I left a review 3 years or so ago when I moved to MAA Spring. What started off as a really great experience has now turned into a bad one. The building isn't bad it's certain staff and I'm big on customer service. The old staff here was nice and involved. I absolutely LOVE Gary, Jamal and Vance (some of the older staff). The changes that have happen throughout not so much. The follow up as of late is horrible and takes awhile if at all and that's normally after you've sent 4-5 email and 10 calls. I'm a very understanding person but come on, why do I have to follow up. What triggered this review is that my air conditioner started leaking and getting my floor wet which eventually leaded to my carpet smelling like mildew and becoming very hard. To get this rectified it took an entire month and I have yet to see if it's truly fixed. They sent several people out to fix it to no avail. The time it was supposed to be fix which was about a week ago, if they could clean my carpet and they did, but the problems still existed and the carpet became soaking wet again. Now that they've come out a 4th maybe 5th time to fix it, I am asking for that area to be cleaned and checked for mold and the new property manager Shalise sent me a rude email basically telling that because my carpet was cleaned before that she won't be cleaning it again! What? Also I had to have a blower in my home to help keep it dry and I was told to keep it plugged up. Are you crazy? Having that plugged in consistently has raised my electric bill to over $200 which it has never been. I asked if they could consider some kind of compensation towards it and she told me in an email "we are not going to reimburse you for electric service." How rude! I've have never experience that kind of response from any property manager and definitely not the ones before that were here. The breezeways used to be well taken care of and now they are filthy. They keep the bushes trimmed but that's about it. Again, Gary, the maintenance supervisor is AMAZING but he can only do so much especially when it's the property manager job to ensure the community is ran sufficiently. Furthermore, as a tenant that pays their rent on time and has even asked about helping with community events because they have lacked that here. I am applauded. The email was rude and unsympathetic and not handle professionally at all consider what I've had to endure.

First of all we want to say that the women that work in the leasing office are great as they really care. My girlfriend and I love the large amount of trees and natural feel of MAA Spring. We enjoy having a gated community and a digital/keyless lock on the door. We also enjoy how some units do not have any side neighbors only on top or bottom. Maintenance team is fairly quick and address any concerns that you have. The staff is overall friendly! They also have a garden and car wash area which is very unique and cool to have access to. However, we have incurred some challenges and disappointments. We moved from Austin, TX and never got to physically see the unit before move in. We only saw it through video with Katelyn, who did a great job explaining and showing us the unit. One of the biggest issues we have is that the walls cannot be cleaned after anything touches them and seem to scratch very easily. Most of the units also have carpets through every part of the unit except bathroom and kitchen if that matters to you. Our countertop is wood and not granite which we are not used to for the price range of 1500-1600. We have a dog and there are very few or small areas to walk your dog that doesn’t have cement or on the road. There aren’t really sidewalks except in a few areas and are very short. There is dog poop around as typical in an apartment complex as some people don’t seem to care to pick up after their dogs. Also often times you may have to go to the office in person to have a response as there isn’t often emails sent to you about your concerns or issues. I write this as a warning to save others from the terrible experience of living at MAA Spring. Where do I start?? Rats and dog poop, neighbors leave their trash outside their doors, dirty corridors, cigarette butts, and garbage all over the property, especially around the trash receptacles. Amenities are in poor condition, damaged tennis courts have cracks and are dangerous to play on, lights are dim, and you can't see at night with rats around the courts; the pool is unkept, and the car wash is not usable for half of the year, and a broken vacuum. Unit ceilings leak when it rains due to damaged roofs, and roofers came out without the community staff making me aware on several occasions. The Staff never follows ups, the manager is not truthful and always blames outside vendors, etc. she never takes accountability and is argumentative. The maintenance close-out tickets without completing maintenance requests. The interior units lack ventilation in the bedrooms and are hot. They make you think the countertops are granite, but they are laminate, and you can't cook or cut on laminate, and they are peeling off on the sides of the counters. The floors are cheap vinyl made to look like wood. The complex is not maintained, and the gates don't work most of the time. An unsafe complex with cars getting vandalized and shouting, people hitting walls, and locking one another out.

Initially they were great, now they've started asking for 5 star review for $100 lucky draw coupon, which i am not sure is a real one too. Rentals on renewals have been bumped up by 30% which is insane. If you are looking for move in here, it may not be the best decision as aminities like GYM also has a lot of issues for months that the managmement is not addressing. The front office staff is great, it's the management/landlords/owners who are creating problems and being greedy by asking an increase of more than $400 in rental renewals.

The unrealistic rent increase of $450 during renewal is just crazy. Me and my friends moved to this community considering MAA's reputation, we also invited our other friends to move here but looks like it was a bad decision. If corporate does not do anything about this illogical increase then we wont have any option but to move to a different community who values and respect good tenants.

The trash place is always a mess. HVAC is outdated and is not effective. They keep increasing the rent, out of proportion. The property management doesn't care and answer very rudely.

Poor maintenance of exteriors. The gym is outdated and dirty. The pool is green at the bottom. They charge a lot of extra fees. The neighbors are noisy and the walls are paper thin ( poor construction). Very expensive for what they offer. They don't seem to reinvest part of the hefty profits they get in maintaining the place. Staff is definitelly great.

So far, this is a very comfortable place to live! Melissa is the best and she was extremely helpful with my move from another state while I was trying to get to Georgia. I love my house. Maintenance man always wave and smile as they drive-by in the golf cart. Residents smile and wave as well, as we pass by. Community is extremely clean, packages are not stolen from my doorstep (which is a good thing :) ) and the price is fair.
Very clean and pleasant staff. I renewed my lease for an additional year because of the friendliness of the staff. It makes a huge difference!

