Ive been here a little over a month. I’ll start with the positive: my apartment is fairly priced, and the retail stores and restaurants on the property are very convenient. Neighbors that I have met so far are nice people. Now the negative: The staff is very rude and very unwilling to help you. I had to get a ring camera because someone was coming into my apt when I wasn’t home, which I believe was maintenance because I saw they changed my guest bathroom mirror .. no heads up call or post service message just in my home without my knowledge … when I brought up that this upset me and made me uncomfortable they called it miscommunication even tho I specifically asked to be called before anyone came to my door. Valet trash is always coming up with excuses not to take your garbage. It took me a month to get my mail key because after I reported that I didn’t have one at all, I brought them back because they didn’t work, and they put the same keys in a new bag and gave them back to me so obviously they STILL didn’t work .. I had an important envelope in the mail that I couldn’t get until it was too late due to this … the place upon moving in wasn’t cleaned to my standard so I hired my own cleaners, and I had maintenance issues galore since day 1. They schedule maintenance on roads and buildings that affect us, it don’t tell us that it’s happening. Tons of hidden fees, for instance paying $20 to use the package room that no one wants to use anyways, we want our packages delivered to our doors. I have a 1bed as a single person and my electric bill for my first 2 weeks was almost $100, when I lived in a 2 bed 2 bath townhome with garage in NY and paid less with a family of 3… then when I try to check the usage it’s impossible (yes this is a GA power thing, but are they charging us for the entire building and just dividing it because this makes no sense) … I moved here despite the reviews because they were all from years ago, but I will say this place still isn’t as convenient as it appears to be. I’m currently furnishing my home and feeling like it’s a waste as idk if I’ll be staying here.

I recently had the unfortunate experience of living at MAA West Village and I feel compelled to share my honest review to warn potential renters about several significant issues. Safety Concerns: One of the most alarming problems is the complete lack of proper safety measures. There are no security cameras anywhere on the property, which leaves residents feeling vulnerable and unsafe. This is a basic amenity that should be standard in any residential community, and its absence is both negligent and irresponsible. Poor Cleanliness: The community grounds are consistently filled with dog poop. Despite having pet waste stations, it seems many pet owners do not pick up after their dogs, and the management does nothing to enforce cleanliness. This not only makes walking through the grounds unpleasant but also poses health risks. Noise Issues: Another major issue is the excessive noise from neighbors. There is constant loud noise at all times of the day and night, making it difficult to relax or sleep. Despite several complaints made to the management, complete with evidence of the disturbances, no action has been taken. This ongoing problem significantly impacts the quality of life here. Unresponsive Management: The leasing office staff and assistant property managers are unresponsive to emails and complaints. It is incredibly frustrating to have concerns ignored, especially when they pertain to safety, cleanliness, and noise disturbances. The lack of communication and accountability from the management team is unacceptable and demonstrates a clear disregard for resident satisfaction and well-being. In conclusion, I CANNOT recommend MAA West Village to anyone looking for a safe, clean, and well-managed place to live. The persistent safety issues, poor maintenance of the grounds, excessive noise, and unresponsive management make it an unwelcoming and stressful living environment. The ONLY postive about this community is the maintenance team and the location!

I just moved here and i wish i could drop my lease literally!!!. Neighbors stomping and jumping over top of you all times of the day everyday. Trash in the hallways for days. Building is run down. Elevators stink most of the time and are always wet inside for some reason. The upkeep of the building is not clean at all. It's not that secure, the garage doors are open 24/7 - 365. So the key fob is pointless just another service to pay for. Management doesn't really care, they don't help with complaints.

We spent close to 3 weeks in one of these apartments" The first thing we noticed was the smell of garbage in the hallways. One of the amenities offered for an additional fee is “vaket trash service”. Residents put cans and bags of trash outside their doors in the hallways where is sometimes sits for up to 3 days, permeating the air with the stench of rotting garbage and dirty diapers. Even after trash is collected the place stinks!

Absolute nightmare! Management, cleanliness, upkeep, parking, noise, etc ALL TERRIBLE! Save yourself the headache. I’ll be cutting out of this lease as soon as possible. Save yourself the trouble.

This BY FAR the worst run leasing office I have ever dealt with. From the top down it is beyond poorly run. From corporate MAA to the leasing agents. Corporate MAA will never return your calls or aid in anyway. It is rampant with incompetence, negligence, and a severe lack in customer service. Fire alarms constantly go off with no answer from management, multiple break ins, smell of weed is everywhere and management does nothing. It is not worth the headache in the least bit. There are FAR BETTER apartment complexes in the area then this one. DO NOT sign a lease here.

