the apartment complex exceeded my expectations in every way. From the beautifully landscaped grounds to the interiors, every detail is thoughtfully designed for comfortable living. The staff is friendly and have excellent amenities. I highly recommend it to anyone looking for a top-notch living experience.
Management does not take the time to respond to emails and don't know half the answers themselves. They always say " I'll have to ask corporate" but then never get back to you. Save yourself time and live somewhere else. These apartments are not " luxury" as advertised. They don't even have cameras in the parking lot, despite reports of car break ins. I had a terrible experience.
Apartment complex is no where near luxury. The apartments are old and outdated. There were mice, spiders and black mold through the house. The administration is unprofessional and negligent. I would not recommend this place.
Lots of people openly smoking weed outside. Leasing office is very unresponsive.
Lived here for a few years including when management turned over. It used to be decent with repairs but now is slow. Had water come from my ceiling three separate times in two years, and none of the times they treated or cleaned up my ceiling that now had obvious water stains. They keep on raising rent a lot and charged me for a stain on the carpet in my bedroom, but there wasn’t one. Nice looking apartment, tons of management issues
Very unsafe! Gunshots and drugs and domestic violence pouring out into the streets. Very disturbing! Over priced horrible management. Do your research!
I love it here, I’ve just moved in a few months ago. My neighbors are friendly, positive and helpful people. The maintenance man Corey went out of his way to help fix my girlfriends car one day in the hot heat i very much appreciate him. Adri and Lisa are freaking amazing people always smiling with the most uplifting energies.
The people here just want to take your money, the property manager are mad and dont know how to talk, they repair everything and tell you to pay, old apartments, they charge me more than a ipay for my rent just to fix a simple hole on the ac line, almost 1 thousand dollar, and i call for the same company to ask the cost to repair that and the company told me is about 5 hundred, so the people here want to make money with the repairs. very bad place.
Mad River is an excellent place to live. I would've stayed, but needed 3 bedrooms and storage after I got engaged. I had and awesome time living there and actually hated to leave. The office staff and maintenance are great and the pool and clubhouse are top notch. The location was perfect for me as well, so easy to get to 75 and 675, near 741 and 725, but secluded enough to be a peaceful, beautiful place.
As I discovered after living at Mad River apartments for 10 months, it cost a lot more money than it was worth & was not the safest place. When I first got to the complex after talking to the leasing agent for a week on the phone, we were told the unit would be ready to move in on a Monday. We signed the lease Saturday, had everything ready to move in Monday. Come Monday, though, we were told the unit would actually not be ready for another WEEK. We were told to put my belongings in another unit & building that was filthy as someone had just moved out of it. When my unit was "ready", it was evident a cleaning crew had not been through it. The carpet was new but the hard floors were covered in white paint splatter, the trim underneath the cabinets had been torn off leaving exposed chipped wood in sight, & the stove was still covered in dust. During my time there, I also had issues with maintenance taking a long time to fix things or just never tending to problems. The final straw that made me break my lease early was two-fold: an incident where I felt the complex lacked in security measures to safely continue living there & second, the underground irrigation system burst causing multiple first-floor units to flood including my own.Several areas of the carpets went DAYS without any treatment. Instead of replacing the carpet & cleaning underneath to prevent mold or mildew, though, maintenance put commercial fans down in the living room & ripped up ONE corner of the carpet in the bedroom to put a fan underneath. The other half of the bedroom sat wet for five days until I moved my furniture out & attempted to dry it myself. The smell of mildew was strong. Maintenance also had to rip a hole in my ceiling to fix pipes & afterwards, patched up the hole but got the white paint on the walls & splattered it on carpet & never cleaned it up. The complex comped me $200 for not being able to stay in the apartment for four days, during which I also had to find a place to board my dog. I broke my lease early citing the significant safety issue & concerns that the flooding would create a mold problem. I had to pay two months rent & the utilities for my final months there. However, a week later, I get a bill in the mail for an additional $500 for "cleaning" charges & "carpet repair." The company is charging ME for "carpet repair" when it was THEIR irrigation system that failed causing a flood. They now expect me to pay several hundred dollars for the repairs for it.
If you value your time, sanity and money- don’t move here. I have lived in these apartments for 3 years. The first year wasn’t bad, they were under different management. That management team was honest, prompt with maintenance requests and very friendly. Currently, this is the 3rd management team in the last 6 months- need I say more? Things constantly break in these units (talked with quite a few other residents as well) and it literally takes 2 weeks to get a maintenance guy out and when he comes he NEVER has the right tools to fix anything other than putting door back on track. Rent goes up significantly WITHOUT notice. This current management is the worst (BAM) and they’ll pressure you into signing a new lease. I’m at my wits end and we’re moving. I stayed this long because of my kid’s school district, but we’ll just get a waiver so he can remain at his school. After being without a washer/dryer for about 4 weekends off and on, I went up to the office to find a resolution. The property manager literally got mad that I demanded service and told me to get out and she would get with me when she could. WOOOOOOW. And I literally just paid these guys early. Again, DO NOT MOVE HERE UNDER ANY CIRCUMSTANCES. YOU WILL REGRET IT!
ABSOUTLEY TERRIBLE! Terrible management. They do not respond to any of your requests, they turn the water off on you randomly without telling you, even when you have paid your bill, they refuse to answer you, then months later when they do they are rude. They do not clean up the grounds, it's dirty and a mess. They do not salt for residents when it snows, they let them fall and get hurt and not care. Things in the units break all the time because of poor quality and they blame residents. They don't even deserve the one star, way worse. They are rude, inconsiderate and act like they have never owned a building or had any kind of customer service training. Would never suggest people to live here.
The apartments are in a great location - very close to shopping and the freeway, so it makes it easy to get around. Though it's still tucked away enough to be quiet. The units are nice and spacious, and the front desk staff is extremely friendly.
Office staff is dishonest. After living here 6 months we got a letter Friday night saying we needed to let them know by Monday morning if we were renewing our lease. If we did our rent would only go up $125 if we didn't tell them we could stay but rent would go up $250. Our lease wasn't up for another 6 months and here we are getting our arms twisted to renew or beat it. They say one thing to get you to be happy then they don't do it. They were cleaning the unit above us after someone moved out and they left a hose running causing water to leak into our unit in the bathroom and it caused black mold to grow because they wouldn't actually fix the issue. They kept painting over the mold... SHADY water lane is right if you catch my drift...

