Property Ratings at MAA University Lake
For tenants it is a wakeup call, be cautious with the MAA University Lake apartment community. Writing my experience, continues weather condition issues, additional carpet replacement charges imposed on moveout and numerous issues we encountered at MAA University Lake. Firstly, upon entering the apartment we noticed several stains and excessive pet hair embedded in the carpet, it's nasty. Despite our best efforts to clean it, the stains remain, and the pet hair or human hair continues to resurface. The condition of the apartment did not match the expectations set during the leasing process. Specifically, the Staines are noticeable, and it includes pet hair, bugs and roaches. That was highly unsanitary and poses a health risk. We promptly informed the leasing office about these issues multiple times in person, through mail and service requests. Unfortunately, none got fixed, and not enough action was taken to rectify the carpet condition and uncomfortable indoor temperature issues. We consistently maintained the apartment in good condition(as it is) and followed all guidelines regarding maintenance. However, The move-out inspection is done without my presence and intimation, we shocked to find that in a statement received after few days of moveout, leasing team imposed charges for the replacement of the carpet. Charges imposed are unjust since the carpet was already in a substandard condition. Addition to that we experienced difficulties with maintaining a comfortable indoor temperature. the issues were not resolved after multiple maintenance requests, as per the team the issues are due to the age of the building and structural, can’t be fixed, leading to discomfort and during extreme heat and cold weather conditions with water leakage and air leakage from the windows and doors. The management is rude and by knowing the pre-existing issues (even after showing proofs) they just asked for additional payments. these are specific issues, there are multiple common issues.. Beware..

I live here for almost 5 years. The last 4 months has been a nightmare. They have rats and do nothing but the bare minimum to get rid of them. Pest control laid traps that didn’t catch them. Maintenance didn’t do a sweep for holes in the unit. Corporate didn’t offer to move me in a different unit, house me until it was caught or even reimbursed me for the food. I asked corporate to allow me to break my lease without penalty, they refused. I was sick not once but 3 times with respiratory issue due to these rodents in my place. I would not recommend staying here because if it happens to you, they will not do anything. This has been ongoing since 11/30/2022. They didn’t send pest control until 12/6/2022 and still been unable to catch them. I moved out and they had the nerve to send a bill for $4600 after having me live in a rat infested unit where I paid my rent even thought I didn’t not want to on time during the whole thing. I have many other complaints but this one was the one that took the cake!!

So I debated on posting this because I’m finally out of the apartment which is like a breath of fresh air but I’ll just give a summary of what I’ve been through. When I first moved in i was excited because this was my first apartment to myself... the first 6 months I stayed there was literally exhausting. I kept finding mice in my apartment which TERRIFIED ME. Everytime I saw one I would cry, I wanted to move so bad and the maintenance men could never find where they were coming from so I dealt with this for months until my sister finally called the health department and reported the situation to help me out. The guy came through for only ONE DAY and found the hole under my dish washer and patched it up. The only thing I got for this problem was 100 dollars off for ONE month of rent but I dealt with this problem for atleast 6 months. Next I had a heavy neighbor over my head (I know it’s an apartment what do I expect) well everyday, every single day this man would move and it sounded like my floor was collapsing, my pictures would move from the wall, it was terrible I complained multiple times, and that was not the only neighbor, I had a wall neighbor who I don’t know if he had some sort of medical condition but he would constantly yell through out the day and night just randomly screaming. I’ve complained about him multiple times too. I was a full time student and was working full time and barely could get any sleep in my apartment due to mice and both neighbors. Anyway there is better apartments, same price else where!