One of the worst experiences I've ever had with an apartment complex. My roommate and I came in on Monday to see the community an look at a few apartments and we liked the area and everything for the most part but Brianna told us to come back on Wednesday to see the 2 bedroom and 2 bathroom w/ a loft floor plan because we wanted that layout. On Wednesday both my roommate and I left early from work and drove 40 min each to make come see the apartment and Brianna had almost no recollection of us coming to see the loft and told me they didn't have one to show. I asked her how that was possible when she literally told us two days ago to come see it and then she said she would "text" the maintenance man to see if it was ready yet and that we should have called. When I asked her why she would tell us it would for sure be ready for us to view instead of telling us to call first she just said "I do apologize for that". She then walked away for about 20 minutes and finally came back and told us that the apartment had leased an hour ago which was hard for me to believe considering the fact that she had just told us that the apartment still wasn't able to be viewed. Then she walked away from us again and had Savannah help us which I thought was very unprofessional of Brianna because she clearly didn't like being caught in her lies and then left Savannah to clean it up. So when we asked Savannah about the other floor plans that we had viewed on Monday Savannah told us that all but 1 were leased now and that we would need lease in the next few days if we wanted it. Which was also hard to believe because Brianna told us Monday that there were "plenty" of other 2 bed 2 bath floor plans without the loft that would be available. On top of that, while we were in the leasing office we saw a few current residents who were waiting to be helped also we I asked them how they like the community and they told me they were in the leasing office to complain because they got random charges on their bill that the leasing staff told them just to pay now and they would credit it towards their next bill! What in the world. There were just too many red flags to ignore and while the property was beautiful, it was clear that we would be highly frustrated by the staff and decided to go elsewhere. Hope this helps!
This community have different sides of the community that fair differently... the phase 1 esp over the restaurants and grocery store is by far the worse of the section possible. For starters you live on top of the retail trash compacter which reeks of a horrible smells constantly, its just awful. The other thing is the phase 1 units are not equipped w/ up to date units ( some units dont have a microwave) they have black appliances and the fixtures are so mediocre esp for the price the units rent for. Speaking of the appliances they are old and will give you problems. I have had issues for my entire lease with my refrigerator, stove, dishwasher and sink. On top of that its a new complex being built and the construction noise starts at 7:00- to the sunset M-Sat. Phase 1 market rate should not be as high as the going rates w/ the mentioned above facts about this side of the complex.
Leasing staff has poor customer service. They never communicate about maintenance issues. The unit AC goes out every other week. Windows in unit are single pane so you can literally hear every person walk by every conversation etc.
I have been living here for 4 years and while it started out great, the quality of the experience is going down drastically from constant smelling hallways, dog poop all over the place, unleashed pets within the hallways, no communication from the office staff on maintenance requests and horrible package handling. For the same price, never communities in the neighborhood offer a better experience.
I lived here for about 2 years and some of the other reviews are right. Fire alarms go off at random times for no reason at all. The stairwells are often filthy and I saw dog poop in the elevator at one time. They also try to get you for move out charges... and make you pay for normal wear and tear. Expect to PAY when you leave.
I have lived in this community for almost a year and my lease is almost up. The apartments themselves are nice. The landscaping is great and for the most part, the community kept pretty clean. I live in an apartment facing the pool, which I do not recommend. It is always very loud during the summer, especially at night. It is often packed with people who do not even live here because people throw parties there. My biggest issue is one that has been mentioned in several other reviews of this place: the fire alarms. They go off all the time for no reason. It is extremely inconvenient and highly annoying. There is absolutely no reason for them to go off continuously. The management clearly does not care because this issue has been ongoing for some time. These fire alarms are incredibly loud. It is impossible to stay in your apartment while they are going off. They have forced me out of my apartment with my pets in all hours of the night and in the extreme cold. It's absolutely ridiculous. To me, this issue is reason enough not to pay the price that I do in rent.

