Glen Allen is a quiet suburban community on the north side of Richmond, roughly ten miles from the city center. The community is primarily composed of residential neighborhoods, with a large shopping center on the northeast corner of town, anchored by the popular Virginia Center Commons. The excellent public schools and low crime rate attract many Richmond-area commuters to Glen Allen, especially those raising families.
A cluster of large parks and golf courses on the south side of town provides excellent opportunities to get outside and enjoy the fresh air and the tranquility of nature, particularly the Lewis Ginter Botanical Garden. With Richmond so close at hand, it’s easy to hop down and take advantage of the historic city’s dining, entertainment, and sightseeing anytime.

We recently moved in and it’s been an amazing experience this far. We’ve interacted with most, if not all, of the staff and they’re all nice and extremely helpful and welcoming. I would say the only downfall to living here is you do not have assigned parking and with my fiancé working overnights, it’s hard for him to find parking outside our building and sometimes has to park a building away. But other than the parking, we’ve had an incredible experience so far and have expressed staying here for long term due to the convenience and how nice it is

My wife and I have lived here since 2015. And while I have left positive reviews in the past, I recently had a troubling experience with the complex. First, let me say that the staff does a great job, they are always friendly, and they are quick to take care of any maintenance issues. Their office closes at 5 pm, I did an online maintenance request around 4:40, and to my surprise, they took care of it that day before 5 pm. Now for the negative, In my 44 years, I have never once been late on making a rent payment. And with covid going around, our household income was reduced to 60-80% on average from where we were a year ago, due to both of our hours being cut. With that being said, we felt that it was important to us to continue to make our payments on time, without asking for any sort of assistance. And we continued to make out monthly payments, so fast forward to December 2020. We found out that we were expecting our first child after 9 years of marriage. So the stress, worry, and happiness has been on our mind constantly. Fast forward again to New Year's Day, which happened to fall on a Friday which meant that our rent was due sometime between the 1st and the 3rd. The 3rd just happened to be on a Sunday. So it completely slipped our minds until we got a notice to either pay or vacate from the leasing office. Not a problem at all, but I did notice a $94 late fee. I promptly called the office and spoke to the manager. I explained that the rent due date had fallen over a holiday weekend(most of which the office was closed), I stated that we could immediately make up the missed payment, but as long time residents, with zero histories of late or missed payments. Was there anything that they could do for us regarding the late payment? The manager flat out said no, and with that in mind, we had planned on living here until we moved into our own home. But after this exchange, my wife and I have decided to go ahead and start looking for a new place. We understand that rules are rules, but something should have been done for us in this instance. Hopefully, that extra $94 goes a long way in getting this place ready for the next high turnover tenant.

The location is convenient and safe. Great office and maintenance staff. Awesome amenities and great floor plan!
The only thing missing is a patio/terrace. The pool people are not my preference. My apartment is up to date as to appliances. Very cute one bedroom apts.
Overall, I've had an above average living experience at this property--it's a quiet, clean, and respectful environment. I currently have only one persistent issue: the pavement and drainage systems outside of the apartment are not the most well-maintained. For example, because of the way the parking spaces are cut into the sidewalk, some corner spaces fill with water that does not drain. On the other hand, some of the asphalt/pavement is in poor shape, and potholes are rife, especially towards the back exit.
The property is very well maintained, and always making improvements.
It is clean, quite, comfortable and safe. The staff is friendly and professional. The location is very convenient to placowhere I shop and visit.

Housing is very pleasant. Main office staff very friendly. Maintenance responds promptly to any issues. Only downside is annual increase in rent.

The price and location of this place may entice you, but this is yet another example of an apartment complex run by a large corporation that does the bare legal minimum for you and takes the absolute maximum amount of money they can from you upon move-in and move-out. When we moved in, we were required to pay hundreds more than was stated in our original lease due to clerical errors made by office personnel. Also, at move-out we were charged around $500 even though our place was left in pristine condition. We even paid additional for the apartment to be deep cleaned when we moved out, yet still got charges for "pet damage" that they have no proof of. Trust me, we were model tenants, and if we actually left damage, I would have had no problem paying for it. My advice is to find a local landlord that you can deal with directly. There are no managers in the office that have any power to help you if you need to dispute charges. Also, they say the buildings are recently renovated, but we had kitchen drawers falling out, holes in the walls, and rusted shower components when we moved in. I understand that this is the business model that the corporation has chosen to run with and that no one in the office intends any harm, but if you're looking to move to Glen Allen, please look elsewhere when you're choosing a place to live. You'll save yourself unexpected expenses and much heartache. How this place has any stars at all is beyond me.

