I’ve been here two months so far and the only issue I’ve had is some barking dogs and the noise from the street-facing apartment (nothing they can control). It definitely smells like weed on the courtyard side halls but I haven’t had issues on my side. For south end location, I toured a lot of places and this one fit the bill for my needs. the balconies are super small, but you’re right on the rail trail line so it’s very walkable. the maintenance is super nice and Matthew in the front office always gets me what I need. There are much worse places to live in the location with even higher prices.

I wish I was able to attach pictures in this review. My roommate and I moved out after cleaning our apartment very well. There is a change within the lease for cleaning the carpets which we were okay with paying although there is no damage. MAA’s management decided to charge us to replace the carpet… over 500 dollars which is outrageous and no one at MAA will have an actually conversation about how they think it’s justifiable to replace this carpet. This carpet is not debatably close to needing replacement to stains or tears at all.

DON'T MOVE HERE. I initially moved in to MAA Reserve because of it's great location in Southend and because it was more affordable then other apartments in the area. This ended up not being worth it for all of the reasons listed below and I will not be renewing my lease. It is worth noting that, no matter how many times you complain about something to management, they either do nothing or find a short term sloppy "fix" and then never follow up. HORRIBLE CUSTOMER SERVICE. Beyond that, below are all of the issues I've dealt with in the span of 9 months or less. - Community cleanliness: there is constantly dog waste and trash both inside and outside the MAA property; additionally, the hallways smell badly 99% of the time and the floors are usually dirty. - Broken community facilities: throughout my time here, a number of community appliances are consistently breaking; a few examples include hallway lights, exit doors either not locking or not opening, false repeated fire alarms (which is an extreme safety hazard as it lowers people's likeliness to go outside for real alarms), grills, the elevator, the parking garage door, the call box etc. - Package delivery: beyond simply posting signs, I have not seen any serious progress in getting vendors to not leave packages on the floor or outside. There have been many times where my packages have been left outdoors in front of the leasing center which is very unsafe. - Apartment appliances: recently after moving in, my dryer broke. I informed the maintenance man and after "fixing" it, he let me know I can only use one setting on the dryer for it to work and let me know that they would not be replacing it - that is not a fix. Furthermore, my AC/Heating system was broken and when I brought him in to repair it, he found a similar temporary "fix" and as a result I constantly hear fan noise in my apartment even when the unit is off and my energy bill has increased a crazy amount. - Inconsiderate neighbors: In the hallway I live on, there have been repeated problems with noise complaints, trash left out at the wrong time, and people smoking weed and nicotine in their apartments causing not only the hallway to reek, but also my apartment as it leaks through my vents. I have lived here for less than a year and experienced all of these problems repeatedly. I have held up my end of the lease but MAA has not held up their end of the contract and for the past year I have paid for services I have not received.

I have lived here for a few years and have had so many issues. The garage floods to where you can’t even get in every time it rains. There are few to nine community events and it is extremely expensive to live here with all the issues that come up. Convenient location and that is about it.

If you’re moving to South End, don’t move here. This is the bottom of the barrel. The management here does not take care of the building nor care about tenant issues. My experience with other MAA properties has been great, but this place is by far the worst building I’ve ever lived in. You will pay a premium here for the location, and that’s about the only positive you’ll get. The building was one of the first to be built in South End. It hasn’t aged well. The walls are paper thin and the building is always gross. The halls, elevators and stairs always smell like pet waste. There has been an issue with break-ins. The same suspect just kept coming back and hitting apartment after apartment. Your “included” utilities might get disconnected! It took me six months, $150 and my internet and cable being disconnected twice before everything was corrected. Other tenant are still paying out of pocket to AT&T even though it’s supposed to be included! They’ve also had issues with people losing power for a couple days at a time! The parking garage floods badly when it rains. The building also aggressively tows. I’ve been towed 4x at $180 a tow. My experience has been, management will offer you a quick apology but no concessions or solutions to any issue. Don’t move here.

