Property Ratings at Madaford Gardens Apartments
I agree with the person who said if you have standards you will not like this place. Aside from the non-existent maintenance staff, It's pretty peaceful until you need something. The office manager is never here until the stated hours, leaving 1, sometimes 2 hours early every day. I had to remind him twice to do the walkthrough after I moved in in December, and it is now April and the maintenance requests I had as a result of that walkthrough are STILL not finished. Most recently, I was out of town and needed him to unlock the door so my neighbor could take care of my dog because my son forgot to leave her the key. After speaking to him in person twice, and explaining the situation, he told me he would go to my apartment and open the door for her. He NEVER showed up. When I called emergency maintenance after hours I got voice mail and no return call. God forbid there's ever a major emergency around here. The neighbors are mostly quiet and friendly. Most are either elderly or low income. A couple of them let their cats out unsupervised, and when I first moved in I thought they were strays, especially after hearing what my immediate neighbors said about them. If you can stand to be stopped nearly every day by a drunk walking his dog, have low expectations, and no needs this is the place for you.
I came from a privately rented apartment in south St. Louis city. The difference in care and professionalism between the two places is astronomical. The apartments themselves are small but, very affordable and well taken care of on the inside. Maintenance issues get taken care of quickly and professionally. You can tell the owner and manager both care about the looks of the property and the needs of the tenants. Personal issues between tenants get taken care of well. A very drastic upgrade from my previous apartment. If you are thinking about renting from a private renter closer to the city because it might be larger think again. It is well worth having a management team that will actually fix issues with your apartment and is there when you need them.
There is a very serious problem with bugs!! I also found brown recluse spiders inside my apartment all over (even once in my bed) and just outside my door more than once a week. When I asked for an exterminator I was made to feel like I was the problem! It was even suggested that I may have brought them in. Nothing will ever be fixed. There were holes in the walls when I moved in and when I did my walk through I was told that it was going to be fixed. Not once in the entire year that I lived there did anyone ever come. When someone moves out and they are preparing the apartment; the apartment staff will leave packaging, items they have used to prepare the apartment and trash to just rot outside. My refrigerator shelves were held together with duct tape. Neighbors are noisy! They will drive by your apartment with radio blasting all hours of the night. They will play the radio or television so loud that your apartment is thumping without regards to the time. On multiple occasions while parked in the parking lot overnight neighbors would park next to me and ding my doors causing dents on both sides of my vehicle. There are odd people that sit in the filthy laundry room with no reason to be there and it makes it uncomfortable if you need to use the washer and dryer. People leave their poor pets tied up outside and you can hear them cry and bark until your soul hurts for them. I was not allowed to attend the final walk through upon move out. I said I wanted to be there, but was not notified. I was only told to drop off my keys with a forwarding address and he was uncertain when he would be able to get to it. More than half of my deposit was kept with no reason why. I lived there as a single person with no pets or children. I did no damage and left the apartment sparkling clean. Do yourself a favor and check out other places!!
This place seems great, at first. After something goes wrong, do not count on the 'maintenance staff'; there isn't one. There are mold, carbon monoxide and gas leak problems in many apartments. Upon moving in, I was aware of at least two people whose apartments had such severe carbon monoxide/natural gas leaks, that they had to move immediately. This is not the only problem I have found. There are about five to six residents whom have been living in these studio apartments for many years. They are mostly disabled/elderly. I am not in any way prejudice; my younger brother has Autism. These particular residents, though, will gang up against other residences; a sort of mob mentality ensues, especially in the warmer months as they are all sitting outside together. Besides this, there is an additional $25.00 fee per month for water. So, rent in total is $490.00. I would not recommend investing money (rent, utilities etc) or time in this debilitated property.
My apartment has only one floor with central air & gas heating. We have one step to get in every apartment. Aapartments are on one level. The pkace a comfy for a single person or a couple or a single parent with one child. My neighbors are mostly cool, with the exception of the few bad apples, as usual. Above all, it's a decent place to live with privacy.