The management is friendly and very responsive to any issues that arise. They keep residents informed of access to our homes, events in the area and any additional resident information. The maintenance team react quickly to any issues. They are friendly and always have a wave and smile for residents. There are some issues with residents not being respectfully of their neighbors, i.e. not picking up after their dogs, putting their personal trash in the gas grill areas, dropping heavy objects on the floor without consideration of their neighbors below. Overall, the apartments have great floor plans, receptive staff and maintenance and beautiful grounds. I enjoy making my home at Post Spring.

I love the location. The location makes my commute to midtown Atlanta a breeze every morning and evening. Also it is close to Chatahochee walking trails and also close to shopping.
My living experience has been wonderful for the most part of being in the Post Spring Community for over 6yrs.
My experience has been good. It's not too loud and the property is pretty well maintained. The outside of the buildings could be cleaner, as well as the breezeways and stairs. The fact that there's a package closet should be communicated to the residents. I didn't know about it until a few weeks after I moved in. I also mistakenly got an email from the office about my rent being late or not paid once, and that was concerning.

I've lived in 4 Post Properties across the city of Atlanta in the past ten years and this has to be, by far, the worst property I've ever been exposed to. Moved in to an apartment that had bed bugs, then I had to pay for the extermination after their contracted Bed Bug Service missed finding them with both a K-9 unit and a visual inspection. Secondly, car break-ins repeatedly happen. The courtesy officers have switched jobs at least twice and these things keep happening. Also, residents allow their children to physically hang off your car mirrors as the play unsafely out in the parking lots... Thirdly, Post Spring will send you threatening emails about rent not being paid (even after you paid it, and called them to make sure) repeatedly. Now I understand one email to those who haven't paid, but for those of us that have, it is quite aggravating. Lastly, many residents smoke in the breezeways which will undoubtedly seep into your apartment. Don't live here - it is 100% not worth the money or your sanity.

I am inclined to believe the actual post of the 5 stars are by employees or someone not wven living on property. This property is not what the try to sell you... I advise that you clarify the apartment too which you are signing a lease on prior to doing anything - they will try to put you aome where not even discussed. The apartments look nice on the surface however there are issues with this property. 1. Mold is a problem that becomes yoir problem when you sign the lease. 2. The fees increase without warning and this is in additional to base rent. 3. Maintenance is spotty. 4. Water damage is an issue 5. You will be nickeled and dimed for everything. 6. Resigning your lease your rent will increase a minimum of $200. 7. You will be charged astronomically for anything they find wrong w the apartment upon move out. 8. Gate entry allows for anubody to follow you in. 9. Trash can be an eye soar when entering and leaving the apartment. 10. All apartment activities are done when people are at work. 11.Rent website is difficult to decipher as it does not properly reflect charges 12. They wilk try to slip charges in... check all paperwork. I can go on and on... but I would advise that you do your homework. The property manager leaves a lot to be desired.They are friendly until you sign on the dotted line.

Feb 2014 My husband and I moved into a 2B/2B, as Post Spring had an available apartment, with high ceilings (10ft) and low rent ($1,129). Post tried to increase $150 after first year, but we negotiated down to $80 (only available for 10 month lease). Second renewal they tried to increase with $170, so we decided to leave. We've approached the manager several times, but they were not really interested in keeping us as tenants (though we pay lease on time, and never had a complaint). I also had a friend living here who, when he wanted to renew his 1B/1B, was asked to pay $1,145. None of these units were upgraded; It's carpeted, older appliances, no washer/dryer. I certainly didn't have the crown molded ceilings, or designer kitchen, that post' website promise. The staff is friendly, but not very competent. Community areas are decent, though worn down as many tenants do not treat it well. Grill areas are not great. Security is bad; There are a fairly large amount of 'incidents' (I'd say 3-5 break-in's confirmed on mail from Post, over past 12 months, cops called out several times, without any update sent from Post). Post have lied to new potential tenants about the amount of reported break-ins. Majority of the community seems to be from India. The overall value of apartment and community, is not good enough for the rent Post want. If high ceilings and a large balcony is a MUST for you, then you're best off @ Post Spring, as most other community in the price range have max 8ft ceilings. However, if this is not a MUST for you, you're better off at number of nearby communities.
This apartment complex is located in a extremely convenient and safe area. Less than 5 minutes away from Costco, Cumberland Mall, Post Office, Publix, Home Depot, Aldi, Kroger, Chase Bank, Bank of America, Panera and Starbucks! The leasing staff is helpful in finding what you need. The maintenance staff is super nice and friendly. I also love how they maintain and update their landscaping periodically too. The 24-hour gym and laundry room are simply convenient and well-equipped. I have been staying at Post Spring for 2 years now. The rent might not be the lowest compared to some apartment complexes in the area, but I really think it's worth the money, especially when you compare the rent and services you get here to other Post properties.

I really love my apartment. Clean and the perfect size for me.
The community is nice and in a safe, quiet area. The complex is approximately 5 minutes from "downtown Vinings" and right next to 285 so you can easily get where you need to go. My apartment is not upgraded (all white appliances, cabinets, etc.) but I don't mind it as they very well maintained. I think they are in the process of renovating some of the apartments though, as I was given the option of upgrading to stainless steel or all black appliances when my lease was up for renewal - so if that's a deal breaker, you can probably work with management to have the apartment upgraded for a little more each month. The maintenance staff is extremely responsive. All but one time that I have had any types of maintenance issues, there has been someone out at my apartment within a couple hours (even of the weekends). Overall, this is a good place to live if you're looking for a more quiet area and are not looking for a super fancy luxury apartment.
I moved to Smyrna from O4W to get closer to my office, been very happy here. It doesn't have all the nice finishes you get in newer developments but the apartments are well maintained.