Awful! Started off good, but things declined relatively quickly. Luxury price, but definitely not a luxury experience. The parties at the pool in 2015 looked like something from Vegas. Half naked women walking around, loud urban music with language, tons of people who didn't reside in the community, arguments over the grill, etc. 2016 was considerably better, so it doesn't appear it is still an issue. So far this year, things have been okay. We even had a man living in the club room at the property at one point. Hd didn't even live here, but somehow he gained entry to the community and the club room each night. He was eventually arrested, but it was months later. He had been walking around the community for months and everyone thought he lived here. Cabinetry in my unit needed to be replaced when I moved in. They came by to patch it up with a marker the color of the cabinets, but that's it. The cabinet door has needed repair since I moved in in June 2015. The noise between units is unbearable. Don't even think about complaining to the office. You'll just hear a lot of what they can't do. At the end of the day, they only care about collecting the money. Pay out your lease and move is the message we received from Tony, the Manager of the community. There will be no accommodations. Oh, by the way... Your rent will be increased about $80-100/year on average. The staff in the office has turned over numerous times since we got here. Shameeka was great. Brittany is great. The others... not so much. The maintenance guys are great. Always very professional and just a great group of guys. Crime seems to be under control more now, but we have had numerous burglaries and car break-ins. In short, find a true luxury community. You'll save yourself a lot of headache. As a matter of fact, I have advised all of my friends not to move here.
The noise level out here is absolutely ridiculous. The restaurants blast music until 2am and the customers are loud and obnoxious. The management team or courtesy officer cannot do anything about this because they say they dont have jurisdiction, therefore the police department has to be called to enforce the city ordinance. Sooooo if you dont mind sleepless days or nights then this is the place for you. Oh and not to mention the rude office staff if you have any other issues.

The deposit says $200 oac.....no one gets the oac.....instead they tell you your deposit is the amount of the rent THEN offer you to pay a NON REFUNDABLE fee of half the deposit.....but intend to send you an invoice when you move out. How do you qualify for a $2000 deposit here BUT go right down the street and qualify at $200 deposit 24 hrs later. PURE RIP OFF!!!!!

Do not let the location and ambiance lure you in. The staff is a nightmare and MAA is by far the worst management company to deal with. The elevators are often broken. The hallways smell of trash. It is difficult to obtain assistance for any issue (maintenance, tenant issues, pests, etc.). It is too expensive to deal with the issues that come along with it.
I love living at the Highlands of West Village. This mixed-use development has everything you need from restaurants to shops to Starbucks. My apartment is clean, modern and in a great location. Everyone who comes to visit tells me they love my apartment complex. The maintenance crew are quick to fix any issues that you have. The leasing office is professional and friendly. I just renewed my lease. I highly recommend this apartment as it's safe and clean and a great place to live!

I moved into this apartment in November 2014 since then we've had numerous break ins, during the day and at night. Highlands is a gated community, but the parking gate is ALWAYS broken and open for the public. All of the "resident only" gates are very easy to open without a key. I know because I've opened them plenty of times when I forgot my key. Also the elevator has been broken a few times. Highlands isn't all bad it's 15 mins from Atlanta, walking distance from some really nice restaurants and shopping, close to your two main grocery stores, 10 minutes from Cumberland mall. The apartment is BEAUTIFULLY made! The kitchen has stainless steel and black on black appliances. The laundry room is very spacious! I fell in love when I saw the bathroom. My favorite part is the GARDEN TUB! Yes, they have a garden tub in each bathroom. The cons about the apartment is there is only lights in the kitchen, dining, bathroom and laundry room. You have to provide a light fixture or ceiling fan for your own room. Overall will I be renewing my lease? NO! I'm a single female that loves the Atlanta life but security more!
I lived in the Highlands of West Village for 3 years. I loved the Vinings area and the proximity to Atlanta. My husband and I enjoyed our 2 bedroom apartment for the most part. We had an apt by the pool which during the fall and winter was fine. But during the spring and summer was super loud with many parties on the weekend. Other than that, there weren't many noise disturbances. However, I have a bitter taste after I moved out just a couple months ago. There was still a balance left on my account for damage done to the apt over the past 3 years (understandable). I went ahead and obtained a money order with my bank. But...less than a month after I've paid it, I received a collections notice saying I still owed the balance. Upset, I go to the office to discuss the matter with an agent. Days later, calls are still unanswered and messages not returned. This is affecting my credit so I'm pretty upset. I feel the current management company fails on communication and rarely EVER picks up the phone. I still would recommend the apartment complex but always make sure you hold everyone accountable. And always obtain receipts even when you people tell you they've handled something. Crime is also an issue. There were multiple break-ins (in cars and apartments) which I guess is unfortunately common in any area. But, just be careful.
Don't judge a book by its cover, it looks nice on the outside, but the inside is neglected.