Avoid Colonial Reserve. You’ll quickly find out that you can hear and feel every single footstep and movement from the person above you (I’m not kidding. Every. Single. Footstep). It’s one thing to simply hear noises from other apartments, it’s another for the entire apartment to shake like there’s a small earthquake anytime the person above you decides to walk around their apartment (and it’s made much worse if they also have a dog that barks or runs around). The building was poorly built and management doesn’t respond to residents when issues are raised. While there are some decent amenities, they aren’t anything special that you can’t already find at most other places in the area. But I cannot stress enough just how bad the paper thin ceilings are. You will regret signing a lease here.

The office is terrible to deal with. They nickel and dime you for every single thing here and charge you a fee at any point for any reason. My neighbor's car was stolen, and it was also broken into at a later time. Out of the parking garage that's supposed to be safe. The valet trash service that they make you pay for it rarely comes and if you leave your trash out when it's not taking you'll get a $25 fee. The internet they also make you pay for sucks and barely works and cell phones don't work here. There's construction going on on both sides of the building that often will work overnight. You can easily hear the people above you which is very loud often times. There is a very young frat party Vibe amongst the residents here. I would recommend checking out solace or bainridge!! I'm stuck in a lease here for a few more months.

Located right next to Harris Teeter, the light rail, and several breweries, the convenience is great. But other than location, I have been very unimpressed with the apartment in general. The staff almost never answers or responds to phone calls, voicemails, and emails. For example, the amount of the online rent payment was incorrect (as usual), and when I tried to contact the office to discuss, I had to call at least 15 times before someone answered. The online rent amount has been incorrect for every single payment I have had to make. Along the lines of payment, the office is not transparent about costs. The expenses include (but are probably not limited to) base rent, water, cable/wifi, electric, renters insurance, applicable pet fees/rent, trash, pest control, account setup fee, admin and application fees, a fee to receive packages, and a security deposit. Make sure to ask about all of these because they will skim over them. As for the cable and wifi (and writing this post in 2018), you must pay $110/month. The cable package is alright, but they fail to tell you that the wifi is only 12MBPS (which is so so slow). We now have to pay an extra $15-$20 a month just to have a speed of 24MBPS, which isn't all that great either. The pet-friendly area is so small and not lit at night. The cabinets in the kitchen and bathrooms look nice but are very cheap. The washer, dryer, and dishwasher are loud and are relatively inefficient in terms of energy usage. The staff lost my application documents several times before I moved in. My friend delivered an edible arrangements to my apartment while I was at work, and the office did not call me to tell me about it - I had to find out from the edible arrangements company that I had a delivery and that the office kept it in their refrigerator. When my friend was visiting, she left while I was at work, so she asked the office to put my room key in my mailbox; the office said I had to email them to give them permission to do so; I sent the office 2 emails permitting them to leave the key in my mailbox - they never did. They key was just sitting on the main table in the office for anyone to take. Overall, poor customer care.

When I went on my tour of the building I was very excited. They boasted about wanting to have this place feel like home and the apartments looked really nice. The location of the building is great, but that's about where the greatness ends. Once you get in you notice that there is a massive focus on additional fees and fines to drive more money into the parent company, MAA. Signs are littered around the property warning of fines should you not do everything properly and the staff have no consideration for real life situations. The parking situation is horrible, they have 4 floors of apartments and 7 floors of parking - just to illustrate it. They offer (for an additional fee, obviously) reserved parking spots that largely stay empty, so don't expect to park near your apartment. Staff will not go out of their way at all to help you should you need it (well...they will...for a fee) which begs me to wonder what exactly you are paying for. Once you move out they will nickel and dime you on any damage (wanted to charge me $60 to repaint a wall...which they repaint anyway). I wanted to love this place since it was my chance to be in Southend near all the activity, and I did for the first few weeks. Ultimately this property has turned me off of any MAA property because they really have no concern for the residents unless they can get extra money out of you. What I would recommend to the property is, think about why people are breaking the rules and how can you help people stop breaking the rules and actually solve the problem instead of just fining people left and right. Also the wording they use on communication is not ideal - when I moved out I got an email with my final bill saying "We hoped your enjoyed your time here....." "....failure to pay these fees within 30 days of moving out will result in them being sent to collections". I guess if they aren't welcoming when you actually live there they don't care to be customer focused when you move out either. I've turned 4 of my friends from work away from this property and they moved into the property just across the rail trail and are incredibly happy.