I have been a resident here for 13 months , I signed A 15 month lease when I first moved here from NY in March 2018. My time here has been mostly pleasant except for a few hiccups with the office, encountering an HOMELESS man sleeping on the yoga mat in the fitness center at 5:30 AM on March 6th and then to TOP it all off, Someone BROKE into my apartment and stole all of the things I worked hard for and cherished on March 20th! If you are considering moving here DO NOT move on the ground floor! other than the constant Debris from the landscapers you COULD ALSO BE TARGETED! I left my guest window cracked while I was away at work & someone took full ADVANTAGE by cutting a whole in the window screen & and climbing in. I’ve lived here for a YEAR with not ONE incident not even a package being STOLEN. The only invader I’ve ever experienced was a frog that got in after a rainy day by the lake! PRIOR to the breaking and entering I have had no issues with management! The morning after my home was violated I went in to the office and spoke with Patrice,I made her aware of what happened, Jessie called the following day and stated “I’m sorry to hear about the incident that happened in your home” I thanked her and replied yes , I’m distraught and it is more than an incident to me, my family feels violated. I inquired if there was anything or Any exceptions to be made since I no longer felt safe in my apartment and requested if my lease could be terminated early,her response was “I’m sorry, crime can happen anywhere ” she promised to reach out to her manager to get a final answer & get back to me with the final decision! As any one reading this could imagine , I was disappointed, yes crime can happen anywhere and it does, but it also happened here, on a weekday, before 6 pm while the office staff was available! The gate to this gated community had been broken for over a month prior to 4 days ago. It breaks every 8 weeks or so, the community has trespassers on property due to this ! No cameras on site, the incident with yet another trespasser in the fitness center could have went COMPLETELY LEFT ! He could have attacked me! I asked how did he get in there to begin with, its a badge entrance , Jessie response was yet again I’m not sure but thanks for making me aware! This complex charges a decent amount for rent ! Please do the right thing by your residents and have someone patrol the areas DAY & night!
My daughter moved in last June with two roommates. They signed a years lease, but my daughter only lived there three months. The place had rats and the carpet smelled musty and like cigarettes. They got broke into three times, and the guy watched both roommates on two different occasions. The blind in my daughters room was broke and you could not even see outside because of a dirty film. She now has a $814.00 charge on her credit report for s long list of charges she did not do.

The perfect apartment complex for the UNC Charlotte Faculty/Staff/Student. Right in front of the University, walking distance to restaurants and grocery store. The apartments are well maintained. There is a tennis court, two pools, gym and business center. The staff is very friendly. I moved a couple times around this area, not planning on moving again. Oh, and I love the lake view from my apartment!
My wife, my 6 month old daughter, and I just recently moved into the apartment complex here. Before we signed our lease we were immediately drawn to the fact that it is right across the street from UNCC, a major plus being that I'm going to be going to school there and can easily walk across the street onto campus. The entire complex is very beautiful looking and does posses some curb appeal unlike some of the other apartment complexes in the area. We got a 2 bedroom 2 bathroom (the 1109 sq ft one) for $1045 a month, before extra charges. This is a great rate, especially for someone that came from the West Coast where that's usually the cost of a decent 1 bedroom. The staff was very helpful and friendly and helped us along the entire way to move in. After being here a week, we have a pretty good feel for the apartment complex. The apartment community is great. It's usually very quiet and peaceful throughout the night and day. It offers great walking paths if you want to take your family or kids out for a walk in the evening. The parking is first come first serve, but there is ample parking available for everyone near their respective apartment. The fitness center is very nice and updated, and the pools and tennis courts are a great attraction. The apartment itself is pretty solid. Our floor plan with the extended living area offers great space for my daughter. There is mostly carpet throughout except for in the kitchen, entry way, laundry room and bathroom. In these spaces you will most likely have faux wood like we do. The walk-in closets offer adequate space for items and storage as well. There are really two main disappointments we have found. First, the kitchen does not come with a microwave. This was shocking for me, but we quickly got over it because these apartments come with built in washer and dryers. We would much rather pay $50 for a microwave than $500 for a washer and dryer. Lastly, there is a mandatory extra $50 a month charge for cable that the apartment complex comes with through Time Warner Cable. You get a decent 50 channels and if you watch TV a lot anyways, it's not that bad of a deal. But, if you rarely ever watch TV and usually just stick to Netflix, you may not want to have to pay for the extra charge if you won't use it. All in all, it's a solid apartment complex in a great location. If you're going to school at UNCC, it's an awesome place to be.
It is a nice neighborhood but the workers in the office need help with knowing what they are doing and letting us know when we need to turn in things.
