had any issues regarding my apt the issue has been resolved in a timely manner. The amenities make a difference for residents living here and feel there is a good selection of who lives here. Good vibes all around and ready for nice weather to show off the pool.
Pretty low key. I?ve made some errors in the past year and the home office has been very accommodating
Office staff is completely unprofessional in the way they speak with customers, when asked to speak with the manager, was told no. Ian was very rude and short on the phone. Got charged the application fee, when wasn't approved, was not refunded the application fee. That is illegal in the state of Missouri and Kansas. Very disappointed in how this was handled.
So to begin they changed management about a year ago or less. That being said we didn't realize what kind of problems we would run into being that the amenities seemed awesome at a modern luxurious style apartment. To start off we got married back in May of this year and had been contacting them for months prior to he move in date to get our lease. They send it the week of the wedding.... The week of our move in date to send in a months salary etc. On a separate occasion I had Asked management about parking... But especially on the weekends they replied "we will not be getting anymore parking but if you would like to buy a garage for an extra $140-$150 a month that's would help"... Parking was horrible on the weekends. The weekends have always been packed at this place especially at the pool on the weekends where I can never fine a place to park whICU gets frustrating at times. Anyways, I had about 10 people over to the pool minding our own business and the security guard asks us to leave b/c there are only 2 guests allowed per household and that is in our contract. Also initially The guard preceded to tell us it costs $10 per person and I reported this was nowhere on our contract and they said only 2 guests allowed per guest and those residents needed an Orange wrist bands at the pool. Management reports they sent out an email of this matter in which we didn't receive. Overall I'm very frustrated with management. I think they realize that this place is nice and it speaks for itself and they can get away with whatever b/c of this. Once our contract is up we will for sure be leaving due to management!
Great location if you work in the Overland Park area, with many places to eat and shop nearby. Club house and pool area are incredibly nice (although there were issues with the pool this summer). Units are very spacious with the master bedroom having a large ensuite. Closets have plenty of room for storage and clothes. The kitchen has several nice touches like granite counter tops and stainless appliances. Front office staff can be unorganized at times, but the property was recently purchased by a new management group so that could improve. Overall, great place to live, especially if you're looking for a spacious garage spot for you car.
The location and modern style of the apartment make this a great place to live. The amenities are fantastic, with the gym and pool being highlights. The apartments are new, but the quality of the construction probably isn't the best. Loose doorknobs, cheap paint jobs on doors are the only knocks I have on this place. Seem to be a few cut corners here and there and flooring, etc. Overall though, a great place to live.