Sorry to say I don’t recommend this complex. Good things: close to everything you could need, hospitals, shopping, dining, movies. The bad: everything else. Over the time I’ve been here it’s just gotten worse, for one it’s not safe. There was a shooting recently and the office didn’t even have the courtesy to email the community to make them aware. They email us about everything else’s which is nerve wracking but when it comes to something that important they are silent. We heard the shooting when it happened but other people we know here did not know it happened because they weren’t home. For our safety and to take precautions this should have been shared with everyone. It was in the news. The apartments have mold I agree with others and for all the money I pay my Windows should be energy efficient and MOLD FREE. They’re neither. They are old I’m assuming the windows from when this place was made and that’s not good we’ve had electric bills close to $300 just for heating. The screens we discovered are not actually on a track but pushed in a can pop out easily for someone to break in. They have a nice pool that’s open all year round a business center but the computers and printers seem always broken and there’s only 2. I go to the gym with my neighbor pretty often and the equipment is sometimes not working either. They don’t seem to rush to make this place better but drilled us to death with rent reminders. You want money but don’t want to give us what we were promised moving in or upgrade our apartments windows just like you increase the rent. It’s such a shame. They need new management here they really do. The ones here do not care and are not doing a good job it’s just money down the drain for many people living here. And it’s like they find every reason possible to add fees for something. They need the trash truck here more often too. Thankful for a roof over our head though it’s cost is way too high for what we get. Look forward to moving to a better community with management that actually does what it’s supposed to.

This was a last resort move in and initially didn't think the apartment itself was all that bad. However since we were pressed for time after moving from our old apartment we decided to stick with it for at least 6 months. Big mistake! The maintenance paints over dirt and bugs as well as rusted moldy Windows. It's absolutely disgusting. The pest treatment is a joke, there's spiders outside hanging and webbed that come inside and they're larger than quarters. Silverfish and ants. Our place is neat and clean and they just keep coming in the door cracks and Windows which should be replaced because cold air flows right through them in winter. They get moldy all year and you have to bleach clean the Windows at least every other week. Not to mention maintenance is nosy as all get out peeking in windows. My wife and I make sure our children's blinds are always closed because you never know when there around looking your apartment. This has been the worst apartment as far as upkeep and professionalism. Lastly, management...this place needs new office staff. The property manager has no backbone it seems and the other people in the office are yes people trying to relay messages so you get no clear help. We asked about moving to another apartment in the beginning and what the steps are to start. They acted like we spoke a foreign language and made it difficult we just nixed the idea and decided we would move as soon as we're able. They're looking to take your money and rent increases fast. They have no drop box for rent so if you work 10-12 he shifts and can't get there you're out of luck. They're not looking to make the places a long term home for any family. An all around uncomfortable experience. If you have money to waste and want to feel uncomfortable in your own apartment then this is the place for you.

I hope this doesn't have to be a review for a referral. I wouldn't want anyone to have to live in this complex. My husband, my daughter and I moved in about eight months ago. We moved here to save money. My husband lost his job after thirty six years and was also diagnosed with dementia. We have lived in about six other apartments and I can't complain about any. One previous apartment had mold but the complex helped with this issue in any way they could. This apartment is old and has bugs. I don't even keep hardly any food in this place so I won't see bugs. I went to management and they sprayed but they acted like I'm the problem. I had to ask the manager several times for her bosses name and she finally gave it to me with a number to customer service. I had to google the bosses name to find the number. The manager of the complex came over and commented on how clean our place is. Lastly, I could go on but I'll say one more thing. I've never lived anywhere that you feel like you're in an earthquake. The place vibrates and shakes like something I've never experienced.
The staff are friendly and responsive. The apartment is nice and community is well maintained.
