We have been living here for 3 months. However, is anything but good. It is an old apartment community with old fixtures. More importantly, the apt handed over to us needed lot of maintenance work to the extent first 3 days we had to stay in hotel to fix things - even now there are cockroaches all over the apt. Pest control person comes; not sure what he does but there is no change in result. On the positive side, maintenance is generally responsive. Also, the location of the Apt community is excellent.

This property seemed great upon first moving in then I met another resident and they asked if I also had small roaches in my apartment. First red flag!!! They started to appear soon after this and have always been in the kitchen even though we keep it clean. The pest control staff said "they must be coming from in the walls of surrounding units". I then quickly noticed there are a total of 20 or so parking spaces for residents and guests, which are almost always taken up by residents, so good luck inviting just one person over. Managements response was "well I guess they'll have to park across the street. Mind you its 6 lanes and no crosswalk. Trash service is supposed to be curbside but they often do not come and refuse to pick up some days. There was a period of a week where there was piles of trash all over the complex, looked like a landfill. Not to mention they rarely pull the trash from the mailbox area and its constantly overflowing with junk and discarded mail. I've have 5 water leaks in my unit since we moved it and they continue to happen every few months. The AC unit above my entry has been leaking for two years and the property refuses to fix it. The grounds look horrible, worn out grass and half the property is just mud and dog poop. The gym equipment is constantly broken or missing from residents stealing, but hey they replaced the pool cushions! Management is on another level, they will yell at residents and refuse to help. During covid they tried to raise my rent $150, even though new leases in my same style unit were going for $100 cheaper than i was paying currently. There have been countless new managers and leasing agents so they never truly know what is going on with the property.

Everybody sitting in the leasing office is very rude, they don’t have courtesy to speak nicely with tenants, they consider everyone as low class cheap people. They are very rude and unprofessional. The property is very old and full of Insects.

I wish I could give this place zero stars but it won't let you. I'd actually give it a negative score if I could. This is by far the most expensive dump I've ever lived in!! I highly recommend you never move here!! They only care about revenue so they are very quick to get you approved and moved in. For starters the condition of the apartment was subpar at best. You have to select a specific apartment when applying on line and this is done sight unseen. I wasn't allowed to view the actual apartment until the day I got my keys although I asked several times during the month between approval and move in. The garage floor was filthy and they didn't even bother to slap a coat of paint on the walls. There are still markings from where a previous tenant measured their kid's height. The inside isn't any better. Obviously the previous tenants were ver destructive as there are crappy patch jobs throughout the entire place. There's paint spots on the wood laminate in the kitchen. There's broken tile glued back together at the front door. Not to mention I've put in no less than 50 maintenance requests in the 9 months I've been there. Most of them should have been taken care of before they leased the apartment. The entire staff is incompetent and have a very nonchalant attitude about everything. They do not communicate with each other let alone the tenants. We even tried reaching the corporate level and have yet to get any kind of response. They enter your apartment without prior notification even though I've asked them to do so on several occasions so they don't set off my alarm. More than once I had to leave work thinking someone was actually breaking in my house. They always offer the same meaningless useless apology with no resolutions or change of any kind. If I didn't have integrity and care about my credit I would have broken the lease long ago. I can't wait for my lease to be up so I can get away from this awful place. If you want peace of mind and a pleasant living experience don't move here!!
Colonial Grand at valley ranch staffs are most of them are temp staffs and won't answer responsibly when you ask for any questions after you rent the apartment and they won't communicate properly after lease breakage when you give notice. They gave the apartment to me with out cleaning and the staff lied saying they are checking about my credit history till Sunday afternoon and they handed over the key in the evening and left and when I entered and saw my apartment it was so dirty. No shampoo wash of the carpets and its so dirty (It was same as like how it was when I saw the apartment), they mentioned that they will clean and give the apartment before we move in. After that evening no where to call and reach, things all arrived next day, then no way we can clean the carpets, they will ask all our stuffs move out from living area to clean the carpter for shampoo wash. (Good trick they played), For lease breakage we gave 60 days notice and roughly we mentioned some date and they rented even before 60 days over and I come to know that move out when i go to them for something else. I would strongly not recommend this place or check the apartment once if its ready before you move in.

The apartments aren’t well maintained and staff is very in unknowledgeable. Upon move in the apartment smelled really old and the bathrooms weren’t cleaned well. The floors are uneven underneath the carpet and you can feel the slops. The computer rooms are only open the same hours as the front office. Twice now my car has been towed while bringing grocery upstairs to my place. The fee to get my car back was 304.00. They are hired by the apartments to come on the grounds to tow. The apartment we signed for wasn’t the apartment we were shown and was totally different and smaller.

Previous reviews I have read made me extremely skeptical. I've been here a while now. I don't know if management has changed since these reviews but I definitely commend the office workers as well as the maintance folks I've dealt with. First, the staff is very friendly. From the shoeing and even more so once I became a resident. And not in the bug-a-boo kinda way. Just quality customer service. All paperwork given for move-in (contract, addendums, etc) were provided in both hard copy and electronically, so if you ever need to read up on anything, you have it available. This goes for work orders and payment as well, all readily accessible. My move-in date was over the weekend; however, I was able to get my keys on Friday around 3pm. Which was great because I didn't have to pay for additional housing elsewhere or wait until 9am to get my move-in started. I've been burned by rental places before so I learned to be extremely thorough with the move-in inspection (good practice anywhere you go) and no matter how small the issue, it was addressed and documented to my satisfaction. Maintance was at my apartment the very next day to address any issues/concerns. Speaking of maintance, they are great! I have had minor things since my stay here and they address my work orders in less than 24 hours. They are very respectful of your space and don't leave a mess when they do come through. They also keep you informed of any outside maintance that they may be doing in the area, which is helpful. Even though the complex is off of a main road, the noise and traffic level is not what you would expect. Maybe if you are on the outter perimeter there might be some noise/traffic but I have no issues this far. The complex itself is quiet and the neighbors seem friendly enough. One downside I will tell you is parking. The apartment comes with 2 (garage and the driveway in front of the garage) which seems to be enough for most of us here; however, if you were having a party I could see a potential issue for your guests. But, I have come to learn that lack of parking is an issue everywhere in the metroplex. I stayed in a complex in Arlington and there were tow trucks every morning and night trying to meet a quota (so it seemed). So having two dedicated parking spaces is a plus for me. Overall, this place has been good to me. So much so that I had to write this ridiculously long review. Keep up the good work!

From the outside and showing the apartment looked great, but then.....it's time to move in and they wouldn't work with us regarding the time. Mind you we were driving all the way from Chicago. We had to sleep in the car outside our new apartment until they got into the office at 9am. The apartment was NOT move in ready, it was an absolute mess!!! Nails and broken glass on the floor, horrible paint job, plastic still on appliances which were not even plugged in, no washer and dryer in the apartment, keys wouldn't work, stains in tub, blinds were broken or missing, holes in walls, leak and water damage under sink. When we finally got the washer and dryer they were in terrible working condition and flooded downstairs (twice). The customer service is terrible. When they came to fix something in the apartment (which is often) they leave the mess for me to clean up. They also have really bad foundation issues and half the time we can't get in our front door. The garage they said could hold two cars only holds one. The manager is rude and unprofessional. Needless to say I will not be resigning my lease
