Located around the intersection of Broadway and Main Street, Downtown Dunedin extends from the marina west for several blocks. Pioneer Park, located off Main Street, provides a shady gathering place for residents and is the location for a variety of festivals and events such as Films in the Park, held in April and October, and the Downtown Market, held from November to June. Property Ratings at MacAlpine Place
I moved in in feb of 2022, as of writing this it is oct 1st 2022. There has been a leaking window the whole time, I have went to the office, emailed, submitted the request, and guess what? It has never even been messed with. They have taken photos as it ruined the wall, the blind, and the carpet. They left it when Ian hit, they probably will honestly never fix it. My dryer doesn't work, the ac some times works. I honestly can't suggest that this is a good place.
Honestly, please save yourself and your family the hassle and don't move here. I moved in around Feb of 2022 and it's not Oct 1 2022, I've had nothing but issues since I moved in. They do force you to pay for cable ( this is just a small thing that bugs me), the dryer hardly works after the "fixed" it three times, its hit or miss if our ac is gonna work, then on top of that, I have had a widow that pours water when it rains. So Ian really was fun, they had known about the window for months. They have come and taken photos of it. I have an outlet in on bedroom if you touch any other outlet it turns whatever is plugged into it off. My living room window grows black mold in the wall part. The widow is in the same bedroom, if you touch the wall beside the window its squishes. So yeah as much as I was excited about an apartment with more space it was the worst mistake I made
Don't waste your time. This place is horrible. Never in my life have I dealt with such incompetent lazy staff. We have lived here for 2 years and this will be our last. The front office will tell you anything to get you out of their office so they can ignore you. They never answer the phones. If you come in to figure something out, they jot it down on their little notepad and tell you they will get back to you later, and that pretty much goes right into the trash. No follow-ups ever. If you can't physically go in and hassle them daily, well then you are out of luck and on your own. Maintenance tickets don't get answered for months. We had a broken fridge for 3 months before we finally paid and fixed it ourselves. We couldn't keep food in our freezer for months cause it kept going bad due to it being broken. They finally showed up 4 months later after the ticket was closed and my wife was home alone. It's always a 3rd party maintenance company. The maintenance guy insisted on checking the fridge again even though it was already fixed by us. The entire time the maintenance guy kept hitting on my wife and calling her sweetness even after she asked him multiple times to not call her that. We have had numerous appointments for carpet cleanings, maintenance fixes, and more that we took off work for only for them to never show up and when you ask the office what happened they all seem completely clueless. Their reply 99% of the time is either "Well maybe they will come tomorrow, or we can make a note of it and get back to you." No one ever does. I spend more time tracking down these people and trying to force them to do their jobs than I spend at my own work. It's absolutely insane. I thought we would give this one more year and see how it goes, but clearly, this place is a joke and the staff could care less about anything including even doing 1/10th of their jobs. We absolutely will not be renewing our release this spring and we will make sure everyone knows how bad this place is along the way.
Stay away. There is a 40 dollar a month cable charge that you cant opt out of, 15 dollar parking fee, etc. We also were just informed yesterday that starting in November, visitors that park in a marked visitor location will be required to purchase a parking pass. You having someone over for dinner? Well thats too bad. You can choose to pay $3 an hour or $10 per day for the right to have someone visit you, or their vehicle will be towed, even if it is in a visitor spot. They also refuse to respond to emails and calls when you have any issue whatsoever or questions or issues about your lease.