I have lived at mad river for almost a year now and just signed another lease. I am very happy with where I live. I love how close it is to everything but yet it's always very quiet in the neighborhood. My favorite is the automatic outdoor lighting especially since I work odd hours it's nice to feel safe when I get home. I would definitely recommend this apartment complex. -Katie G
I chose this complex because of the great location, safe neighborhood, and, most importantly, wonderful management. While I was looking at Mad River from out of state, Katie was phenomenally helpful, going out of her way to make my search as easy as possible and answering my countless (sometimes silly) questions. Since moving in, every question and issue, big or small, has been heard and resolved quickly and completely. Katie goes above and beyond to make sure her residents are always safe and happy. She has checked in on me to give me updates and let me know when concerns have been answered, and has overall made me feel so welcome and has really made my transition smooth. You could not ask for a better group than Katie, Jamie, and the maintenance team. They are helpful and hospitable and so fun to talk to. This is a fantastic community because of Katie and her team's dedication to their residents' well-being.
This has been a fantastic place to live so far. The apartments are modern, clean, and spacious. The community is quiet and friendly. The office personnel is also friendly, as well as knowledgeable. I have lived in several different apartments throughout the Greater Dayton area and this is definitely my favorite.
The place it a peaceful dream that gives you a country atmosphere with the luxury of everything you want at your finger tips. Located in a great area with a variety of shops. Want an early morning breakfast just head across the street and you are there. The management staff are a pleasure to deal with and seem to genuinely care about the residents. They offer resident referrals and have a beautiful swimming area. I am very happy with my choice to reside in these apartments. Don't miss out on a great space, if you have any doubts just come check them out and you will fall in love.
I'd have to say the management is one of the highlights of my experience here. They are overall respectful and kind, but also keep things real with you. They are thorough with the details of what you're paying and when it needs to be paid. Also, they are quick with the trouble tickets, my refrigerator door was missing a handle, and the next day they fixed it. The apartment itself it nice and the area is nice and quiet. I highly recommend this area to anyone looking for a peaceful place to stay.
The apartments and management earned 5 star with my experience so far. When we moved in my first impression was as hopped. I found the apartment professionally prepared with great modern and cost-saving appliances. Ms. Jamie was straight forward with us throughout the lease process which is why I can recommend them to anyone who is looking for their first apartment.
I recently moved into this apartment complex with my fiance and immediately felt right at home. This quiet complex is situated near the Dayton Mall and a bunch of other shopping centers, so it's very easy to get what you need on short notice or simply mosey around. Barnes & Noble is right in the backyard too, so if you're a bookworm like me you'll absolutely love this place. Even with all this stuff right by the apartment, I never hear the traffic or anything. It could be peak shopping hours or the worst part of the rush hour and I still wouldn't hear anything unless a strong wind was blowing in the right direction. Having the washer and dryer come with the apartment is also a great feature if you are like me and prefer being the only one touching your own laundry. This isn't my first apartment, but it's easily the first time I've felt at home so quickly on my own.
My girlfriend and I just moved in to mad river and we love the staff was very nice and helpful and the apartment was amazing and so clean. Jamie who works in the office helped us get our new place and was very friendly and helpful we look forward to living here this year.
From the initial call I received regarding my inquiry email, to the tour and answering all my questions, to move in date the customer service was nothing short of outstanding. Jamie made me feel at home, and made the whole process pain free. My apartment was clean and up to date with no concerns. The complex is quiet, clean, great amenities, and super pet friendly (a must for me). Friendly neighbors, close to everything you need including easy access to the interstate. After visiting several different complexes I am so happy I chose Mad River. And the bill pay app makes my life so much easier! If you are looking for a great place, with everything close by, look no further. You have found your home!
Just moved in and this place has gone above and beyond in all areas. The units are clean and completely move in ready! The app makes paying bills and rent a breeze as well as submitting service requests. The grounds are kept clean and neat and the place has just an overall nice and cozy feel to it. I would highly recommend this place to anyone looking to move into this area. I am currently a student at the Dayton University School of Law and this place is in the ideal location. Easy access to the highway, the campus, and so many great eateries and shops. Absolutely zero complaints so far!

Jamie and her staff were very patient and understanding with me in making the decision to rent from them. I'm going on a year in my new place and I couldn't be happier. The layout is really nice and comfortable. I was looking for a quiet spot and...for the most part found it. The deck provides a serene spot for my studies. Every concern that I had was met and handled with care. I'm more than appreciative for their care and helping me find a place to call my own.
Recently added new appliances to all the apartments along with new flooring in the kitchen and bathrooms. Complex is well maintained. Staff very friendly and helpful. Very nice pool and clubhouse. Convenient access to all parts of the Miami Valley.

Today, I just renewed my lease. I love this community. Everything is closed from here(stores). The neighbors are quiet. The staffs office are friendly and helpful. If you are looking for great and nice place to live, I recommend you to rent at Mad River Apartments.