Yesterday, July 14, 2019 my partner and I went to MacAlpine place to apply for a lease in September. We had to wait 15 minutes until front desk receptionist Holly came back to her desk. She was finishing up with a couple that was already there and she looked at my partner and I and said “what are you guys here for if you need a tour of a room it’s going to be a while because this group made an appointment” so I said we just have some questions about applying online if not applying right here and she Cut me off and said that we can apply online and I said we also have questions about applying online that’s why we came in we can wait I felt as though she was trying to make us leave . After waiting about 45 minutes to actually begin servicing us we go through the questions and the options of floorplans we toured a 2/2 and then going over the details for our ESA dog was the most disappointing moment in our tour . We are from New Jersey and so the therapist who saw my partner and diagnosed him had given us a letter and diagnosis for why we have our ESA dog we presented it to the apartments that we currently live in and that was sufficient enough papers as to having our ESA pet and because he no longer goes to therapy, he has the dog. Well apparently that’s not good enough for these apartments the therapist has to be licensed in Florida and so our dog is not accepted because she cleared by a licensed therapist in New Jersey. Not going into the details but going to therapy while down here in Florida would not be able to work and that’s why he has a ESA dog. I really can’t believe we went in there with intentions to apply for an apartment and left there thinking their apartments are completely unacceptable to apply and became unsatisfied future residents. We will not be applying to this apartment if they can’t abide by ESA laws, and accept our legitimate documentation. UNBELIEVABLE. I am Truely DISGUSTED
There are great conveniences about this gated community that could typically make this a choice pick for a renter. It is conveniently located near downtown, grocery stores, schools etc. The interior is very spacious, and they always change the carpet after a move out. They offer two pools. The front pool attracts more of the younger, drinking party crowd, and offers a hot tub. The back pool does not have a hot tub, and more of your family and kids crowd gravitates there. There is a fitness center that is open 24/7 with your gate key card. There is also a clubhouse with pool table and movie room. They have a playground, but unfortunately it is very outdated and dangerous. There is a running track, full soccer field, tennis courts and basketball court. All of these features are great, and conveniently located within the gated community. There is also a dog park, and the dog owners are pretty good about cleaning up after their pets. If you want to wash your car they also provide a small car wash area. Although all of these amenities are great, there are some downfalls that may be a deal breaker when it comes to deciding to rent here. Not all of the apartments come with balconies. They do not have the option of trash pick up, so a renter would need to bring to the garbage bins (within community) themselves. Cable is provided with rent, but if you are not a T.V. watcher you will still have to pay the cable fee to live here. If you want a balcony, garage, storage unit, nicer cabinets, first floor, appliances etc. you can expect to pay extra on top of rent. Maintenance is on call after hours, but if you have a maintenance emergency after hours, try not to have expectations of them showing up as fast as you would like, but during regular hours. Typically, as long as a work order is put in they are, for the most part, pretty good about taking care of things. Overall it's not a bad place to live, but there isn't anything that makes this apartment complex truly stand out in the "wow factor" area, but it's all in how you look at it.
I've lived at MacAlpine Place for two years now and really used to enjoy it. Like any apartment complex, there are pros and cons but I would say there are more cons than pros here. Pros: I like the layout of my apartment and the location in Dunedin. The amenities are nice, although I don't use them often. This place is very dog friendly. Several areas to take your dog and always people walking dogs. Cons: The fact that you have to pay for trash and take it to the single dumpster in the complex, which is always full, is ridiculous. Dealing with management is a headache. You will hear different things from different people. The rent goes up significantly every year. I know several others who have lived here as well and all have had our rents raised between $50-100/per month every year. They will not negotiate with you on the price either. They raise it and it's a take it or leave it attitude. This place has really gone downhill recently. A lot of sketchy people have been moving in over the last year. My neighbors constantly play loud music at all hours (I have gone down there 3 times to talk to them and made several complaints to management but it continues) and despite living on the top floor, I can hear their conversations/arguments and near every move below me. In the building next to me, a baby was found dead after the teen father living there left the child with a crackhead. How a 19-year-old single father can afford to live here is beyond me. I believe that they are accepting section 8 from certain tenants. Before I moved in here, I read reviews saying that this place was used as a type of rehab center. I didn't believe it before, but living here a few years now, I could see that being true based on things I've seen. A year ago, I probably would've recommended living here. Now, I would say look elsewhere.
This has to be one of the worst managed complexes in the Tampa Bay area. We have lived here for 6 years and have had jut as many managers. I would not recommend MacAlpine Apartments to anyone.
